I am a big believer of always marketing my properties in every venue possible, starting with the MLS (The Multiple Listing Service) and then all the other websites such as Trulia.com, Zillow.com etc. Sometimes the Listing is extra challenging. In this case it was well priced but it takes someone who is willing to take a chance on a difficult building process. In Los Angeles County we have the Hillside Ordinance for starters, than in this case we also have the Mulholland Scenic Design Review Board. In simple English what it means there will be delays in the approval process to build. This is about a 12-15 month process if you have savvy architects! If not add another 3-5 months to the approval process. Then comes the building another 6-8 months. Recently the hillside ordinance made building even harder in Los Angeles County! This vacant lot is a very challenging build it is a 1:1 ratio. If you are not familiar with building, visualize a Straight Wall! Hence the Seller & the Buyer were cognizant of these challenges and agreed to what I consider a very Reasonable Price. Hard to believe but under $40,000! I am excited that the Buyer has the intestinal fortitude to take this challenge on. IDX what is the big deal?Do you know what IDX is? Is it obsolete? I have always thought that using an IDX was a bit convoluted, I will not go to the point of saying that it is misleading, but as far as I am concerned it was not the clearest way to let the potential buyers know what your position as an agent is with a particular listing. Are you the listing agent or not? I also had a problem with requiring potential buyers to have to register to get on the search method. I was of the belief that if a buyer wanted to use my IDX then they would contact me when they were ready to buy without me having to hijack them from a potential listing agent. Keep in mind I make less money than some of those agents who claim to register potential buyers before they let them search the MLS/IDX (The Multiple Listing Service) on their website. I had this discussion with my coworkers and friends many times….The long and short of it, you could go on my website without registering and pick a property you like and call me to show it to you… Anyway I have notice fewer and fewer calls and emails to ask about other agent’s properties…. Fast forward to today I was reading on Inman News and Theresa Bordman had this comment: Sometimes change happens so slowly that we don’t notice it. We keep paying for services that we may no longer need. I’ve been wondering lately whether providing Internet data exchange (IDX) listing search on my websites and blog is still necessary. Buyers who contact me today have already started looking for homes for sale on the Internet, and they rarely need my help finding homes. Some get into my car clutching a piece of paper that has the logo of the largest real estate company in these parts on it. I am a firm believer that buyers go to Trulia, Zillow, Realtor.com and or The MLS.com or any other search engine to look for homes. Somewhere along the lines they saw your profile or read your blog and they felt connected with what your internet profile said about you and they reached out to you! Tell me if I am wrong and where I am going wrong. According to Inman News….. Theresa Bordman says, she will… continue to offer IDX home search on my website next year as a service. I may also try some testing with and without a home search…. OK so please help me out what is your take? Where am I going wrong? Is IDX past it’s time? Another awesome Pink Martini Concert: this time at the Greek Theater I do not want to sound like a Groupie to “this little great orchestra from Portland Oregon”. Diane and I feel, we discovered them in Los Angeles! We were at the September 14th 2000 Fireworks Concert at the Hollywood Bowl and there was this awesome band performing with Debbie Reynolds, and the rest is history. Next thing you know, we are at the Hollywood Bowl seeing Sergio Mendez, but the real reason we were there is, because of Pink Martini. Then there was the New Years Eve event at Disney Hall Downtown 2003… So, of course were going to the Greek Theater this time, for no other reason, than to see and listen to Pink Martini “the Little Orchestra from Portland Oregon”. So Diane and I were at The Greek Theater in Los Angeles on Sunday evening on the 9th of September 2012. Now keep in mind, they are probably the most gracious celebrities I have ever run across in Los Angeles. Eleven years ago we bought a T-shirt and the entire band signed it (all 18 of them). Here we are eleven years later, they gave full credit to their Guardian or should I say protector who saw their talent n 1994 Clarinets’ Norman Leyden the protector and guardian of Thomas Lauderdale the Band’s founder and leader and inspirational godfather of Pink Martin had come by and perform with the band. Oh BTW, they signed again, so we have all the CD’s signed, outside of one, which we forgot to bring with us to The Greek Theater! If you never heard of them you are truly missing out. September 11th is here again! The day we swore we would never forget! I can still remember when friends woke me up to tell me to turn on the Television…. Our way of life has changed forever on so many ways and levels. I am still sad that this happened and question how human beings can do this to their fellow man. Further having served in the Military in a Combat Arms Branch I have no tolerance for the cowardly way the Terrorists main Targets were Innocent Civilians. I do not mean to digress. The purpose of my post is to honor fallen innocent civilians as well as the Heroes who gave their lives trying to save the innocent civilians as well as their families who were left behind with the pain for the rest of their lives. In 2010 I wrote a blog post about the World Memorial Tour which started at the Santa Monica Pier (http://actvra.in/jmm ) their objective was very noble : The mission statement of the World Memorial Group is”… to keep the memories alive and never to forget what happened….” They want to “…educate and teach truth and tolerance…” They do not have any political nor religious agenda. Last year we remembered the 10th year anniversary of this tragic day (http://actvra.in/jmq ) it has still the same meaning for most of us today. This year I would like to remind us all of The American Sprit’s Resilience, which is quite impressive. Hard to believe that eleven years have passed, since this terrible day and many millions of people have visited all the memorial sights around our great country as their way of healing, thanking and remembering our heroes. A museum is in the works which will hopefully be finished soon as well as Grand Complex which will replace the World Trade Center Complex with something even more amazing to honor our fallen heroes. So keep your pledge and never forget! If you do not have time to go to one of the Memorials around the City, just have a moment of silence for those whom we lost on this tragic day! Carmaggedon Two: Sounds like a Hollywood Movie Sequel! coming to the nearest Freeways: I-405,I-10 & US 101! As some of you know Los Angeles is a Driving City for the most part. Slowly we are creating pockets of Islands within the city that are becoming self contained to prevent the need to constantly drive. Needless to say we are not there yet. Anyway back in July of 2011 we had a huge event that took place on the I- 405 Freeway in Los Angeles, if you missed it please see the two posts I wrote to catch you up. Carmaggedon warning (http://actvra.in/dPl ) July 12, 2011 & the Carmaggedon after Action Report (http://actvra.in/fxq ) July 25th 2011 The people responsible for this huge project must have read my first blog how I thought it was such a bad idea to do this project in the middle of the summer. This year they decided that the rest of the Big Project will be done during the weekend of September 28th, 2012. For this I am very grateful. Full closure of the I-405 Freeway will begin Saturday at 12:01 a. m. The northbound I-405 will be closed from the I-10 to the U.S. 101. The southbound I-405 will be closed from the U. S. 101 to the Getty Center Drive ramps. The Mulholland Bridge and the Haskell ramps will be closed as well as the northbound U.S. 1001 connectors from the I-405. The I-405 is scheduled to reopen Monday, October 1st at 5:00 a.m. Since the first Carmaggedon was publicized everyday all over the media and every other venue, it was a great success. Basically it was a non event, please read my after Action Report if you would like to refresh yourself about the subjectJ. (http://actvra.in/fxq ) My only concern is, I do not see that type of aggressive marketing campaign to put the word out. Food Trucks: ‘Beach Eats’ are here to stay in Marina Del Rey,CA! Food Trucks, I have written about them, when they were just breaking into the Los Angeles Street Scene (http://actvra.in/5Gg) it seems like ages ago. Hard to believe that was only February 2011. Since then the Food Channels have had many shows, contests, competitions with and about Food Trucks. Food Trucks are now all over the country and everyone has picked up on this relatively inexpensive way to eat and enjoy Gourmet Fast Food. When I wrote that post it was the beginning of the Food Truck Scene, now no one calls them “Roach Coaches” anymore, when James Beard Award winning chefs have food trucks you know it has become main stream. On one of my most recent post about the Venice Meet up (http://actvra.in/Cl5%20 ) Food Trucks were part of the scene, not just in the back ground but as the main event and that was in June 2012. So it just amazes me how fast Food Trucks were incorporated into our way of life. I have noticed every Thursday, as I drove home, I saw that on Mother’s Beach in Marina Del Rey, CA there seemed to be a Food Truck Convention. Since July 26th every Thursday from 5:00pm to 9:00pm Food Trucks were serving their delicious foods to the locals as well as Tourist. Nearby there are about four Hotels walking distance to where they set up operation, so I am sure that the Tourists have been indulging in this wonderful Los Angeles Epicurean adventure as well. According to the Southern California Mobile Food Vendors Association, who organized this summer event in conjunction with the Beaches and Harbors, they said that on any Thursday there were anywhere from 1200-1400 people who have patronized these Food Truck Vendors. I was amazed on a multitude of levels, first that there is an Association for Food Trucks and second that there were that many patrons supporting this great way of eating Gourmet Food on the run. I find it interesting as I drive by on Thursdays how the trucks vary week to week. Some days I see Italian, Mexican, Chinese, Filipino and Soul Food Trucks advertized by their colorful Truck Décor. Then there are other times I see Vegetarian and even Desert Trucks visible from the Road as a drive by. I have meaning to blog about it for quite some time. Well the time has arrived now, since I saw something on the News Today that was noteworthy to me. The Food Trucks are here to stay “indefinitely” The Lobster Trucks, the Vegetarian Trucks and the Desert Trucks have been such a hit that now for what they nicknamed as “Beach Eats” they have been requested to be present as part of those six or seven Trucks that have guaranteed space to serve the hungry community of Marina Del Rey, CA. I find it interesting that something that was to be a six to eight week event has established itself permanetly in the heart of the Marina Del Rey, CA community. What is going on in Beverly Hills, CA? Monday 3.2 magnitude earth quake & last night a 3.5? I have lived on the west side of Los Angeles for over 15 plus years, I cannot remember having an Earthquake in Beverly Hills, CA. Monday I woke up to a 3.2 magnitude earth quake around 3:37 am. Last night I was still reading on the couch 12:05 a.m. and I almost fell off the couch. Just to give you perspective Monday our cats just sat up from their sleeping positions. Last night they moved around and showed concern. OK I have been saying it is time to get the emergency or also known as Earthquake Readiness Kit together. Let’s be realistic July 26th we had an Earthquake in Marina Del Rey, CA http://actvra.in/Fvw now this week two in Beverly Hills. It is starting to occur way too frequently for my taste. Well let me clarify it, these occurrences are happening way to frequently close to home! Some people are of the mindset that a number of small earthquakes are good, because it releases pressure from the earth. Now keep in mind when I went to school I slept thru Earth Science. Now I wish I would have stayed awakeJ so what are your thoughts about this phenomenon? I am sure the Summer Tourist who came to Beverly Hills will have something to talk about when they go home. BTW in all fairness, no one was injured and no real damage reported and that is according to the Beverly Hills Police Department. So no worries everyone was safe!
