The Last Red Sox Home Game of the season!
The last Red Sox home game of the season. As most of my readers know I am a diehard Red Sox fan. I have returned to the Ring ceremony in 2004 to Boston, MA. I still proudly wear my Division Champs Baseball Cap. Ironically this year, the Red Sox are at a 50+ year low. As of this blog post they have lost 91 games. Never the less I have gone to the last home game! Fighting the weather, (according to local weather men anticipated rain all afternoon and evening) we went to the game. Much to my surprise, there was a huge awards ceremony before the game. The Fans voted to a Three Team all Red Sox team in the Past 100 years. I was thrilled to see some of Red Sox great showing up. Agree or disagree, overall it was a good selection! Then Tangle wood Choir Sang the National Anthem and then the game began….. The Game was lackluster at best, nothing else to expect from a mediocre manager and a disinterested team. My goal was to enjoy my time at Fenway Park. I kept teasing my friends, that my true goal was to yell at the manager for his lackluster performance throughput the season and being an overpaid spectator instead of a being a manager and get ejected from the game. I managed to keep my composure and did not yell at the one of the worst managers of Red Sox nation in the past fifty years. After the game we were walking back to the Hotel and I decided to walk by the area where all the Owners and Players leave from. Much to my excitement I saw John Henry the primary owner of the team drive away in his Mercedes. He had his windows rolled down and I had the pleasure of yelling to him to fire the Manger. So it was a success, watched a losing game and had the opportunity to tell the owner what he should do. So Stay tuned and see if he listened to my adviceJ If you are a consumer who is considering buying or selling a home, investment real estate, vacation homes, or beach properties in Southern California, Los Angeles, Century City, Westwood, Brentwood, Bel Air, West Hollywood, Beverly Hills, Culver City, Marina Del Rey, Venice or Malibu. This transaction made me stronger & the good news was that it did not kill me! This transaction made me so much stronger it is difficult for me to even put this in writing. I cannot even tell you how strong I got. I was representing the seller on a home and shortly after I listed it, we received an offer from the buyer the sellers accepted the offer. My Sellers in turn bought a move up home and I was representing them as the buyers. The seller on this other transaction was relocating out of State and as soon as we were in escrow on her home she bought a home out of state. Needless to say the buyer on our transaction could not perform, since she kept it a secret that she lost her job and the Lenders discovered it prior to funding. During a marathon meeting in our office the agent who was representing the first buyer never showed up with her buyer. Now my Manger was chairing the meeting and my seller/buyers the other seller and her agent and I were all present. Instead of facilitating with a mutually agreeable solution to the two parties remaining at the table, the other agent (broker of his own real estate office) was trying to convince my sellers/buyers to cancel the listing with me and list with him. The meeting was quite heated and my manager decided he could not take the frustrating way the meeting was going and just walked out and went to lunch with the assistant manager. Now the only ones remained: the Broker/seller’s agent and I, also both principals my buyers and his seller. I managed to calm the remaining people at the conference table down and managed to coble out a solution which was acceptable to both parties. We received an extension of the Escrow period IN ORDER THAT my buyers could took out a bridge loan and that way they could buy the move up home. Needless to say I had to quickly resell their home so that they would not have such a large financial burden. I managed to do that, in the mean time I was grinding my teeth at nightJ luckily this did not take too long, but it almost killed me in the process. I am sharing this crazy chain of events, because I am confident both buyers and sellers and their agents can learn from the drama I went thru. The main thing is to keep a cool head and come up with a mutually agreeable solution, where everyone wins. Trying to go Green is easier said than done there are many obstacles we need to overcome! I have been noticing a lot of businesses, from The Telephone Company to Real Estate Offices trying to achieve a noble goal of going green, in other words going paperless. Well it is easier said than done. I have not participated in previous Active Rain Challenges about this subject. So now I am making an attempt. The DocuSign Challenge is not easy! It is a work in progress with numerous obstacles that are blocking the Noble Goal! There are many challenges for a Realtor trying to accomplish this objective: 1. There are still buyers & sellers who are not internet savvy. 2. There are still buyers and sellers who do not have internet and want to fax every document. 3. There are still Brokerages who require a File that has to be printed in order for you to get the commission check. Hence against these major obstacles how can one go paperless? In my observation we need to focus on the buyers and sellers who are open to a Paperless Transaction and accomplish the majority of the transaction via the internet. Once the entire transaction is done we only need to print one File Out for the Broker! What equipment do we need? Well most of us have a computer or a laptop, so this is not a capital investment. The only missing ingredient might be a Scanner. Once you have that you are on your way. In my case I need to make this investment. Then the second investment is to have good backup systems on the computer as well as we need to have a remote “cloud” back up station. The good news is, there are some good free and also some low expense “cloud” back up programs out there. Finally you have to become creative and it can be done. Well I just have to share with you: I have been paperless all week. Being on vacation with my laptop conducting business without a printer and a fax machine, I had to get creative. I asked my seller to please go to the Escrow Officer and leave the paperwork with her. She in turn scanned and emailed all the documents and disclosures to me. Now I just have to remain creative and consistent with the noble goal of being a Paperless Realtor. Like I said, easier said than done! 3600 Knob Hill Dr. Sherman Oaks, CA SOLD AGAIN! One of the benefits of being a Land Specialist, many times sellers come back to me and want me to resell the vacant lots that they decided not to build on! Also a benefit of being in business for so many years in the same area! This lot was a challenging build and I sold it around 2004 time frame to a Realtor. She ended up not building on it and she resold it to another buyer. Sadly that buyer lost the property to the Lender. So here we are years later, my client picks it up for a song and asks me to sell it. Talk about a challenging build! Anyway here we are today and one new lucky buyer who is a developer picked this lot up for a bargain! Congrats go out to the Seller & the Buyer! BTW Signs do sell a property also, but that is food for another blog! The Space Shuttle Endeavor is coming to Los Angeles on Friday! I have grown up with the Space Race between the US & the USSR. That meant Sputnik vs. Mercury, Yuri Gagarin vs. John Glenn. Next was the Gemini Program & then The Apollo Program. The space program changed our lives in so many levels, but that would be another blog post! Fast forward to September 2012, here we are and the Space Shuttle Endeavor is being retired. How cool is that, I am two miles from Los Angeles International Airport and they are bringing the Endeavor here to my back yard. The Space Shuttle Endeavor had the distinction of circling around the earth about 4600+ times on 25 different missions and traveling without having any congestion in space, outside of space junk and a few satellites. Now on her final Journey she will be fighting Los Angeles trafficJ The shuttle will do a flyover of most of Los Angeles’s Landmarks: The Hollywood Sign, Griffith Observatory, and Universal Studios to name a few. They will fly only 1500 ft over each of these landmarks. Can you imagine the iconic photos that will be created from this history retirement flight? Keep an eye on the news and the internet to get your fill of some great historic photos. read moreThe Pink Palace aka the Beverly Hills Hotel turned 100 years old!
The Pink Palace also known as the Beverly Hills Hotel turned 100 years old this past week according to the Beverly Hills Hotel & The Beverly Hills Courier. In typical Hollywood Style it was a 100th Anniversary Commemoration Celebration of the Beverly Hills Hotel, which lasted all week and weekend! More so the Hotel was opened in May of 1912 and history was rewritten and celebrated in September of 2012 also very Hollywood like. In 1993 when the hotel was closed for renovation they buried a time capsule and it was opened during the celebration. It contained a Cigar from Milton Berle, a Polo Lounge napkin drawing by Tony Curtis and a cassette by Dionne Warwick “That’s what friends are for”. Out of all these celebrities sadly only one was present. They also created a new Time Capsule to be opened in 25 years. I will not give away what is in it; I do not want to be a spoiler. If you are still here in 25 years I want you to be surprised! Now you know you will get a bit of history from me about this great hotel. The hotel was first opened on May 12th, 1912 by Margaret Anderson and her son Stanley Anderson they were both owners and Managers. Ironically this luxury hotel opened two years before Beverly Hills became a City! The original build of The Beverly Hills Hotel was designed by Pasadena architect Elmer Grey. It was considered Mediterranean Revival style. They also had 23 separate bungalows which were located in the gardens north of the Main Building. The Anderson family sold the hotel in 1928 to investor Hugh Leighten. Soon after, the stock market crashed and the hotel’s lien holder, Bank Of America began foreclosure proceedings. Does this sound timely? Bank of America assigned a bank employee, Hernando Courtright to oversee the hotel’s foreclosure. Courtright instead chose to quit his job and found a group of investors to help keep the Hotel. He then took over as the Manger of the Hotel and ultimately in 1941 bought it outright. He added the pink façade and the famous Polo Lunge which both are still the focal point of this luxury hotel. Then a New Wing was added to the east side of the main building. Howard Hughes resided in four of the hotel bungalows, starting around 1942. One was for him, one was for his actress wife Jean Peters and two to keep the paparracy of their trail. Off and on for the next 30 years the reclusive billionaire lived in isolation at the hotel. There are stories that he would order pineapple upside-down cake at 3:00am. He has been seen dancing with young starlets in the Persian Room later re named as the Sunset Room. In 1954 a real estate investor Ben Silberstein was on holiday at the hotel and he fell in love with the hotel. He purchased it from Courtrigt for $5.5 million. Then Silberstein started to manage the hotel and it became a playground for celebrities. The guest was the who is who of the world. Prince Philip, the Duke and Duchess of Windsor, King Albert of Belgium, the Crown Prince of Monaco and I could go on and on. The Rat Pack was often seen at the...
