Happy Birthday Julia Child: An American Icon “Mrs. Butter”
Happy Birthday Julia Child: An American Icon “Mrs. Butter” No one will be anyone like her. Her Motto: ‘It is OK to make mistakes’; she opened the Door for Celebrity Chefs. No one is more responsible in contributing to home cooking and television cooking than Julia Child. In celebrating her Birthday I am going to enclose:’ The Perfect Hard Boiled Egg’ recipe, I must forewarn you it is not hard, it just takes a long time to make. I use her recipe 75 per cent of the time. It truly makes the perfect Hardboiled Egg. “The Perfect Hard Boiled Egg” Recipe By: Julia Child, “The way to Cook” Preparation time: 0:40 min 12 eggs Water should cover the eggs by 1 inch, so use a tall pan and cook only 2 dozen eggs at a time.( I prefer to use maximum 1 dozen at a time) 1. Lay the eggs in the pan and add the amount of cold water specified. Set over high heat and bring just to the boil: remove from heat, cover the pan, and let sit exactly 17 minutes. 2. When the time is up, transfer the eggs to the bowl of ice cubes and water. Chill for 2 minutes while bringing the cooking water to the boil again.(this 2 minutes chilling shrinks the body of the egg from the shell.) 3. Transfer the eggs (6 at a time only) to the boiling water, bring to the boil again, let boil for 10 seconds- this expands the shell from the egg. Remove eggs, and place back into the ice water. Chilling the eggs promptly after each step prevents that dark line from forming and if time allows, leave the eggs in the ice water after the last step for 15-20minutes. Chilled eggs are easier to peel, as well. Notes: the perfect hardboiled egg has a tender white, and a yolk properly set. There is not the faintest darkening of yolk where the white encircles it (a chemical reaction caused by too much heat in the cooking process). Eggs cooked this way can also be peeled neatly. This takes a bit of fussing but well worth it. Now my addition to this great recipe is make sure you add salt to the water and that will prevent cracking of the shells! As Julia would say : Bon Appetite! Reflections of a Gold Medal winner on Active Rain! As the XXX th Olympiad is coming to an end this Sunday, I take this opportunity to reflect on the amazing drive, determinations, stamina, preparedness and perseverance of these great Olympic Athletes from all over the world. In addition to the previously mentioned common denominator, what I saw was the amazing willingness to sacrifice their time for the single minded goal of achieving Olympic Greatness. Their mental toughness is just unparalleled. These athletes not only have the support of their country, their coaches and friends, in addition most have family support as well. This made me think and I could not help, but compare being a Realtor to an Olympic Athlete on a much smaller scale. How many times we sacrificed our free time to achieve our goal to succeed in our profession. Just as there are average athletes, there are average Realtors as well. Just as there are super star athletes there are super star Realtors. They each work hard, put in the time, sacrifice and train to be the best in areas of knowledge, marketing, community service and most of them have the support of their company, family and friends. So I started some soul searching and wondered what do I have to do to be an Olympic Size Realtor? The biggest questions come clear as day to me: Do I have the Drive? Do I have the willingness to Sacrifice to achieve Olympic Size greatness in Real Estate? Is the Goal worth the Objective? Do I have the Passion? Interestingly I was listening to a psychiatrist’s evaluation of athletes who have won Gold, Silver and Bronze. He indicated that the best place to be is being the winner of a Bronze Metal. The years of training, support of all culminates with making it to the podium now that is Total Satisfaction with harmony. Those who received Silver felt as if they failed by not achieving Gold, hence they were not Satisfied, they need to continue tweaking and improving all that they did for the next four years so they do not fail again. Keep in mind they won the Silver, not really failing in my book. Then of course there were the Gold Winners. They were satisfied for now, but they needed to achieve more success, more Gold Metals so they will be working hard to repeat again. So what I have to do is find out what my Value System needs: Gold, Silver or Bronze? Now keep in mind if I shoot for the Gold and only get Silver or bronze will I be disappointed? Will I be able to live with the missed objective? Then I realized how lucky I am that I am not an Olympic Athlete, I do not have to wait four years. My Goals are much easier to achieve: every year I have a new opportunity to achieve Gold and I have bench marks monthly and quarterly to see if I am on track or not! Hence I feel lucky that I am a Realtor and can work every day and every week towards my Gold Medal! I have the support of my sellers, my buyers and my family so what more do I want? Then...

I am not trying to be sensationalistic, rather just to caution you that since we have this Summer Heat Wave going on, you might want to reconsider going in the waters near Venice Beach, CA. I am of the generation when the movie “Jaws” came out, hence I am not trying to be an alarmist, just want to put a word of caution out there. Please watch the video in case you are one of the non believers keep in mind it is about 53 seconds long and full of F…words from the person filming...

Westfield Concession Management LLC has been awarded the Concession Contract at LAX In Case you missed this news, this is not your ordinary Concession Contract. It is a seventeen year contract to develop, lease and manage food and beverage and retail concession in three terminals at Los Angeles International Airport. Westfield is expected to spend initially in improvements about $80million and probably another $20 million in midterm refurbishments. Keep in mind that in January Westfield also won a similar 17 year concession agreement at the Tom Bradley International Terminal. Peter Lowy, Westfield Group chief executive officer said that they are fully committed to bring their global resources and development expertise to deliver an iconic world-class airport experience. Now this really caught my attention and I started researching about Westfield Concession Management LLC. I could write a book about them, very interesting company. I will definitely write another blog post about how they started, since it is very inspirational. For now I just want you to know that the currently manage the concessions at the following Air Ports: · -Boston-Logan International Airport- Terminal A & C · -Chicago O’Hare International Airport- Terminal 5 · -George Bush Houston Intercontinental Airport-Terminal B,E and FIS · -John F. Kennedy International Airport – Terminal 8 · -Miami International Airport-Central Terminal (retail) · -Ronald Reagan Washington National Airport · -Washington Dulles International Airport So if you have been in any of these Airports recently, then you know what to expect here at Los Angeles International Airport. The projected revenue will be huge to Los Angeles World Airports, depending whose numbers you take into account it could be around $350,000,000. Now obviously Westfield is a for profit organization, hence you can imagine what their profits will be. A.P.N. explained so everyone can understand by the Land Man Endre Barath,Jr. As most of my readers know my nickname in Los Angeles is the “Land Man” I earned this thru hard work and a lot of Land Listings and Sales. Quite frankly I would prefer having the nickname” The Ultra Luxury Realtor” I have sold vacant land from $8,000 to $1million. This is a lot of work for little money. If I was doing “Ultra Luxury Real Estate in Los Angeles” than my average sale would be around $15 million vs. $800k”. Now with that said, let me return to the title of this post! What is an APN? It is the Assessor’s Parcel Number. Most counties use a number system to identify a parcel for tax purposes. In California, the Assessor’s Parcel Number (APN) refers to the map book number and acts as the index for researching parcel information. Information is usually available for public viewing in most County Assessor’s Offices and Recorder’s Offices. Now with that said: STATUS: Active ADDRESS: 3851 RAMBLA ORIENTA ST , MALIBU ,CA 90265 LP: $899,000 Add’l Photos RESIDENTIAL LAND AREA: (33) Malibu MLS# 11-552565 MAP: 629/F6 APN: 4451-015-039 let’s look at the Parcel Number APN 4452-015-039 would be the following: Assessor’s Book 445: Page 20 and Block 5 and Parcel 039 So to clarify those who are still confused: the entire United States is divided into a page grid pattern of Townships and Ranges, approximately six miles wide. Each Township and range intersection is comprised of 36 sections of land. A single section is one square mile in size. Now if you need a good source of property information you have a couple of options. You can go to the Assessor’s Office and the Planning Department in most counties or you can contact your Preferred Title Company and they will give you excellent source of information about the particular property you have questions about. Practice Safe Boating & Water Activities in Marina Del Rey, CA or anywhere else. As we are in the middle of the summer, I must remind everyone who considers going in the water to make sure that they practice Safe Boating & Safe Water activities in general. Since Marina Del Rey is the largest man made harbor in the nation there are a great many water and boating recreation activities. I will mention some of them here to give you an idea. We have several Yacht Clubs, harbor kayaking, and surf kayaking, in addition to these there are companies that offer harbor, coastal, sunset cruises, cocktail cruises, and wedding cruises. On top of this, you can rent sailboats, power boats, and power yachts. In addition to these activities, there are companies which offer surfing and windsurfing classes. Then there are sport fishing and daily fishing trips. Also there is the Water Bus I have blogged about previously. Now I am sure you get the picture, that there is a lot of hustle and bustle in the waters of Marina Del Rey. In addition to all this there is a dredging project going on in the main Channel near the entrance of the Harbor. It is a great place to be in the water during the summer, but as you can see safety must be considered due to all the traffic in the water. In addition to all this, I did not even mention, the coast guard has a large presence here and the Sherriff’s Department is present as well, so there is a lot of activity in the water, as well as large and small water vessels can be in the water at the same time. I want to remind Paddle Boarders in particular to be extra careful as well. I noticed this summer a lot more of them in the water compared to previous years. So everyone be Safe for the rest of the summer and the rest of the year. It is critical to pick the right Listing Agent to sell your home in LA! How important is it to pick the right Listing Agent to sell your home in the Greater Los Angeles? One of the most important decisions a seller has to make in the Greater Los Angeles area is picking the right Listing Agent! If they want to sell their home for the most money at the fastest pace, the answer is clear: They need to contact Endre Barath, Jr, at (www.endrebarath.com) or homes@endrebarath.com. Or they need to reach me via one of my blog posts http://activerain.com/blogs/endre . Once I am contacted by a potential seller this is when my work begins. I know I am good at marketing and selling a home, now I have to let the seller know it as well. The odds that they reached out to me and contacted me were not an accident of nature. They must have found me on the Internet, since that is where I can be found easier than in the print media. Hence I am already in a position where either I support what they think of me and solidify our relationship or we part ways! I do not want to sound conceited, I do not take every listing. If the sellers are not reasonable about their price, my marketing plan would be a waste of my money and my efforts. I also like to have reasonable sellers this is very similar to dating, there has to be Chemistry. If it is lacking in any of these critical aspects, the odds it will get worse down the road, then I will not take a listing either. So now with that said: what I do? Keep in mind this is not an all inclusive list. Part of my marketing is proprietary and confidential: Complete a market analysis to determine a list price. I do a walk thru of the property and recommend what some people would call “Staging Advice” to make the property most marketable, sellable for the highest price. I recommend advice about showing strategies based on the market and comfort level of the sellers. I discuss my personalized marketing plan with the sellers. I coordinate the Virtual Tour with the Floor Plans. This is important that we do it prior to the actual first day of marketing the home. Then we start the ‘Just Listed Marketing’ consisting of print & internet. 7. By the time we finished with the Brokers Open House with Lunch, I have spent a great deal of money, effort and time and the property in order that it is properly positioned for a potential Offer. If you would like more information about my Marketing and Selling of your property please reach out to me directly for a more detailed presentation. read moreFrequently asked questions about Condominium Associations’ CC & R’s
Frequent questions about Condominium Associations (CC& R’s) First and foremost, what is a CC& R? The definition is: Covenants, Conditions and Restrictions. These bylaws limit the usage and add limitation on a real property being sold, by the homeowner’s association. These laws basically dictate how the Association Operates and what Rule the owners, tenants and guest must follow. How are the CC & R’s enforced? This is very different from state to state. Here in California the Law allows that either the association or an owner in common interest development may file a lawsuit and ask the court to enforce the CC & R’s rules. If you are member of a California Condominium Board, I would strongly encourage you to get an Attorney or Law Firm that specializes in Condominium Litigation. The law is very specific what thresholds need to be met for both the association and the members. Hence if you are contemplating on enforcing or defending yourself it is critical that you follow the rules or you will be very disappointed. Do I need an attorney to explain the CC & R’s to me? Even though most of the CC & R’s are boiler plate forms. It is always wise to seek the advice of legal counsel for any questions regarding the governing documents or rules of the association. I am confident $500 or so is well worth spending on a property that you might buy for $500k-$1million or more. I would if I had questions and there is not enough money to provide peace of mind. read moreDo you know which Airport is the most Social Airport in the World?
Do you know which Airport is the most Social Airport in the World”? Well I am sure by now most of you know that Social Networks must be part of your business plan. Now would you think Airports need to do the same? My answer would be NO, not really. Why do they have to be Social Network conscious? The answer is easier than imagined, since the Airport’s clients are Social Network focused, hence they have to do what their clients want! Period, no ifs or buts about it! Well OK getting back to my questions: Did you know that Facebook has named Los Angeles International Airport (LAX) as the “Most Social Airport in the World”? As you can imagine, the Los Angeles World Airports Executive Director was thrilled to get this recognition from Facebook. This recognition was based on the fact that as of January 2012 LAX had 39,200 Facebook Fans and 8275 Twitter followers. What does this mean in laymen’s terms? Facebook & Twitter pages provided travelers and the general public with timely information on flight delays, weather conditions as well as travel tips. Most importantly due to a $5 billion dollar renovation construction information and traffic delays are critical. Hence putting this in perspective, if Los Angeles Airport sees the value in Facebook & Twitter to keep their clients happy, informed and on track, why should Realtors not follow this same path? Buyers and Sellers of Real Estate are on Facebook & Twitter; hence Internet & Social Network Savvy Realtors understand this same concept. So if you are looking to buy or sell Real Estate in the Greater Los Angeles area feel free to reach out to me.
