What is a Short Sale: a Sellers perspective?
What is a Short Sale: a Sellers perspective? I just received a call today: I need to sell my home, please help. This made me think, how many sellers do not understand what a short sale entails. Well to put it simply: Every Short Sale depends on the seller’s lender consenting to the transaction and agreeing to release the lenders’ financial interest in exchange for less than what is owed. Keep in mind in some cases the lender’s approval of a short sale does not mean that the lender relives the seller of liability for repayment of the entire debt. Keep in mind that the seller can sell his home and still owe the unpaid balance, plus interest and penalties to the lender. Furthermore the Lender may then seek a deficiency judgment against the seller for the difference. A short sale is a very complex transaction that involves numerous issues, legal and financial. It is imperative that a seller get good advice from friends, family, realtors, attorneys and accountants. If not it could be a legal and financial disaster that could be in effect for up to 20 years after the transaction. Hence I cannot emphasize how important it is to have the right Realtor, Attorney and Accountant for getting the right advice. Hot August Nights 40th anniversary at the Greek Theater in Los Angeles CA It is hard to believe that it has been forty years since Neil Diamond perform at the Greek Theater in Los Angeles, CA. I just graduated from High School and wished I could have been there. As a consolation I had bought the Double Album called “Hot August Nights”. Fast forward from 1972 to 2012 and Neil Diamond was back at the Greek Theater. This time thanks to Diane, I did not miss out. This time Neil Diamond did not have an opening act band, he was the main attraction. We went on a Hot August night on the 18th, 2012. By the time the concert started temperatures dropped to mid to high seventies. Neil Diamond was ageless, for a 71 year old he sang and entertained the crowd like when he was in his 30’s. He did not “talk his songs” as Diane likes to say about entertainers who lost the “voice” he “SANG HIS SONGS”. The Greek Theater holds about 6000 plus people and the place was filled, not an empty seat, only when people went to dance in the aisles. He sang for two hours and fifteen minutes and the crowd would have loved him to stay and sing for another two hours or more. He closed with “Sweet Caroline” and the place went wild! If you have the opportunity go see him perform, you will not be disappointed. Do you know where the world’s smallest front yard is? Well, if you were not sure, let me tell you, it is in Venice, CA. close to the ocean north of Washington Blvd. Millions of tourist and even locals often walk by and are amazed. It is probably one of the most photographed front yards in the greater Los Angeles area. We decided to take the afternoon off and give ourselves a well deserved brake. We went for a stroll on the beach. So on the way back we decided to walk on the walkway in front of the homes. Most people who live here consider the beach as their back yard and put up with the nuisance of everyone walking by their homes. Others have some fun with it. That is the category I would place this home owner If you are a consumer who is considering buying or selling a home, investment real estate, vacation homes, or beach properties in Southern California, Los Angeles, Century City, Westwood, West Hollywood, Beverly Hills, Culver City, Marina Del Rey, Venice or Malibu. Have you read ‘The Fear Index’ by Robert Harris? If you have been keeping up with the Wall Street Meltdown in 2008 you will have a clear understanding how it happened and who was the cause of it. Have I got your attention? Well Robert Harris had mine I read this book in three days and if I did not need to conduct Real Estate, show properties, present proposals for listings and write blog posts I would have read it in one day! As a loyal fan of Robert Harris’s books it was easy for me to pick up the book and feel confident that it will be worth the money & the read! As some of you know, I have mentioned a few of his books that are must read: (‘The Ghost’ US ed. British ed. “The Ghost Writer”; “Fatherland” & “Pompeii” to name a few) and of course Special mention is needed for “Archangel”(http://actvra.in/x8v ) Not wanting to be a spoiler: Science, Technology, Super Computers, Thinking computers and Greedy Economists, Scientists all mixed together is the story. Is it believable? If we did not have the problem in 2008 at Wall Street, (when they had to stop the stock market trading so we would not have a meltdown of the stock market), I would say the story is ‘Not believable’ it is way too ‘Futuristic’. Now that we know it happened, as far as I am concerned, it is an explanation of’ how it happened’. Just to give you a small taste the Title: ‘Fear Index’ comes from ‘The Volatility Index’ of Wall Street. The main character has developed a revolutionary form of artificial intelligence that predicts movements in the financial markets with uncanny accuracy. His hedge fund, based in Geneva, makes billions of dollars. This book is about real time quotes, delayed quotes and expectations of what will happen based on current events! Science, Technology & current events meet Venture Capitalists! Reads like a true story and at the same time you cannot put the book down because you need to know what will happen next and will there be a happy ending? How was this version of the Mona Lisa achieved? I bet you a cup of coffee you will never guess unless someone already shared it with you. Someone sent me these pictures and I was just awestruck with them and I had to share. I know most of you will say it was Leonardo Da Vinci. I could not figure it out until I scrolled to the answer. Now with that said good luck! Well OK here is the answer: it was made out of 3604 cups of coffee on one of the streets in Sydney Australia and made into a giant Mona Lisa Painting. Move over Leonardo Da Vinci each cup of coffee was made with a different amount of milk to give the different shades to complete the painting. read moreFinally I had time to review: Jack Higgins’ book The Judas Gate!
Finally I had time to review: Jack Higgins’ book the Judas Gate Ok in all fairness I had time to review this book, but instead I choose to read a few other books. If you never read Jack Higgins book, you are doing yourself a disservice, if you like fast paced action books. The characters of this book not only try but they generally save the world particularly the US and/or England from the evils of the rest of the world. There are four or five reoccurring members of this elite force run by a retired General of the British Military, who happens to run this ultra secret group. The main Character is Sean Dillon. The story unfolds as twelve US Army Rangers and a British Medical Team were ambushed and killed. There is a recording of someone giving orders and he has an Irish Accent. Now the mystery begins and Sean Dillon and Company will try to solve it. Jack Higgins is a fast quality read, I would suggest do not start this book if you cannot dedicate a few hours to reading, because you will not be able to put it down. I will also guarantee once you read this book you will be going back and searching for the previous books to read. There are about 18 or so books to catch up on. I would rate this book 3.5 Stars out of 5, when you need a few hours of escape Jack Higgins is your go to guy, if you do not know what you want to read pick up any of his books and you will be hooked. Did you hear this: The USS Constitution is back in the water, in Boston Harbor’s water? Also known as “Old Ironside” Since we left Boston, MA I have been waiting to hear and see this great event. After many years of repair and preservation allowed this ceremonial photo opportunity. At 215 years young, the USS Constitution is the US Navy’s oldest commissioned warship afloat! How exciting is this. I wish I could have been there! read moreThe best Pilsner beer ever: Victory Pilsner in Beverly Hills, CA
The best Pilsner beer ever: Victory Pilsner in Beverly Hills, CA I consider myself predominatly a wine drinker, but on a hot summer day there is nothing better than an ice cold beer. My favorite is a good Pilsner. Normally I drink the “original” from what used to be Czechoslovakia and now the Czech Republic. Always in the market for a new discovery, I went to one of my favorite local wine store for a good Pilsner recommendation and the rest is history. I wanted a good Pilsner for ‘change of pace, variety’, and I saw a six pack of Victory Pilsner “Prima”. Having lived in Germany for four years, the German language on the carrying pack is what first attracted me to the beer. So I bought it, and once I tasted it I immediately became a loyal fan willing to blog about it. If you love the taste of a good Pilsner this is the beer for you! Please do not be put off with the price, keep in mind you can hardly get a bottle of decent wine for this price. Now about Victory’s Story: two friends from grammar school, Ron Barchet & Bill Covaleski, lived separate lives and then join forces based on trust and knowledge. They both learned the business through various stops, such as the Baltimore Brewing Company, Munich Germany, and Old Dominium Brewing Company in Virginia to name a few. They both succeed and decide it is time for VICTORY! Hence February 15, 1996 is the official beginning of the Victory Brewing Company. I am so glad they started spreading the “good word” via various wine stores and landed in the greater Los Angeles area. I can with good conscience say I had the best Pilsner beer ever! Who said Americans do not know how to brew good beer? If you are not a Pilsner fan I am enclosing their website so you can pick and choose the beers you like. I would venture to guess they will be just as outstanding as my Pilsner. http://victorybeer.com If you are a consumer who is considering buying or selling a home, investment real estate, vacation homes, or beach properties in Southern California, Los Angeles, Century City, Westwood, West Hollywood, Beverly Hills, Culver City, Playa Vista, Marina Del Rey, Venice or Malibu. read moreThinking of buying a Condominium in Westwood (Los Angeles) CA?
Thinking of buying a Condominium in Westwood (Los Angeles) CA? There are many things you need to be aware of when buying a Condominium in general. The purpose of this post is to make you aware of the location and the pros and cons of buying a Condominium in Westwood, which also happens to be the home to UCLA. To many people it conjures up one of the more famous school sports rivalries in the country: UCLA vs. USC that has existed here in Los Angeles seems like forever. USC is recognized as consistently being one of the top football programs in the nation, while UCLA is recognized as consistently being one of the top basketball programs in the nation a perfect recipe for school rivalries. The two schools are only about 15 miles apart from each other, but in Real Estate terms it is as large of a divide as the Pacific Ocean. UCLA is in one of the more expensive parts of Los Angeles. It is bordered by Brentwood, West Los Angeles, Bel Air and Beverly Hills to give you an idea. Location wise, it is in prime real estate. There are many Condominium Buildings near UCLA. There are very few dormitories offered to the students, hence a three to four mile radius from UCLA is almost an extension of the Campus by way of leasing housing as well as purchase housing, which consists of mostly Condominiums. Hence, it is critical that you are familiar with the building you are considering purchasing. If you want to use it as an investment property to generate income targeting the UCLA students vs. if you want an investment property targeting the upwardly mobile of West Los Angeles residents, who are either not in a position or choose not to buy, but rather rent. It will make a huge difference which Condominium Complex you will buy. If you are considering buying for yourself, it will be equally critical which building you choose, depending what your needs and preferences are will determine this. Now with that said, it is also critical that you have a knowledgeable Realtor, who can guide you to the right Condominium Complexes; otherwise you will be very disappointed. Since the average two bedroom Condominiums range from the mid $400k to the high $800k, it is even more important which complex you end up buying in. Just as an example, I would like to share with you, that I have had showings, when my buyer wanted to see the Sauna, we discovered, that it was being used as low income rental. Keep in mind, he understood the situation, since he was a graduate of UCLA and wanted to buy for investment. He even told me a story about how they kept extra keys in the mailbox and were subletting the unit by shifts i.e.: morning, afternoon and evening 🙂 If you are a consumer who is considering buying or selling a home, investment real estate, vacation homes, or beach properties in Southern California, Los Angeles, Century City, Westwood, West Hollywood, Beverly Hills, Culver City, Playa Vista, Marina Del Rey, Venice or Malibu.
