It is the Assessor’s Parcel Number. Most counties use a number system to identify a parcel for tax purposes. In California, the Assessor’s Parcel Number (APN) refers to the map book number and acts as the index for researching parcel information. Information is usually available for public viewing in most County Assessor’s Offices and Recorder’s Offices. Each Township and range intersection is comprised of 36 sections of land. A single section is one square mile in size. Now if you need a good source of property information you have a couple of options. You can go to the Assessor’s Office and the Planning Department in most counties or you can contact your Preferred Title Company and they will give you excellent source of information about the particular property you have questions about. Practice Safe Boating & Water Activities in Marina Del Rey, CA or anywhere else. As we are in the middle of the summer, I must remind everyone who considers going in the water to make sure that they practice Safe Boating & Safe Water activities in general. Since Marina Del Rey is the largest man made harbor in the nation there are a great many water and boating recreation activities. I will mention some of them here to give you an idea. We have several Yacht Clubs, harbor kayaking, and surf kayaking, in addition to these there are companies that offer harbor, coastal, sunset cruises, cocktail cruises, and wedding cruises. On top of this, you can rent sailboats, power boats, and power yachts. In addition to these activities, there are companies which offer surfing and windsurfing classes. Then there are sport fishing and daily fishing trips. Also there is the Water Bus I have blogged about previously. Now I am sure you get the picture, that there is a lot of hustle and bustle in the waters of Marina Del Rey. In addition to all this there is a dredging project going on in the main Channel near the entrance of the Harbor. It is a great place to be in the water during the summer, but as you can see safety must be considered due to all the traffic in the water. In addition to all this, I did not even mention, the coast guard has a large presence here and the Sherriff’s Department is present as well, so there is a lot of activity in the water, as well as large and small water vessels can be in the water at the same time. I want to remind Paddle Boarders in particular to be extra careful as well. I noticed this summer a lot more of them in the water compared to previous years. So everyone be Safe for the rest of the summer and the rest of the year. One of the most important decisions a seller has to make in the Greater Los Angeles area is picking the right Listing Agent! I know I am good at marketing and selling a home, now I have to let the seller know it as well. The odds that they reached out to me and contacted me were not an accident of nature. They must have found me on the Internet, since that is where I can be found easier than in the print media. Hence I am already in a position where either I support what they think of me and solidify our relationship or we part ways! I do not want to sound conceited, I do not take every listing. If the sellers are not reasonable about their price, my marketing plan would be a waste of my money and my efforts. I also like to have reasonable sellers this is very similar to dating, there has to be Chemistry. If it is lacking in any of these critical aspects, the odds it will get worse down the road, then I will not take a listing either. So now with that said: what I do? Keep in mind this is not an all inclusive list. Part of my marketing is proprietary and confidential: Complete a market analysis to determine a list price. I do a walk thru of the property and recommend what some people would call “Staging Advice” to make the property most marketable, sellable for the highest price. I recommend advice about showing strategies based on the market and comfort level of the sellers. I discuss my personalized marketing plan with the sellers. I coordinate the Virtual Tour with the Floor Plans. This is important that we do it prior to the actual first day of marketing the home. Then we start the ‘Just Listed Marketing’ consisting of print & internet. 7. By the time we finished with the Brokers Open House with Lunch, I have spent a great deal of money, effort and time and the property in order that it is properly positioned for a potential Offer. Frequent questions about Condominium Associations (CC& R’s) First and foremost, what is a CC& R? The definition is: Covenants, Conditions and Restrictions. These bylaws limit the usage and add limitation on a real property being sold, by the homeowner’s association. These laws basically dictate how the Association Operates and what Rule the owners, tenants and guest must follow. How are the CC & R’s enforced? This is very different from state to state. Here in California the Law allows that either the association or an owner in common interest development may file a lawsuit and ask the court to enforce the CC & R’s rules. If you are member of a California Condominium Board, I would strongly encourage you to get an Attorney or Law Firm that specializes in Condominium Litigation. The law is very specific what thresholds need to be met for both the association and the members. Hence if you are contemplating on enforcing or defending yourself it is critical that you follow the rules or you will be very disappointed. Do I need an attorney to explain the CC & R’s to me? Even though most of the CC & R’s are boiler plate forms. It is always wise to seek the advice of legal counsel for any questions regarding the governing documents or rules of the association. I am confident $500 or so is well worth spending on a property that you might buy for $500k-$1million or more. I would if I had questions and there is not enough money to provide peace of mind. Are you familiar with the latest $150 Fire Prevention Fee that home owners will be assessed in CA? Did you know that effective August 13th you might be receiving a $150 Fire Prevention Fee in your mail box? Owners of California real property located in a state fire responsibility area & wild land fire zone (“SRA”) that have been assessed a fee of $150.00 per habitable structure . You should expect to receive a bill from the Board of Equalization (BOE) before the end of this year. Governor Brown of California signed AB 29 of the First Extraordinary Session (“ABX1 29”) into law on July 7, 2011. ABX1 29 imposes a $150.00 annual fire prevention fee for each habitable structure for property owners in State Responsible Areas (SRA). SRA lands cover about 31 million acres in 56 counties, and include an estimated 1.1 million to 1.5 million individual parcels, and approximately 800,000 habitable structures. Public Resources Code Section 4210 provides a legislative finding and declaration that the presence of structures within SRA can pose an increased risk of fire ignition and an increased potential for fire damage within the state’s wild lands and watersheds and that the costs of fire prevention activities should be borne by the owners of these structures. The Board of Equalization (BOE) is required to annually assess and collect the fee from property owners on behalf of the California Department of Forestry and Fire Protection (CDF) in accordance with the Fee Collection Procedures Law. CDF is responsible for providing the BOE with a list of property owners who are liable for the fire prevention fee and the amount to be assessed. For additional information about this issue please click on the enclosed link http://www.boe.ca.gov/abx129.htm On a side note if you are considering selling a property which falls into the SRA I would think you might want to disclose this annual fee so the buyer does not get surprised. My understanding is that there are some Natural Hazard Disclosure companies that add this disclosure into their packages. My advice is make sure it is in there! The USS Iowa (BB-61)’s new home is San Pedro, Los Angeles, CA I would like to give you a little History of the USS Iowa in case you are not familiar with this famous battleship. The USS Iowa was the lead ship of her class of Battleships. She was built in 1940 and was nicknamed “the Battleship of Presidents” She carried President Franklin D. Roosevelt to a famous meeting with Prime Minister Winston Churchill of England and Joseph Stalin of the Soviet Union. This meeting was held in 1943 in Casablanca. The ship was modified for President Roosevelt, what we would call today as Handicapped Accessible an elevator between to get him from one deck to another. One if the biggest attraction on the ship for the visitors is Roosevelt’s Bathroom since they installed a bathtub for him because showers were not an option for him. Sadly in spite of her famous history and her numerous participation in memorable events, most people will remember the tragic explosion of Gun #2 in 1989 which caused the death of 47 soldiers. Sadly this was the biggest peace time death count in the US Navy’s history. In 2011, the USS Iowa was donated to the Los Angeles-based non-profit Pacific Battleship Center and was permanently moved to the Port of Los Angeles at Berth 87 and was opened to the public on 7 July 2012 to serve as a museum and memorial to battleships. So we decided to check it out after about two plus weeks, we figured, the big rush would ebb, since the Olympics were going on there would be fewer visitors and more enjoyable for us.
