  How to decide which is the ideal site for your dream home? There are about five things to consider.   I f you have looked at the homes in Los Angeles and there is not one that meet your needs, wants and expectation, than there is another possible solution. Then to me the answer is clear: you need to buy a Vacant Lot! This solution is going to be a bit longer to achieve, never the less, it will allow you to have your perfect home.    1. First you need to decide what your budget is. This is the most important aspect of the building process.   2. Based on your budget you will be able to choose the Location. If you know your budget you will know where you can afford to buy the home site    3. Then you need to figure out the terrain. If you are buying in the Santa Monica Mountain Range it will be hillside, period. The only way you will buy flat land is if there is a “teardown house” on the property. Otherwise it will be either an upslope and once in a while you might find a down slope vacant lot.   4. Then you need to contact a Land Specialist i.e.: a Realtor who specializes in selling land and is familiar with the inventory based on the above three parameters.   5. Once you have selected the home site based on location, size and orientation than you need to get a good hillside Architect. After all this is done that is when the challenge begins. Most importantly you need patience, time and more patience. The approval process could take anywhere from eight to fifteen months and then after that the building process could take three to six more months. If you are buying in Malibu add nother one two two years to it unless you hire a good expeditor.   The end result is that your dream home will be built to your specification. Then you might ask at what cost? If you take into consideration it will be: 1.your investment of time, 2. your investment of your money 3. and of course the testing of your patience. In return you will have your ideal home for about half the cost of the neighboring homes. Hence your taxes will be half of your neighbors too! They just do whatever they want to. My favorite Barista is Intelligentsia on the Trendy Abbot Kinney Blvd. In October of 2010 I have written a Blog post about this wonderful Coffee Destination Place. It is not just a coffee shop http://actvra.in/ML5 it is a place to see and be seen. Quite frankly I just go for the great coffee. I have consistently bought the eight ounce Latte. Diane has had their cappuccino and she has raved about it. I was on the phone with her today and mentioned I am going for a cup of coffee, she immediately asked are you going to Abbott Kinney Blvd and I answered in the affirmative: yes I am going to Intelligentsia.  There are two Baristas who make this. Step one: the coffee is made and then Step two:  followed by the whipped cream. The second person is the Artist. He receives the coffee and the cream and in one pouring motion creates the Latte with an Artwork. The designs vary seasonally or whatever mood the Artist is in. I have had Christmas Trees to you name it. So if you are in Los Angeles close to Venice, Marina Del Rey, Santa Monica or just anywhere on the west side of Los Angeles and you are in the mood for a great cup of Java Intelligentsia is the place to go. As far as I am concerned even a ten mile detour is worth the trip. Be prepared that parking will be a challenge and there will be a line to get this great coffee. The best part is, you get a wonderful cup of coffee, no comparison to the National Brand Name Chain. It is so good I cannot go to the other coffee places I am so spoiled by the wonderful flavor. The best part is now they are in more places than when I blogged about them in October of 2010 check it out (http://www.intelligentsiacoffee.com/locations ) Latest rumor I heard is that they will be opening a Coffee Bar in San Francisco next. The Holiday Boat Parade in Marina Del Rey,CA 2012 celebrates it’s 50th

The Holiday Boat Parade in Marina Del Rey, CA 2012 in Marina Del Rey, CA 2012 celebrates it’s 50th Anniversary!  The last time I wrote a Blog Post about the Holiday Boat Parade was in October 2010 (http://actvra.in/MJ8), ironically I was looking forward to seeing it that year. Then a personal tragedy happened and I missed the parade. Then I had some business conflict in 2011 and I missed it again. This year I did not even focus on it, since Diane was having family issues. So as I was pulling into our complex I was surprised to see all the additional Security? I had to ask as I was wondering what was going on? I was informed that today is the Boat Parade. Then it hit me that this was the 50th Anniversary of the Marina Del Rey Boat Parade! Armed with my trusty Blackberry and a large glass of red wine, I headed to the channel. Same place where I was last nightJ. The boats started coming around 5:30pm and at 6:00 there were fireworks as well and after about 6:30pm as some of the boats came around the second time I felt it was time to walk home, feed our Kitties and myself and watch a repeat of the LA Clippers & Phoenix Sun game and blog about the great Boat Parade I just saw! So I only picked a few of the pictures to share. One of my favorite was Santa’s Sleigh (a larger boat) and his Reindeer (small canoes connected with a line just as Santa’s Reindeer. I am not sure it the pictures will justice to it but here you go:                                                                                                 I checked and in 2010 the theme of the Boat Parade was a Rock & Roll Christmas check it out ( http://www.mdrboatparade.org/index.html )  Should be in the history of the Boat Parade Section. I find the holidays are very enjoyable to most people, because a great many home owners, management companies and tenants decorate their homes and their properties; hence it is fun to drive by or walk by and enjoy their creative and festive spirit. The Newspaper business is fading? Read this and then tell me if it is fading or here to stayJ?  I had a friend who sent me this great assessment of the Newspapers around the country! I have read SEVEN of the twelve she mentioned:       1. The Wall Street Journal is read by the people who run the country.   2. The Washington Post is read by people who think they run the country.   3. The New York Times is read by people who think they should run the country and who are very good at crossword puzzles.   4. USA Today is read by people who think they ought to run the country, but don’t really understand The New York Times. They do, however, like their statistics shown in pie charts.   5. The Los Angeles Times is read by people who wouldn’t mind running the country, if they could find the time — and if they didn’t have to leave Southern California to do it.   6. The Boston Globe is read by people whose parents used to run the country and did a poor job of it, thank you very much.   7. The New York Post is read by people who don’t care who are running the country as long as they do something really scandalous, preferably while intoxicated.   8. The Miami Herald is read by people who are running another country, but need the baseball scores.   9. The St. Louis Post-Dispatch is read by people who only want to know the score of the Cardinal’s game. They drink Budweiser, Budweiser, more Budweiser and wait a minute — what was the question?   10. The San Francisco Chronicle is read by people who aren’t sure if there is a country or that anyone is running it; but if so, they oppose all that they stand for. There are occasional exceptions if the leaders are handicapped minority feminist atheist homosexual dwarfs who also happen to be illegal aliens from any other country or galaxy, provided of course, that they are not Republicans.   11. The National Enquirer is read by people trapped in line at the grocery store.   12.
