Some transactions are easier than others; some have what I call a Roller Coaster Ride feel to it. The Great news is this vacant lot SOLD! (Dealing with Investors has its own challengesJ)
We had all cash 30 day Escrow, which meandered into a 45 day cancellation the day before we were to close, but in the mean time there was a 15 day all cash Back- UP- Offer. As soon as we notified the Back-up-offer we received a call from the first buyer that his group still wanted to buy it. (Sorry too late they missed out) Well not so fast, the second group did not perform and they did not deposit the Earnest Money Deposit into Escrow. In the mean time another group of investors were hovering around to see how the first two will work out and they were prepared to step in and buy the property. At the same time one of the neighbors showed interest as well.
One phone call and a few emails negotiating with the original group and two days later we closed!
Congratulations to the Seller and the Developers who will build a fantastic home inside the world famous East Gate of Bel Air. The place, where the who is who of the entertainment and some of the political community, has lived there: Frank Sinatra, President Ronald Reagan, and Elizabeth Taylor to name a few who resided inside Bel Air Proper!
