Westwood/Century City: How is the Luxury Real Estate Market?

Posted by on 11:18 pm in Active Rain | 0 comments

Westwood /Century City: How is the Luxury Real Estate Market?   As most of you who read my Blog on a consistent basis have heard me mention that in Los Angeles there are many micro real estate markets. I have been breaking them down into various pockets. The West Wood Century City Market I usually break it into two groups the Condominium Market and the Single Family Residences and even there I find it could be further broken down into the various zip codes. Today I will just address the Westwood/Century City Single Family Homes.   This is such a desirable market, since it is close to everything on the West Side of Los Angeles. Most homes are about six to nine miles from the ocean and two to six miles to Beverly Hills. Now with such detailed back ground let us look at the Real Estate Activity.   Currently there are thirty (30) homes available to purchase. Of these homes $4,895,000.00 is the most expensive one available and the least expensive one you can have for $795,000.00.   There are eight (8) homes which are accepting back up offers and one is on Hold Status.   There are twenty six homes (26) in Pending Status just waiting to close. Needless to say the most important number is the Sold Status.   So year to date Eighty one (81) homes have sold and of that Fifteen (15) sold this month and we still have another week to go.   If you are considering buying or selling a luxury home, or an ultra luxury home, or luxury investment real estate, or luxury vacation homes, or luxury beach properties in Southern California, Los Angeles, Century City, Westwood, West Hollywood, Beverly Hills, Marina Del Rey, Venice or Malibu. Posted by on 8:23 pm in Active Rain | 0 comments

The Bel Air CA 90077 Luxury  Real Estate Market Report  Update!   As most of you remember about 23 days ago I wrote a Luxury Market Report about Bel Air, CA. In case you missed it I am enclosing a link to it here (http://actvra.in/Wxk ) as you know I indicated that the market was on fire.   Needless to say there has been so much mixed misinformation not only in the Media, but even some Bloggers who have bought into the mixed message. Hence I felt obligated to give an update of the Bel Air, CA Luxury Real Estate Market. Currently there are 76 Active Listings on the market for sale.   In addition there are 17 Properties in Back up Offer Status. In other words they are still accepting back up offers.  Two are on Hold Status (usually a sign of a Short Sale)   Twenty one (21) Properties are in Pending Status just waiting to Close Escrow.   The most important Number the Sold Status consists of Fifteen Properties (15) now keep in mind today is June 23rd, 2013, we still have five more days to have properties to Record, Close and about seven days to report this. Hence I anticipate this number will be increasing.   Therefore I would like to close with the message:  As you can see the Market did not take a pause rather continued to Steam along J so to those who are stating information to the contrary just have them look at these figures and let them revise their positions J     If you are considering buying or selling a luxury home, or an ultra luxury home, or luxury investment real estate, or luxury vacation homes, or luxury beach properties in Southern California, Los Angeles, Century City, Westwood, West Hollywood, Beverly Hills, Marina Del Rey, Venice or Malibu. We spent a casual lunch at the Blue Water Grill in Redondo Beach, CA with Dad. As most of you who read my blog know that Diane’s Father is here in town and we decided to spend a casual lunch at one of our favorite seafood restaurants along the coast. Diane’s Dad is low key, nothing high end, just good food and good company will keep him happy. Hence we decided to drive along the coast to Redondo Beach, CA. Virtually no traffic as well as no waiting to get a great ocean view window seating. I have written about the Blue Water Grill a while back hence it was good to revisit this great restaurant via my Blog PostJ (http://actvra.in/Xxd ) They have the best New England clam chowder outside of New England and I would match them for a taste testing anytimeJ Diane loves the fried Clams with the bellies, not too many restaurants in California do that so it is a special treat for usJ.   If you are in the area do not miss out on this great seafood restaurant. 665 North Harbor Drive, Redondo Beach, CA‎ – (310) 318-3474‎   If you are a consumer who is considering buying or selling a home, investment real estate, vacation homes, or beach properties in Southern California, Los Angeles, Century City, Westwood, West Hollywood, Beverly Hills, Culver City, Marina Del Rey, Venice or Malibu. Truth in the Media: Miami Heat pops 100 bottles of Dom Perignon worth

Posted by on 7:34 am in Active Rain | 0 comments

Truth in the Media: Miami Heat pops 100 bottles of Dom Perignon worth $100,000. NOT!!!   As most of you know I have been an advocate of Truth in the Media. So you can imagine my outrage when I heard that the Miami Heat popped 100 bottles of Dom Perignon worth $100,000. Ok first my reaction was why waste a nice luxury Champaign for showering each other (see link http://bossip.com/602970/makin-it-rain-on-them-hoes-championship-miami-heat-team-popped-100-bottles-of-pricy-dom-perignon-after-their-win-worth-100k-in-the-club/ )   Ok now let us look at the Truth. Enclosed here is a picture of a vintage 1993 Dom Perignon at today’s market price it is worth around $360 per bottle.  As most of you will guess they probably had at best 2003 Vintage. So my best guess is around $160 per bottle. OK now let us do the numbers 100 time $160= $16,000.00 so the TRUTH is not $100,000.00 but a mere $16,000.00 shower in the locker room. So this reminds me of what the media does with Real Estate…sensationalize something that is not true.   On a side note all I can say is Thank God They did not waste Krug in the Locker Room. I will match anyone on a blind taste testing of Vintage Dom Perignon against Krug Non VintageJ and you know and I know which one you will like betterJ now this is from a Luxury Malibu Realtor who has tasted bothJ   If you are a consumer who is considering buying or selling a home, investment real estate, vacation homes, or beach properties in Southern California, Los Angeles, Century City, Westwood, West Hollywood, Beverly Hills, Culver City, Marina Del Rey, Venice or Malibu. How is the Luxury Marina Del Rey, CA 90292 Real Estate Market?

Posted by on 5:56 am in Active Rain | 0 comments

How is the Luxury Marina Del Rey,  CA 90292 Real Estate Market?   As most of you who follow my blog posts regularly know that I live in Marina Del Rey, CA 90292 and at the same time I have done numerous Posts about the Luxury Real Estate Market of Bel Air, The luxury Real Estate market of Beverly Hills as well as the Luxury Real Estate Market of Beverly Hills Post Office.   Hence it is fitting that I would do a Luxury Market Report of Marina Del Rey, CA where I happen to be living for the past six plus years.   It has not been that long when hardly any activity was going on, what a change.   Currently there are 11 homes on the Market that have not received an offer yet or the Listing Agents have been too busy to change the Status. Amazingly the least expensive house is on the market for $590,000.00 and the most expensive one is on the market for $4,395,000.00.   There are six homes that are accepting Back up Offers. The low end is at $879,000.00 to the high of $2,400,000.00   There are three homes in Pending Status.   My favorite statistic is the Sold. Year to date 22 homes have sold in Marina Del Rey, CA 90292. The most interesting part of these numbers is the least expensive home was sold for $700,000 and it was approximately $50,000 above asking when it sold. The most expensive home sold for $4,750,000.00 just $100,000.00 under the asking price.    So you can see that the Real Estate Market is on Fire even in Marina Del Rey, CA.   If you are a consumer who is considering buying or selling a home, investment real estate, vacation homes, or beach properties in Southern California, Los Angeles, Century City, Westwood, West Hollywood, Beverly Hills, Culver City, Marina Del Rey, Venice or Malibu. Krug Champaign: A Luxurious Closing Gift and/or just a great Champaign

Posted by on 2:00 am in Active Rain | 0 comments

Krug Champaign:  A Luxurious Closing Gift and/or just a great Champaign to drink.   As most of you know I love good wine and Champaign. One of my favorite Champaign is the Krug Grande Cuvee. I prefer the Krug non Vintage. It is truly the best value for your money. Hence when I know that some of my clients who love and appreciate a Luxurious Champaign I love to give them as a Closing Gift. What is the old saying “We give what we like to receive?   To give you a little history if you have not heard: Joseph Krug created the first luxury House of Champaign in France. He wrote down the detailed description of how to make the Krug Grande Cuvee in a Deep Cherry Red Notebook. The year was 1848 the founding principles of the house of Krug are in this Notebook as well. The luxurious box they package the Champaign is virtually identical to the notebook’s colors & texture. Just to give you an idea, they blend close to 120 different wines from 10 different Vintages over a 15 year period; hence the flavors are very unique. Once you have a taste I am sure you will be hooked and want it more often J it is truly unique and you want it more often. I try to have it on special occasions; hence I am always looking for a Special Occasion J To most connoisseurs of Luxury Champaign Krug will be in the top four or five Campaigns mentioned.     If you are a consumer who is considering buying or selling a home, investment real estate, vacation homes, or beach properties in Southern California, Los Angeles, Century City, Westwood, West Hollywood, Beverly Hills, Culver City, Marina Del Rey, Venice or Malibu. Do you know who George Tirebiter was, bit of Los Angeles & USC History

Posted by on 5:12 am in Active Rain | 0 comments

Do you know who George Tirebiter was? A bit of Los Angeles & USC HistoryJ   If you have been to USC‘s Downtown Campus (University of Southern California) the odds are you have seen a Statue of George Tirebiter! George Tirebiter wondered into the USC Downtown Los Angeles Campus around the late 1940’s  and could be see all the way to the early 1950’s and the rest is historyJ well not quite. There were different versions of the history some say that students rescued him off the street. Either way he was a shaggy, dirty, but lovable muttJ. Ultimately in 1947 he became the Mascot of the school “officially or unofficially” either way he was at every football game, he posed with the Prom Queens among other things.   George Tirebiter has his own websiteJhttp://www.tirebiter.com/ and as you can see he has a statue as well! Sadly tragedy occurred and he was followed by George the Second and ultimately George the Third   http://www.usctrojans.com/trads/usc-tire.html   George had a huge following and I was glad to be able to take a picture of this great Mascot of USC! This small history of a famous mutt is presented to you by your  Pet Friendly Realtor Endre Barath, Jr.       If you are a consumer who is considering buying or selling a home, investment real estate, vacation homes, or beach properties in Southern California, Los Angeles, Century City, Westwood, West Hollywood, Beverly Hills, Culver City, Marina Del Rey, Venice or Malibu. ‘Project Loon’ by Google is buzzing the internet. Have you heard?

Posted by on 6:35 am in Active Rain | 0 comments

‘Project Loon’ by Google is buzzing the internet. Have you heard?   As most of you who are following blogosphere, the internet is on Fire! The word just hit that Google has launched a project called “Project LOON” The internet search giant wants to give everyone on earth Internet access and they have an idea how to do it! Google has officially announced “Project Loon” http://googleblog.blogspot.com/2013/06/introducing-project-loon.html  the idea is clear connecting the entire world to the Internet.   Some of you who read my blog on a consistent basis will remember that I wrote a blog post almost six months ago to the day that Google has hired Ray Kurzweil   (http://actvra.in/N4t ) this is clearly his brain child whether Google  Inc  or the representatives who speak for Google will admit it or not. Check out my blog post and tell me if I am wrong. So what is Project Loon? The idea is actually very simple to build a ring of balloons, flying around the globe on the stratosphere and provide Internet access to the earth below. I for one would appreciate it since many times I cannot get connectivity in Marina Del Rey, CA because of various reasons…the real reason is that there are gaps in the internet beam access on today’s 3G Network.   So how do they want to accomplish this that Verizon and other internet service providers could not? Their solution is easy: solar-powered, remote controlled balloons would be in the stratosphere about 12-15 miles above the surface of the earth, well above the altitude where the planes fly and they communicate with special antennas and receiver stations on the ground. Now keep in mind this is what I call “revolutionary” Governments have spent millions and millions of dollars to work on Satellite communication….here comes Google and they have a solution on what I consider truly low tech and simple way of solving the communication challenges.   So what you are seeing in blogosphere is the Pilot program that Google is testing in New Zealand as we speak. So if you are not sleeping and are aware check out the internet that is all everyone is buzzing aboutJ   Just as a post script Google said it is a culmination of 18 months worth of work but obviously this was one of the reasons Ray Kurzweil has joined Google six months ago be Prepared that once they prefect this project, fiber optic cables will be a distant memory.   Now keep in mind NASA, the Defense Department and various other countries have been studying Balloon science. The bottom line is they all were doing it as a secret military and mostly covert operation. Google wants the world to be connected. This in my opinion will have a huge impact on the underdeveloped and the developing nations as they will be brought into the Internet, digital age. I see this will not only effect economic, military as well as social movements. The world as we know it now will be more connected and there will be many positive effects.   So some of you who saw UFO’s in the past 6-18 months in California were actually seeing Google Baloons since before heading to New Zealand they spent a few months here in California’s Central Valley. So...
