Free Advice to Buyers & Sellers in the Greater Los Angeles Real Estate Market I am a Visual Person and I enjoy great pictures, charts and drawings. Anything that catches my eye, I try to delve into it. As most of you know, the definition of ‘delve’ is to carry on intensive research for data and to investigate deeper into the subject. Now with that said, I recently read an article published by Realestate.com comparing the National Real Estate Market to a Roller Coaster Ride. This article & the visual caught my interest. (For your convenience here is the article http://www.realestate.com/advice/riding-the-trillion-dollar-real-estate-recovery-roller-coaster-56135  )   It was not that long ago when people were comparing the Real Estate Market to a Bubble. I find both analogies interesting and in some respect accurate. Ironically at the same time I also see this as meaningless banter and of little value to the potential buyers and sellers of real property in their local micro markets. If you want to impress your circle of influence at a dinner party or if you crave for  attention  in the media, than you carry on conversations in person or via your blog about Bubbles & Roller Coaster Rides of Real Estate and throw out some huge numbers such a Trillions of Dollars and you will be getting noticed. Ironically we have become a society of “sound bites”, “catchy headlines” and we generally lack the attention span for details. The sad truth of what has been influencing buying and selling of Real Estate for the past ten years has been what was reported in the media and unfortunately often times not necessarily accurately. Real Estate buying and selling in the past 13 plus years has consisted of: 1. Trends, 2. Herd Mentality, and 3. Momentum. Real Estate has always been local and the Real Market which I represent buyers and sellers in, is the Greater Los Angeles Real Estate. This is such a large and diverse area, hence it is even more critical to be familiar with the Micro Real Estate Pockets. As an example I will use Beverly Hills as the center point for my illustration.  Potential Buyers could be searching in the Ultra Luxury Market of $20 million and above or there could be potential buyers in the $5 million to $10 million range as well as buyers who could be searching between $1million to $3million ranges. All these homes could be found within a 15 mile radius from my Office. At the same time there could be homes in the price points south of $1million as well even to the point of average sales price of $250k for a home. Hence as a buyer and seller, you absolutely need a seasoned, knowledgeable Realtor who can guide you and let you know about the different Micro Pockets. Trends are important, but more importantly you should buy a home to live in. It is a simple concept, live within your means and stay for a long period of time, than you will be fine. Leave the headlines & sensationalisms to others and focus on finding a nice home that you look forward to going home after you worked hard all day. Last weekend we had Carmaggedon II and  this weekend we have “Obamajam” Those of us who live in the Greater Los Angeles, know we have many challenges moving from point A to point B due to too many vehicles and not having a good  enough Public Transportation System as an alternative to driving in the Greater Los Angeles Area. (But that is the topic for another post) My purpose is a Public Service Announcement to let all of you who are planning to be on the Road tomorrow in the Greater Los Angeles, you might want to reconsider or find different ways to get to your destination.   President Obama will be back to Los Angeles on Sunday and will attend several fundraising events in Los Angeles. According to the Los Angeles Police Department they are advising all motorists to stay away from the following neighborhoods, which the President’s Motorcade will be taking. Have you heard of Bank of America’s Mortgage Forgiveness Program?

  Have you heard of Bank of America’s Mortgage Forgiveness Program?   Bank of America recently has announced that they are in the process of mailing out to approximately 150,000 customers information, that there will be an automatic erasure of their liens on their second mortgages. So what does that mean in plain English? The intent of this is to put the homeowners in an improved financial situation by reducing their monthly obligations and potentially create for them equity in their homes. According to B of A, they are offering home owners who are behind in their loan payments the opportunity to have their remaining second lien mortgage dept eliminated. This offer will eliminate the full unpaid principal balance on the second loan. The objective is to help the homeowners avoid foreclosure whenever possible. This should help many underwater and financially distressed home owners remain in their homes and get back on their feet. To qualify the customers must have a second loan owned and serviced by Bank of America. I t does not matter who owns and services the first loan. Placing Productivity on Steroids: How can you accomplish that? This post was inspired by my manager, who sent out a note with someone’s blog.  The message really resonated with me. So to summarize in my own words:  We all can agree no matter what profession we are in, wether you are a Mortgage Broker, Realtor, Home Stager, Cook, Attorney, and Financial Consultant what really matters is we need to have a PLAN! Having the PLAN is the essential ingredient! What most people forget is that planning a task is not enough we need to match the energy level to the task. Now with that said when are you at the most productive level? When are you most focused? When is your attention level at the best? Well Oscar Wilde, Irish poet, novelist, writer of “The Picture of Dorian Gray” once said: “Only Dull People are Brilliant at Breakfast”J so with that quote, you can imagine that I am not an early morning person. I quietly enter the world with two mugs of coffee and check my emails, before I speak to anyone. I am also very efficient late at night when I communicate with my International Buyers and International Sellers from Asian and Europe! Everyone’s attention level is tied to their energy level. Hence some tasks require our full attention and full focus. There are other tasks that do not require full attention. There are activities you can do while doing something else at the same time. Now with that said when are you most efficient to do focused work? When are you at your weakest point? If you know you are ahead of many people. I would recommend if you do not know the answer, search your soul and identify when you are most efficient and then handle those tasks that require your 100% efficiency. Do not let anyone steer you away from those peak performance times. Time block, do not answer your phone, let the machine take a message and coordinate meetings face to face, over the phone or via email at your Peak Performance Times. Ask yourself these questions: 1. When is your energy level the highest in the day? 2. When is your energy level at the lowest? 3. When can you find the time to do something that requires your full attention without any distractions? 4 What tasks can you do when your energy is at its weakest point? If you can answer these questions, I am confident you will be more successful! To your success! The Last Red Sox Home Game of the season!

  The last Red Sox home game of the season.   As most of my readers know I am a diehard Red Sox fan. I have returned to the Ring ceremony in 2004 to Boston, MA. I still proudly wear my Division Champs Baseball Cap. Ironically this year, the Red Sox are at a 50+ year low. As of this blog post they have lost 91 games. Never the less I have gone to the last home game!   Fighting the weather, (according to local weather men anticipated rain all afternoon and evening) we went to the game. Much to my surprise, there was a huge awards ceremony before the game. The Fans voted to a Three Team all Red Sox team in the Past 100 years. I was thrilled to see some of Red Sox great showing up. Agree or disagree, overall it was a good selection!   Then Tangle wood Choir Sang the National Anthem and then the game began…..   The Game was lackluster at best, nothing else to expect from a mediocre manager and a disinterested team. My goal was to enjoy my time at Fenway Park. I kept teasing my friends, that my true goal was to yell at the manager for his lackluster performance throughput the season and being an overpaid spectator instead of a being a manager and get ejected from the game.   I managed to keep my composure and did not yell at the one of the worst managers of Red Sox nation in the past fifty years.  After the game we were walking back to the Hotel and I decided to walk by the area where all the Owners and Players leave from. Much to my excitement I saw John Henry the primary owner of the team drive away in his Mercedes. He had his windows rolled down and I had the pleasure of yelling to him to fire the Manger. So it was a success, watched a losing game and had the opportunity to tell the owner what he should do. This transaction made me stronger, the good news: it did not kill me!

This transaction made me stronger & the good news was that it did not kill me! This transaction made me so much stronger it is difficult for me to even put this in writing. I cannot even tell you how strong I got.  I was representing the seller on a home and shortly after I listed it, we received an offer from the buyer the sellers accepted the offer. My Sellers in turn bought a move up home and I was representing them as the buyers. The seller on this other transaction was relocating out of State and as soon as we were in escrow on her home she bought a home out of state. Needless to say the buyer on our transaction could not perform, since she kept it a secret that she lost her job and the Lenders discovered it prior to funding.   During a marathon meeting in our office the agent who was representing the first buyer never showed up with her buyer. Now my Manger was chairing the meeting and my seller/buyers the other seller and her agent and I were all present. Instead of facilitating with a mutually agreeable solution to the two parties remaining at the table, the other agent (broker of his own real estate office) was trying to convince my sellers/buyers to cancel the listing with me and list with him. The meeting was quite heated and my manager decided he could not take the frustrating way the meeting was going and just walked out and went to lunch with the assistant manager. Now the only ones remained:   the Broker/seller’s agent and I, also both principals my buyers and his seller. I managed to calm the remaining people at the conference table down and managed to coble out a solution which was acceptable to both parties. We received an extension of the Escrow period IN ORDER THAT my buyers could took out a bridge loan and that way they could buy the move up home. Needless to say I had to quickly resell their home so that they would not have such a large financial burden. I managed to do that, in the mean time I was grinding my teeth at nightJ luckily this did not take too long, but it almost killed me in the process. I am sharing this crazy chain of events, because I am confident both buyers and sellers and their agents can learn from the drama I went thru. Trying to go Green is easier said than done, there are many obstacles!

Trying to go Green is easier said than done there are many obstacles we need to overcome! I have been noticing a lot of businesses, from The Telephone Company to Real Estate Offices trying to achieve a noble goal of going green, in other words going paperless. Well it is easier said than done. I have not participated in previous Active Rain Challenges about this subject. So now I am making an attempt. The DocuSign Challenge is not easy! It is a work in progress with numerous obstacles that are blocking the Noble Goal! There are many challenges for a Realtor trying to accomplish this objective:   1.       There are still buyers & sellers who are not internet savvy.   2.        There are still buyers and sellers who do not have internet and want to fax every document.   3.       There are still Brokerages who require a File that has to be printed in order for you to get the commission check. Hence against these major obstacles how can one go paperless?  In my observation we need to focus on the buyers and sellers who are open to a Paperless Transaction and accomplish the majority of the transaction via the internet. Once the entire transaction is done we only need to print one File Out for the Broker! What equipment do we need? Well most of us have a computer or a laptop, so this is not a capital investment. The only missing ingredient might be a Scanner. Once you have that you are on your way. In my case I need to make this investment.  Then the second investment is to have good backup systems on the computer as well as we need to have a remote “cloud” back up station. The good news is, there are some good free and also some low expense “cloud” back up programs out there. Finally you have to become creative and it can be done. Well I just have to share with you:  I have been paperless all week. Being on vacation with my laptop conducting business without a printer and a fax machine, I had to get creative. I asked my seller to please go to the Escrow Officer and leave the paperwork with her. She in turn scanned and emailed all the documents and disclosures to me. Now I just have to remain creative and consistent with the noble goal of being a Paperless Realtor. Like I said, easier said than done!  Breaking News Fannie Mae announced HomePath Financing Changes. Fannie Mae announced that HomePath Mortgage which is currently available to low to middle income first time buyers will be allowing Investor financing to purchase Fannie Mae owned properties. This new Mortgage Product will allow eligible individual and LLC borrowers to finance up to 20 properties using the Homepath Mortgage products. Fannie Mae will offer flexible terms as well as they will not require appraisals http://www.homepath.com/ HomePath Renovation Mortgage is also available and will allow a buyer to purchase a property that requires light to moderate renovation. The one loan amount includes both the funds for the purchase and the renovation. Basically up to 35% of the completed value, but no more than $35,000. This will be available for owner occupied borrowers as well as investors. The First look incentive will allow owner occupants and nonprofit organizations the first fifteen days to purchase the property. If the First Look buyers do not buy the property, than Fannie Mae will open it to investors to have the opportunity to purchase the property   .
