Commentary: Believing is good! Ask and you might receive! As most of you, who know me well, are aware that I am a huge Red Sox Fan. Diane’s parents last year got me some Scratch Tickets from the Massachusetts Lottery. The Prizes Values were huge…needless to say I did not win the large prizes from $1k-$1m. There was an opportunity to win some second chance prices from large amounts of cash to season ticket to the Red Sox Games and I could go on and on. In order to win the tickets had to be filled out and returned to a mail box. Needless to say, against Diane’s advice, I filled some of the Tickets out and mailed them in… Fast forward to about a month ago, (shortly before we went to Boston, MA for vacation & of course the Last Home Game of the season as you know we were there http://actvra.in/Jx5 ) I received a letter congratulating me, that I won in the second chance drawing some Red Sox Gear and Memorabilia. I was very excited and left for vacation. When we returned I received a Certified Letter if I do not send in my choices quickly I will lose the Prizes. Needless to say I had to fill out sizes styles and send it back via Certified Mail. Diane was making fun of me that I am going through all these gyrations for what reason? I have always been a believer and a positive person, most of what I asked in life I generally got with some minor exceptions. I wanted to win in this Lottery Drawing and I did. So the message here is if you believe in something and ask for something, the odds are good you will receive what you wished for! Well you saw the pictures that I included here. Tell me if I am wrong? Have you heard of the California Carbon Monoxide Poisoning Prevention Act of 2010? California Carbon Monoxide Detector Requirements: Sellers& Landlords are you familiar with the law? Effective July 1, 2011 there has been a law on the books, that sellers and landlords need to have Carbon Monoxide Detectors installed in their homes. The California Carbon Monoxide Poisoning Prevention Act of 2010 requires that sellers and landlords need to install a carbon monoxide (CO) alarm or a CO alarm combined with a smoke detector that emits an alarm and has been tested and certified in accordance with standards developed by the American National Standards Institute (ANSI) Detectors must be installed in all dwelling units that contain a fossil fuel-burning heater, appliance fireplace or that have an attached garage. This law required that the disclosure forms state that the seller will certify that the property complies with the requirements for CO monitors as well as smoke detectors and water heaters. Hence sellers need to be prepared that buyers will insist that such detectors be installed as condition of closing. If you are a buyer your Home Inspector should be able to tell you whether the house does in fact contain adequate CO detectors. FYI the cost of these detectors is around $90 per detector. What does it mean Probate? A question often asked by buyers and sometimes even by sellers. Since I get asked this question more often, I thought I would share this with all potential buyers and sellers, not just in the Greater Los Angeles area, but everywhere there is a need to answer this question. Probate is the court procedure that changes the legal ownership of the property after the owner passed away. Probate makes sure that the last will and testament is valid. Generally the executor named in’ the will’ supervises this process. In other words “the will” must be admitted to Probate and the “estate” of the deceased must be “probated”. Keep in mind even if there is no “will”, there is a “plan” dictated by the laws of the state where the owner last resided at the time of death. Here in California there is the California Probate Doe and the Sections from 6400 through 6414 address the “intestate succession and the distributions of the properties”. Some of the people who are about to “inherit” the properties go “through probate” first before selling. I was in the process of meeting a client at a gas station in Encino CA. to look at properties, as I was getting off the 101 Freeway I saw a sign fresh home grown tomatoes. Needless to say I could not wait to go and stop in, since I needed fresh home grown tomatoes. Unfortunately I was meeting a client to look at three homes. The client called he, was running 30 minutes late…no problem I called all the listing agents about our delay that we will be late. I saw what a great opportunity! I ran over to this great place, got my Tomatoes & HaricotsJ I actually did well under $12 and I know dinner will be awesome! Latest update on Endeavour’s slow voyage to its final destination the California Space Center Well here we are, Endeavour is slowly moving along Los Angeles Streets to the excitement of the local residents and those who came from all the way as far as Australia, Nebraska ….I could go on and on. This is not just a “local event” it is an “International Event”. Well as the old saying goes “P….Poor, Planning, Prevents, P….Poor Performance” (The Ranger in me had to say this) well a small glitch in the planning Caused a little delay in The Space Shuttle’ move to cross over the 405 Freeway. The benefit TOYOTA Motors Corporation gets a fantastic Commercial; they will use a Toyota Tundra to pull Endeavour across the 405 Freeway, because the crawlers would have been too heavy to cross the 405 Freeway with the Space Shuttle. Toyota could not have afforded to pay for this fantastic opportunity. Thirty minutes of being on the News in the Greater Los Angeles area….I am sure this will go viral across the word. What a priceless Marketing Opportunity for Toyota Motor Corporation. Secondary Benefit: was the Legendary Donut Shop: Randy’s Donuts a Los Angeles Historic Icon got a well deserved Free Marketing ,thanks to this glitch by Endeavour being stuck in front of them. I wonder did they run out of Donuts. There were a lot of spectators waiting for the forward progress of Endeavour. An hour delay turned into a huge Marketing Opportunity for Toyota, Randy’s Donuts Shop and the Space Shuttle. There were a lot of happy spectators who came to see the Space Shuttle and they got a lot more than a few seconds of what they anticipated, instead they got to see this recognizable Space Shuttle for about an extra hour. Mission 26th of the Space Shuttle Endeavor: Endeavor is making its final trip to the museum! (photo credit Sandra Oshiro) Astronaut Mark Kelley has been on two Space Shuttle Missions on the Endeavor. He is going to be on the final mission too: Bitter Sweet! This will be a 12 miles mission and ironically the shortest final mission, but probably the most challenging one: The Trip is on Los Angeles Surface Streets! The last Astronaut who flew the Space Shuttle to land in LAX was NASA astronaut Mike Fincke, who flew on Space Shuttle Endeavour’s final mission to space, talks with the media early Friday morning prior to Endeavour’s landing at LAX. Credit: John Schreiber This final mission has been full of controversy, people have been accusing the coordinators of destroying Trees, and not being considerate of the environment….I could go on and on. I did not write about all this, because I did not want to add fuel to the fire. Now that this mission is starting October 12 – 13 LAX /United Continental Hangers to the north side access road in the morning around 08:00am, hence I wanted to set the record straight prior to the final mission! The Endeavor finishes its *second* fly-over past Venice beach – I guess it was so nice, they did it twice! Credit: Julie Dole Neighborhood groups and residents aired complaint at the Board of Public Works about pending requests reference removal of trees in Los Angeles, Westchester and the City of Inglewood to make way for the shuttle’s transport from LAX to the Science Center. The reality: The Science Center has received approval to remove almost 400 trees. In turn the center agreed to replant Four Times as many trees, including larger trees and provide up to five years of tree maintenance and pay an additional $400,000 toward tree trimming. I am actually impressed how the planners designed the route, 1. To minimize traffic congestions, 2. Make arrangements for the Endeavour’s 78 foot wing span and its height of 58 feet, limiting damage to power lines, street lights and trees. I call that quite incredible! I would like to send out a special Shout Out to the Westchester Rotary Club for their impressive volunteering “to shepherd the Endeavour as she will linger for several hours in Westchester in the parking lot at the corner of Sepulveda and La Tijera Boulevards. I am so glad I saw this historic landing of the Endeavour at LAX, as I was flying out of LAX to Boston, Ma. Now I will look forward to visiting the Endeavour at its final resting place! Bruschette with a new twist: Guacamole on top of the basic Bruschette What is Bruschette? To some people it is something they heard of but never tasted. For others, mostly all who have Italian background or love to eat Italian food, it is an appetizer before dinner. To the purists there is basic Bruschette and then there is my versionJ So with that said Good Basic Bruschette consists of a good quality loaf of bread. I like sourdough bread for the extra hidden flavors. I like to cut it into about half inch to three quarter inch slices, then take fresh garlic and rub both sides and drizzle it with good extra virgin cold pressed olive oil. I find this is the most important part, if you use less than top ingredients the end product will be reflected in less quality flavors. Toast the Bread in the oven at about 425 degrees a few minutes or Broil it on both sides. Now the most important ingredient is good, fresh, ripe tomatoes squeeze the juice and seeds out and chop into small pieces and place on top of the toasted bread. Drizzle with more extra virgin cold pressed olive oil and a bit of salt to taste. Place back in to the oven for a few minutes. Grill or Broil for a few minutes and you will have basic Bruschette. Now all you need is fresh basil leaves to add prior to serving. Now add my version: instead of putting the tomatoes on top of the toasted bread make, fresh guacamole on top of the toasted bread and then add the diced tomatoes and top off with fresh basil! Santa Monica Farmer’s Market one of the best in the area! As most of you know I love to cook, but to be a good cook you need good ingredients. So needless to say after not being to this Farmer’s Market in a while, I had to question myself: WHY NOT? Needless to say I was just going to post the pictures without words, but I could not help myself. So if you want to go to a good and plentiful Farmers Market Wednesday s & Saturday s they have it near the Third Street Promenade between 2nd & 4th Streets on Arizona Ave. Do not miss it if you want fresh produce, much better than the Chain Stores. BTW bring your own bag because Santa Monica went Green and you cannot get plastic bags anymore from the Growers!
