One of the benefits of being a Land Specialist, many times sellers come back to me and want me to resell the vacant lots that they decided not to build on! Also a benefit of being in business for so many years in the same area! This lot was a challenging build and I sold it around 2004 time frame to a Realtor. She ended up not building on it and she resold it to another buyer. Sadly that buyer lost the property to the Lender. So here we are years later, my client picks it up for a song and asks me to sell it. Talk about a challenging build! Anyway here we are today and one new lucky buyer who is a developer picked this lot up for a bargain! Congrats go out to the Seller & the Buyer! The Space Shuttle Endeavor is coming to Los Angeles on Friday! I have grown up with the Space Race between the US & the USSR. That meant Sputnik vs. Mercury, Yuri Gagarin vs. John Glenn. Next was the Gemini Program & then The Apollo Program. The space program changed our lives in so many levels, but that would be another blog post! Fast forward to September 2012, here we are and the Space Shuttle Endeavor is being retired. How cool is that, I am two miles from Los Angeles International Airport and they are bringing the Endeavor here to my back yard. The Space Shuttle Endeavor had the distinction of circling around the earth about 4600+ times on 25 different missions and traveling without having any congestion in space, outside of space junk and a few satellites. Now on her final Journey she will be fighting Los Angeles trafficJ The shuttle will do a flyover of most of Los Angeles’s Landmarks: The Hollywood Sign, Griffith Observatory, and Universal Studios to name a few. They will fly only 1500 ft over each of these landmarks. Can you imagine the iconic photos that will be created from this history retirement flight? Keep an eye on the news and the internet to get your fill of some great historic photos. The Pink Palace also known as the Beverly Hills Hotel turned 100 years old this past week according to the Beverly Hills Hotel & The Beverly Hills Courier. In typical Hollywood Style it was a 100th Anniversary Commemoration Celebration of the Beverly Hills Hotel, which lasted all week and weekend! More so the Hotel was opened in May of 1912 and history was rewritten and celebrated in September of 2012 also very Hollywood like. In 1993 when the hotel was closed for renovation they buried a time capsule and it was opened during the celebration. It contained a Cigar from Milton Berle, a Polo Lounge napkin drawing by Tony Curtis and a cassette by Dionne Warwick “That’s what friends are for”. Out of all these celebrities sadly only one was present. They also created a new Time Capsule to be opened in 25 years. I will not give away what is in it; I do not want to be a spoiler. If you are still here in 25 years I want you to be surprised! Now you know you will get a bit of history from me about this great hotel. The hotel was first opened on May 12th, 1912 by Margaret Anderson and her son Stanley Anderson they were both owners and Managers. Ironically this luxury hotel opened two years before Beverly Hills became a City! The original build of The Beverly Hills Hotel was designed by Pasadena architect Elmer Grey. It was considered Mediterranean Revival style. They also had 23 separate bungalows which were located in the gardens north of the Main Building. The Anderson family sold the hotel in 1928 to investor Hugh Leighten. Soon after, the stock market crashed and the hotel’s lien holder, Bank Of America began foreclosure proceedings. Does this sound timely? Bank of America assigned a bank employee, Hernando Courtright to oversee the hotel’s foreclosure. Courtright instead chose to quit his job and found a group of investors to help keep the Hotel. He then took over as the Manger of the Hotel and ultimately in 1941 bought it outright. He added the pink façade and the famous Polo Lunge which both are still the focal point of this luxury hotel. Then a New Wing was added to the east side of the main building. Howard Hughes resided in four of the hotel bungalows, starting around 1942. One was for him, one was for his actress wife Jean Peters and two to keep the paparracy of their trail. Off and on for the next 30 years the reclusive billionaire lived in isolation at the hotel. There are stories that he would order pineapple upside-down cake at 3:00am. He has been seen dancing with young starlets in the Persian Room later re named as the Sunset Room. In 1954 a real estate investor Ben Silberstein was on holiday at the hotel and he fell in love with the hotel. He purchased it from Courtrigt for $5.5 million. Then Silberstein started to manage the hotel and it became a playground for celebrities. The guest was the who is who of the world. There are so many people from all over the globe, who want to live and buy a home in Los Angeles, CA. The biggest question they face is: where should we live? I have been featuring different pockets of Los Angeles over the years, so I would like to introduce you, who are not familiar with Los Angeles the Outpost Estates area. Those who are familiar know what I mean. Outpost Estates has been a “star magnet” since the days when Lana Turner lived there. At one point Ben Affleck called Outpost Estates his home. Of course one of the longest residents has been Bob Barker of the “Price Is Right” fame. One of the attraction to live in Outpost Estates is, that you can literally walk to some of Hollywood’s main attractions such as the “The Magic Castle”, “The Hollywood Bowl” and “The Kodak Theater” to name a few. I remember a time when Lower Outpost Estates was less desirable due to its close proximity to Franklin Ave and ’ Hollywood’. Ironically now it is hip and trendy to live in an area that is secluded but still walking distance to “where it is happening”. After all how many places and attractions in Los Angeles can boast of being walking distance from your home? Great news: The Fires by the Getty Center are 100% contained! A fast moving fire started on Friday around 3:30pm east of the Getty Center but very near. Rush hour traffic on the 405 FWY on both directions was virtually at a standstill. The fires spread to 30 acres, then 40 and as of Saturday the fires engulfed about 90 acres of hillside. It was one of the hottest days of the year around 102 degrees Fahrenheit. It is truly amazing the hard work the Los Angeles Fire Fighters conducted with Air Support dropping water by the millions of gallons. It is even more amazing this is a very congested area with multimillion dollar homes and not one was lost. For those of you who are not familiar with the neighborhood I am going to give you a Market Snap Shot of what is active on the market for sale in a one mile radius of the Getty Center. How to improve my business in the Fourth Quarter to help myself & my clients for 2013 Not wanting to sound conceited or a braggart, I have been very successful in my business for the past three quarters of 2012; hence there is only minor tweaking that needs to be done to be more efficient for the fourth Quarter of 2012. Home Office Streamlining: I have planned on replacing my last scanner for the past six months or so. Where did the time go by? I will definitely invest into a new top of the line scanner for better efficiency. That will take care of my home office equipment being up to 100%. This will not only make me more efficient , but at the same time my clients will be able to read the various documents easier than now when in an emergency all I can to is I-Fax a document if it cannot wait until I get to the office to scan it in for them. At the same time all those papers that are laying around in my home office, I will go thru it between now and the year end and either recycle, file or scan away! Holiday Cards: Generally I wait until the last minute in December when I send out my Holiday Cards to all my clients and friends, this year I will change directions and not be a procrastinator. I will send out my cards right after Thanksgiving Weekend! The benefit I see here is one I will be in their minds for a longer period of time and they will remember me that the card did not come in the last minute, hence it will be up longer if they display Holiday Cards! Good News Email: I publish a monthly newsletter to friends, clients and future clients. This year I will write a Year End Summary Email to everyone of how I think the Real Estate Market has fared in our part of the world.
