Car Buying in the Future with DocuSign! It is a dream not reality Yet! If you ever bought a car you have experienced the most hard pressure sales techniques ever. I went with Diane to buy a car. We drove into the dealership, as soon as we parked there were six Salesmen standing in front of the main entrance door. This scene reminded me of Vultures circling around the dying person in the desert. Once we were ‘passed off’ to the floor sales person, then the drama began, from selection of the car to actually signing at the lowest price possible about 5 hours transpired. I do not have to tell you, salesman, sales manager, financial manager we finally left the car lot and Diane had a new car. Now visualize a futuristic scenario: Diane and I walk in to a Car Dealership, we look at the cars without any Salesperson hovering over us and we test drive the vehicle. Thank the Dealership get a name and e-mail address of the designated salesperson. We go home discuss the pros and cons of the vehicles we looked at and test drove. Then we send an email to the Salesperson and discuss the strategy of how fast we want to buy the car, what colors and extras do they include in the offered price. Three four emails later we build the car and then submit our offer. Thank you DoCuSign the application, the loan documents and the sales agreement are all DocuSigned right after dinner. We go to sleep next day we wake up loan is approved, car is prepared and delivered to our home. Wow thank you DocuSign. This was a Painless, smooth transaction just like buying a home, right? Oh, that is right this is just a dream. Car Dealerships do not use DocuSign nor do they use smooth transactions. We generally do not think of Thanksgiving Dinner as something out of the ordinary or something too Gourmet, or too extravagant, rather something we call comfort food. The Santa Monica Fire Department is warning business owners against “fake” inspectors! I thought I heard it all in my life time, but this is a new one on me. The Santa Monica Fired Department Prevention Division is warning local business owners to be extra vigilant and be on the lookout for “fake” “Fire Inspectors”. The Scam Artist generally come uninvited to a business and request unsuspecting employees to sign an “Inspection authorization” According to the Fire Marshal, then the Scam Artists either ask an upfront “inspection fee” or they send an invoice to the business owner a day or two later. Now keep in mind this scam is spreading throughout Southern California area not just Santa Monica because recently the Los Angeles Fire Department wrote an article to the business community that people need to be on the lookout for Scammers waging similar havoc in Los Angeles County as well. The real Fire Inspector has proper identifications and usually the Fire Department will give notice before their arrival. Now if you are not sure it is OK for you to call the Santa Monica Police Department and then the Fire Prevention Division at 310.458.8915 to report an incident. That way you will know if you are dealing with the Real Inspector or a Scam Artist. Thanksgiving is right around the corner Quick tips to avoid Garbage Disposal backups! As most of you know this is the biggest Cooking & Eating day of the Year. There is no room for last minute disasters. Garbage Disposal Breakdown is a disaster so avoid it. Best advice I can give is, only you use your disposal when you really need to use it! Be mindful of the items you are placing in the garbage disposal and if you live in a condominium or an apartment complex and you are not on the bottom floor be mindful of your neighbors below! What are three of the biggest reasons Garbage Disposals do not work or they back up: The biggest culprit is TOO LITTLE WATER! Often time’s garbage disposals break down, because there is not enough water flowing through them when you are grinding down the food remnants. To prevent this from happening, keep a steady stream of water flowing out of your kitchen sink, because as you grind the food remnant this will save the disposer. Then the last thing you want to do, is turn the water off last. Please turn off the disposal before the water, you will thank me later! The second biggest destroyer of Garbage Disposers is: Fats, Oils and Grease in general. Under No circumstances pour any type of fat, oil or grease down your garbage disposal, which can lead to clogging your drain and cause a clog further down the system and create a sewage backup in your neighbor’s home as well. Collect your fats, oils and grease, put them in a jar or some container and drop them off at you recycling center or at least throw them in your resident trash area at the minimum. Lastly Fibrous Rinds they are fruits and vegetable with fibrous rinds such as Lemon peel, orange peel, potato peels they are equally tough enemies of the Garbage Disposal. Amazingly bananas, strawberries and celery stalks will cause clogs as well Now that you have been warned, Good Luck and Happy Thanksgiving! Those of you who know me, are aware that not only am I a reader, but I love action, mystery and spy stories there is only one author whose work I consistently read even though he is Non Fiction writer. He actually writes about events that happen in our life and they are not fictionalized. In case you need a refresher he wrote: Killing Pablo, Black Hawk Down, Guest of the Ayatollah and Finders Keepers to name a few. I loved his book Killing Pablo, the story of the US lead manhunt which took about 16 month of searching and ending with the death of the most notorious Columbian Drug Lord Pablo Escobar. Anyway, today was a dreary rainy day to drive from Marina Del Rey to Pasadena; it took me about 1.5 hrs to do this short trek of 37 miles. It has been raining for about the past 24hrs, keep in mind, we are not used to rain in Southern California, not alone for such a long period of time. Then add to it that UCLA & USC was having a Football Game at the Rose Bowl adding to the extra traffic. Nevertheless, Mark Bowden is well worth the trip. He was with The Philadelphia Inquirer for twenty years and now writes for Vanity Fair, The Atlantic, and other magazines. And in his spare time wrote about 10 books. He lives in Oxford, Pennsylvania. He is a great story teller and he talked for about an hour nonstop about his research of this book and the challenges he faced getting appointments with the key players i.e.: getting access and interviewing the President of the United States, The Director of the CIA, the Commander of JSOC (US Joint Special Operations Command). They were the key players of this mission outside of the Navy Seals. (This accomplishment alone would be worth writing a book about it) Then he opened up to questions, he was very gracious and answered all the questions. It was a fun seeing him again! What is the most important part of a transaction if you are the buyer or the seller? What is it that you think is the most important point if you are a buyer or a seller? To most of the buyers and sellers, if you asked or surveyed them, the answer would be The Price. The most important part of a transaction buyers and sellers think it is the Price that they agree to. The reality although it is important it is not the most important part. As Realtors we know it is the terms: Length of Escrow Period, Length of investigation period, Proof of Funds and the information in the Preliminary Title Report. Is the Length of the Escrow period Realistic? If it is an all cash transaction the length should be somewhere between 10 -21 days for investigation depending if it is a vacant lot or a move in ready Single Family Residence. Now if there is a loan it should be somewhere between 21 -45 days depending the credit worthiness of the buyer. Have we received proof of funds that the buyer really has the money to purchase the property? If it is a loan do we have Preapproval based on the credit worthiness of the buyer? Then the final and equally important part is The Preliminary Title Report. Here at the minimum the buyer needs to check the Vesting. To make sure that the person who is on title is actually the person selling the property. Not having all signatures at the close of escrow could become a nightmare and create costly delays. The buyer should also review any Liens. Again undisclosed or just discovered liens can cause more delays and that could be not only stressful but costly too. Anyway the point of my post is that the most important part of a transaction is not always the price, rather it is a combination of all the above points. These are some of the points why the value of a trusted advisor is critical. Hence my advice is making sure that you use the services of a seasoned Realtor in your purchase and sale of your home! I am always amazed when some people say, that they are not into animals. Look at this picture. Diane and I went out this weekend for a ride; we took Chachi (her dogJ who is slowly becoming my dog too). She had to go into some one’s place to pick up so documents, before we went on our journey. I took this photo with my Blackberry to show her how much love and affection Chachi has for her. Not that she needed to see this, since she knows it, but for those unbelievers this picture tells it all. He was wondering where she went. When is she coming back?
