Villa Spezia: is one of the 18 Villas of The Villa Marina Condominium Community of Marina Del Rey, CA 90292 The Villa Spezia consists of 34 individual Town Homes and the Association Dues are hard to believe, but only around $220 per month, which includes a pool as well as common area maintenance. Seldom do units come on the Market in the Villa Spezia. The last sale was around the end of April of this year and it was on the market for only 12 days. This great unit consisted of 3 bedrooms and 2 baths and approximately 1932+/- square feet of living space. Direct Access three car garage and the entire unit was updated. Well let me start by: · Why was this sign made · Who decided to order this sign · Who will quiz the public before entering this pool · Who will admit that they had or have this problem Anyway this photo was taken in Marina Del Rey, CA in a very nice lush resort style community. The guilty shall remain nameless. IF you are looking to buy into a pool community the best advice I can give is make sure the chemicals and the condition of the pool are properly maintained, cleaned and even tested for bacteria rather than spending money for a sign. The Villa Marina Community: The best kept secret in Marina Del Rey, CA Most people drive by this fantastic townhome community on their daily commute to other parts of Los Angeles and do not even think about checking out this hidden diamond in the Marina Del Rey Condominium Community. What makes this community so special is that it consists of 18 independent villas, consisting of 685 Townhouse style condominium units. They were built in 1966 and went under the radar for many of the buyers for various reasons. One reason was that this community is not on the beach and many buyers passed it by. The community has mature tree lined street sand each of the 18 villas is very lushly landscaped and they each have their own community pools. The best of both world, having your own virtually private pool and your maintenance and upkeep is shared by your 12 nearest neighbors. Freedom, isn’t Free: Reflections on Independence Day! As most of us celebrate Independence Day with Barbecues, having friends and family over playing patriotic music I would like to reflect on the true cost of our Freedom. These thoughts have been quietly surfacing all over the country. One of my Ranger Brothers Karl Monger, the Founder & Executive Director of GallantFew Inc has sent a Newsletter re-running Deb Boyce’s reflections on Independence Day. If you have not seen it I will provide a link here embedded (it is very good but sad read). For those who just want a taste of it, I will paraphrase a few of the points here: Usually on Independence Day people use the statement “Freedom isn’t Free” as a catchphrase. The price is high, not many actually think of what the real cost consist of in human terms. The American military both active and former consists of about 11% of our population. When the average American family watches fireworks, are they reminded of the bombs and bullets and noise our Soldiers have experienced? When Americans are throwing meat on the grill are they thinking of the soldiers who have been severely injured physically or emotionally? Are they thinking of the many unemployed Veterans? Are they thinking how to help prevent veterans from committing suicide? Are they aware that in all of the above categories Veterans have a higher per cent compared to their civilian counter parts? I would like to extend my gratitude to the uniformed service members, veterans, and their families whose continued sacrifices have made celebrating the Fourth of July possible for the past 237 years and counting. I thank them for our freedom. In observance of Independence Day, remember Safety first and keep Fireworks Shows to the Professionals. The 2013 Marina Del Rey fireworks is a much loved annual event. This year just as usual the Fireworks will be staged from the entrance to the Marina Del Rey Harbor. Great Viewing Spots will be at Burton Chase Park & Fisherman’s Village. What was my biggest Failure? The question was raised by one Active Rain Member “…To identify and express what we considered our biggest failure was…” this was in conjunction in participation of a contest. This question made me pause. Generally we as Realtors always publish our successes on a daily, weekly and monthly basis. ???? This we do in the form of: Just listed, Just Sold and Just re-listed postcards and blog posts. These of course are our very PUBLIC Successes! We tend to block out our failures to the point when asked we either do not want to acknowledge them or even publicly speak of them. Hence first I started to think back and try to identify some of my failures and I was having a difficult time remembering any of it. Then I started some research on what famous people had to say about their failures! “Failure is only the opportunity to begin again, only this time more wisely.” ― Henry Ford “Failure is so important. We speak about success all the time. It is the ability to resist failure or use failure that often leads to greater success. I’ve met people who don’t want to try for fear of failing.” ― J.K. Although there were many other eloquent quotes about failure these three truly represent my attitude and approach to my biggest Failure. Clearly I have not been able to determine what my biggest failure was, because I was too busy at the opportunity to try again with the hope that next time it will work whatever I wanted to achieve. Los Angeles International Airport (LAX) update on the Tom Bradley Terminal remodeling project! As most of you know I have written a few blog posts over the years about LAX. For your convenience I have enclosed the links below in case you missed them. The timeliest was about the news when Westfield Management received the 17 year contract for the concessions at the Airport. Well, the Media, the architects, the local politicians, Airport Management and Westfield Management last week got the opportunity to preview the soon to be finished Tom Bradley International Terminal. The Mayor of Los Angeles & the Executive Director of Los Angeles World Airports were glowing as they addressed the media and the special invitees to this red carpet ceremony. (Keep in mind this is Los Angeles “home of the red carpets”) This overhaul of the International Terminal was started in 2009 and now we are looking at an Official Grand Opening in September. So why was this done now? The answer is clear, the current Mayor of Los Angeles will be leaving his position as Mayor in a few days; hence this was the last opportunity where he could place his official city stamp on this project and let everyone know that he was the one who made this happen. I am sure the incoming Mayor will take advantage in September as well at the pomp and ceremony. After all this is Los Angeles home of Pomp & Ceremony. All chiding aside this was a much needed updating of one of the largest International World Airports! For the past five or six months Real Estate is back in the conversation at cocktail parties and any time someone finds out that I am a Realtor they always ask me “how is the real estate market”? Followed by my questions of what part of Los Angeles? What part of the West Side of Los Angeles? After all my questions, the focus goes to the various local luxury areas. Hence someone asked me: “so how is the Santa Monica CA Luxury Real Estate?” Needless to say I am separating the Single Family Residences and I will address the Condominium market in another Blog Post. Now with that said let us look at the activity in the Santa Monica CA Single Family Luxury RE Market! There are 51 Active Single Family Homes on the Market in Santa Monica, CA. Of these homes the most expensive home is available for you to purchase at $31,950,000 and the least expensive home is available at $949,000. The Homes that are accepting back up offers consist of 14 properties which is clearly a sign of activity and the Pending Homes Statistic consists of 25 homes. This is a very good sign how the confidence is back in the Santa Monica Luxury RE Market. Needless to say the most important number is always the Closed Transactions. Well since the beginning of the year there were 113 Sold homes in Santa Monica, CA. The most expensive Sale was for $11,225,000 and conversely the least expensive sale was for $749,000. Equally interesting number to watch that this month there were 25 Sales reported already!
