What are the affects of the Economy the Government and the Media in LA

Posted by on 5:49 am in Active Rain | 0 comments

What are the affects of the Economy, the Government and the Media on Los Angeles Real Estate? (part1)   Friends, acquaintances, clients and inquiring investors have been asking me in various forms this question: what are or what will be the affects of the Economy and the Media’s activity on the Los Angeles Real Estate Market?   The biggest problem I see is the headlines!! Our Stock Market, our Economy and our Real Estate Activity is largely influenced by the Headlines Good or Bad or Indifferent. When the Fed Chairman speaks the stock market as well as the mortgage market react and conversely the buyers and sellers react. Sadly it is not always good. Often times no facts, no research or any background is considered purely the headlines!   Just to be clear economic reports are being delayed both the retail Sale Report and the Whole Sale Inflation measuring Producer Price Index for September have not been release due to the government shut down. Hence we are operating by Headline only; Local breaking News which we all know is malarkey…   The Government is not helping either, the Unemployment Figures are not disclosed and often times when they are disclosed it is wrong hence the Headlines continue to generate the activity. Then the following month there is a “correction”.   So with all that said my advice is to keep the following factors in mind: Interest rates are at a very low artificially created by the government. How long do you think it will stay? Sooner or later it will have to go up; hence you should sell or buy now before it does! (To maximize your opportunities)   The headlines change daily! I read good and bad information about the Real Estate Market daily; the reality is you need to have a local Realtor give you the FACTS! Let us be realistic since the prices dropped 40-50% and now they have increased by 8-25% per cent that does not make it over heated. It just simply brings it back where it should have been in the first place. Then if the prices do not increase a great deal again it is an indication that, that is where the prices should be. It is not Headline worthy!   Unfortunately many people make a good living being the “Country Criers”. Now if you would like good local information about the Real Estate Activity Reach out to a local Realtor: in the Greater Los Angeles area feel free to reach out to me Endre Barath, Jr.!   If you are considering buying or selling a luxury home, or an ultra luxury home, or luxury investment real estate, or luxury vacation homes, or luxury beach properties in Southern California, Los Angeles, Century City, Westwood, West Hollywood, Beverly Hills, Marina Del Rey, Venice or Malibu. Posted by on 6:15 am in Active Rain | 0 comments

How would you like a gift like this? Olive Oil infused with Shallots?   Now keep in mind I love to cook and I also appreciate quality Olive Oils. Diane was working for her Law Firm doing some marketing for Women Business People. They held the function at one of my favorite places. The Upstairs 2 the restaurant affiliate of one of my favorite Wine Stores: The Wine House! Needless to say they had great food and good wines to taste and compliment the food. At the end of the function the participants all received a bottle of Shallot Infused Olive Oil.  All the participants were thrilled.   This Significant Other of Diane and outside observer of this event was equally thrilled. Diane had a spate bottle for meJ   Needless to say I already tried it out on some salad dressing: It is a winner! Fall in Marina Del Rey, CA: Jack & Dougy in front of the Fireplace!

Posted by on 8:07 pm in Active Rain | 0 comments

Fall in Marina Del Rey, CA : Jack & Dougy in front of the Fireplace!   As most of you who read my blog know that, not only am I a Pet friendly Realtor, who lives in Marina Del Rey, CA, but I am also a huge fan of the Fall Season. The temperatures cool down to the point where I can cook comfortably and use the oven to bake without causing the entire place warm up to the point that one cannot enjoy dinner.   Needless to say it would not be Fall Season without our cats laying in front of the fireplace on a lazy Sunday afternoon. I knew it was time to turn it on a few days ago, when Dougy placed himself in front of the Fireplace. He was giving me a subtle hint, just like when he sits in front of the TV. I get it; it is time to turn on the FireplaceJ!   So with that said I hope everyone else is enjoying the Fall Season and look forward to some of my Recipes in the not too distant future. 0 Tipton Way (two lots) in Escrow: What a story, well worth the read!

Posted by on 6:50 am in Active Rain | 0 comments

0 Tipton Way (two lots) in Escrow: What a story, well worth the read!   I find that this blog post has many layers of interesting events which caused this property to be placed in Escrow and I wanted to share.    One of the benefits was that I was the Listing Agent on Tipton Way (a vacant lot). Clearly I have aggressively marketed the lot on almost every internet portal. In return I was rewarded with many inquiries and potential buyers.    This benefit turned into a very interesting situation.  For those of you who do not know, I always insist on placing a Yard Sign on the property, even though often times the only people who would see it would be the buyers who actually go to the site.  I like the idea that sometimes neighbors tell their friends about the property being on the market and they become my best friends. Well the long and short of it in this instance the neighbor is also selling his lot via FSBO. He contacted me one day, not to represent him just to let me know his price and location.   There was another agent who has been trying to market two lots nearby without much success. Part of it I attribute to the fact that there were no pictures or description, but that is food for another post. Needless to say all he had was a Plat map, while I have inundated the internet with many pictures and descriptions. The buyer went to the property; saw the neighbor’s cardboard sign FISBO and my sign. Turned out he liked the other agent’s listing more than mine and the FISBO’s, but in turn he reached out to me because of my sign and the conversation he had with the FISBOJ.   So here we are we are in Escrow on the two lots. Hopefully I will get a buyer for my listing soonJ and maybe the FISBO will list with me as well.  Keep in mind the two lots together are listed for under $100,000. So it is not always about the money rather it is about marketing and good service! ” A Delicate Truth” by John Le Carre’ a book review by Endre Barath,Jr

Posted by on 5:54 am in Active Rain | 0 comments

“A Delicate Truth” by John Le Carre’ a book  review by Endre Barath, Jr.    I have read almost every book that Le Carre’ has written in his long and distinguished career as an author. I also had the pleasure of meeting him at the Writer’s Guild in Los Angeles where he read from his books and signed his books. (Another blog post about that incident to come J) Here are a couple of blog post I wrote over two years ago http://actvra.in/lVx     &  http://actvra.in/jzL  for those who missed them. For those readers who are not familiar with his books, in my opinion Le Carre’s  has been mostly recognized for  one of his earliest books and it remained in the forefront to many people for about three or four decades . This book was “The Spy who came in from the Cold” interestingly it was also brilliantly portrayed by Richard Burton in the movie version.   I find that as his writing continues over the decades, he is more and more focused on the corruption of high ranking government servants and their interaction with the powerful business interests and the people who are behind it. “The Constant Gardner” comes to my mind as an example of the Political Powers and the Drug Industry working together and not necessarily in a positive light. Needless to say he has an agenda, but we forgive him, because of his great delivery of the message. So with my background explanation you can imagine what “A Delicate Truth” is leading you to. Not wanting to give the books message away. This is about an Operation in Gibraltar and Politicians, Military Personnel and Spies are all involved. The bigger message is the moral dilemma of choosing Duty, Honor, and Country over the Moral Right or Wrong.   This book is clearly thought provoking and in my opinion does not really provide closure. Never the less well worth the read, if you like current events intertwined with a moral message! Also if you have read Le Carre’ and liked him in his previous books. Finally if you have seen or read the book “The Tailor of Panama” then it is a must read!
