Breaking News there is a New Group on Active Rain: Inman News worthy Blog Posts! Inman News worthy Blog Posts: The purpose of this Group is to produce Posts that the individual writer of the post believes should be featured on Inman News.  As most of you know by now, that Active Rain has partnered with Inman News where Active Rain member’s post will be randomly picked by Inman. So why not make it easy for Inman. I created this Group so all Inman News Editors  need to do is follow this Group and will have an easier time in picking Posts they would like to feature on their portal.  If you consider buying an ultra luxury property, would you get an appraisal??       If you are considering buying an Ultra Luxury Property, my advice is: Get an Independent Appraisal! Period! No other words need to be said.   As most of you know I am lucky to live in a Real Estate Market which is surrounded by many different micro markets. We have streets in Beverly Hills that command price points in the $10-$30million range. Then about ten miles south of it, we have pockets that average around $350,000 for a home.   Over the years I have found that most Foreign Nationals do their homework and are almost as familiar and in some cases more familiar than the Real Estate Community with the values, as well as the market trends.   Then once in a while I get surprised, when the buyers do not know the market or the micro markets, but are willing to offer prices for properties which we know, or better stated, it is common knowledge to the local real estate community that the property is overpriced or at best diplomatically stated:  very ambitiously priced.     How is that possible? I sit here contemplating about the answer then it comes to me. The answer is easy:  Sellers can price their property, but Listing Price does that justify the true value!   The advice we give once in a while ends up falling on deaf ears and the buyer is not getting what I consider proper representation. Why is that? What is motivating the buyer & their consultants? I do not know the answer to that question.   I am just thinking out loud:  I treat every transaction, when I represent buyers or sellers as if it was my own money on line, hence I give advice that is based on research, facts and mostly based on historical knowledge of the area as well as sometimes the history of the property, coupled with monitoring the real estate market trends.   So if you are looking for candid and straight forward advice without sugar coating, then feel free to reach out to me directly.   To summarize no matter what the price point is, if you are paying cash, please do yourself a favor and get an independent Appraisal of the property. Looking for an inexpensive bakery check out Belwood Bakery in Studio City Belwood Bakery is   located at 12634 Ventura Blvd in Studio City, CA 818.1755.8853 (phone) The décor is French Patisserie, the prices inexpensive and the pastries delicious. Well my favorite is their French bread of course.   The only sad part is I cannot go there often. My focus is on the West Side of Los Angeles for Real Estate purposes, but every time I have business in the San Fernando Valley, I make it my business to stop in grab some pastries, get their latte and their bread of course.   Today I indulged and even had their sandwich, which was great as well. Well I had a fantastic experience in the not too distant past, where I was able to feed one of St Bonnies Horses. What a thrill it was. I am ready to do more! This is not my first blog post about St Bonnies   the latest in case you missed it is here please check it out (  http://actvra.in/44tD )  and another one from a couple years ago (http://actvra.in/bzS  ) the message is the same here, there  are some unwanted animals looking for a good home! Today I am writing to give extra  strength to Lisa who has cancer and is at Cedar Sinai Hospital in Beverly Hills.(not that she needs it, she has all the strength anyone can imagine) Please pray for her, send her positive energy, whatever you believe in to help her fight this fearless foe cancer. Lisa has one of the best dispositions and has a strong willpower and if anyone can fight and overcome this adversary I can assure you is Lisa. She promised me today that she will show me how to brush the horses. (Now keep in mind I always thought a Horse was a FerrariJ) so I look forward to the new experience. Lisa go back to St Bonnies soon, so I can learn how to brush your horses!!!   Does anyone read our blog posts since the latest Active Rain improvements??       This is a Members Only Post to bring an important issue to the community’s attention.   This is not a rant, rather a question from a concerned long time Active Rain member.  I was probably one of the biggest proponents of the new changes: Clean Look, help in SEO, improved visibility on the World Wilde Web.  Who would not like that??   I loved the fact we received early notice and warning that changes were in the work, you can imagine my disappointment when I looked at the TRAFFIC Statistics.   I will break down the numbers for you to see it clearly below. Now let’s keep in mind what has changed? The only change is from Active Rain: Localism Posts category does not exist to name one example everything else was meant to generate better SEO??   So how do you explain these statistics??   September 2013   I wrote 28 blog posts the majority of my blog post had been viewed by anywhere from 2900 to 5086 visitors the average was somewhere in the 3300 range!!!   October 2013 I wrote 31 blog posts the majority of my post was viewed by anywhere form   2100 to 3100 visitors this time the average was around 2300 viewers!!!   November 2013 I wrote 38 blog posts the viewing continued to decline   1000 to 2300 visitors this time the average was below 1800 views!!!!   December 2013 I have written not counting this post 15 blog posts    50 to 160 visitors the average is in the mid 60’s who viewed my post!!!       Clearly those of you who read my blog regularly will attest that the quality has not diminished in my writing. Clearly the indebt look will show you that Active Rains “Improvements” are in direct correlation to the diminishing views. Plus the timing seems very telling; every “improvement” shows a decline of blog posts being on the internet.   Tell me where I am going wrong about this?? Cakebread Sauvignon Blanc is a must drink wine! Ok those of you who read my blog on a regular basis know I only recommend good wines. Generally I try to keep the value at reasonable price. For white wines this is probably at the higher end of my recommendationsJ.  Well keep in mind it is the Holidays so go ahead and splurge you will be glad and will thank me later! The 2012 Cakebread Sauvignon Blanc is the 38th Vintage for the Winery!  Wine Spectator rated it 88 points. This clearly supports my recommendationJ!! Most Sauvignon Blanc’s taste either too citrusy or to grassy. This is not like the rest of them, it is rich and intense and vibrant and has a long finish for a white wine! Never the less it is light & crisp to drink! Well here is the quote from Wine Spectator read it for yourself: “Crisp and refreshing, with lemon verbena, lime, lemon zest, green apple and pear flavors that are harmonious and juicy on a light, elegant body. Drink now.” 88 Points Wine Spectator My father used to look at a bottle of wine and if the alcohol content was over 13.5% he knew it would have potential for being a good wineJ This one is around 13.9%!!! Customer Service: What does it mean to you? I provide 100% customer service! Period!! I pride myself with providing 100 percent customer service. That is my Goal, that is my Objective and I will not settle   for anything less. Period!! I have often heard people say they give “110% customer service” sorry to disappoint you, there is only 100% to give. Super Coach John Wooden of UCLA said it best: “110 is not the goal” Coach Wooden expected from his players to reach perfection. So he was clear that perfection is to give 100 percent of their potential and that is what he would expect from them every day. Jeff Bezos said it best when Amazon.com received 99% client satisfaction rating:  “…we will not be satisfied until we reach 100%…” John Wooden’s credit speak clearly for themselves :  …Bill Walton, Kareem Adul-Jabbar and Seven National Championships in a Row and ten national championships in twelve years  …just to name a few. So do Jeff Bezos’ and his Amazon dot com which is providing superior service (and I am speaking from experience) So what made me write about this? The answer is clear:  The Letter Carriers in my part of the world. As most of you know I collect first edition hard cover books. I was anxiously waiting for my latest book… Long and behold the book arrived. (See enclosed picture) The previous letter carrier retired and the new one took over about a month ago. Small difference in service (not): the previous one would deliver the books and anything that did not fit into our mail slot would be in front of our door. The new Letter Carrier did not get training, she was told “…go out there and deliver the mail…” not understanding how to do the job she delivered a 1st ed. book and jammed it in the mail slot…” from her end it fit…from my end it could not be retrieved….you get the idea…Two days of being on the lookout… I did get the book in relatively good condition. (Not wanting to go into the details of three hours of trying to find Marina Del Rey & Venice Post Office Supervisors…) Some people need more training and education than others to provide 100% customer service, to some it comes naturally.  In all fairness to her Diane educated her when she caught her delivering the mail 7:30pm instead of 2:30pm as the previous Letter Carrier. Today I am excited to say the second book was in front of our unit waiting for our arrival  and not jammed in our mail slot and it was somewhere between 4:30- 5:30pm not sometime between 6pm and 11ppmJ.
