The Weltanschaung of my Real Estate Business is clear: it is my business philosophy. Having lived in Germany and Austria for approximately 8 years and graduating with a BA in German, I have a clear understanding of the literal translation – Weltanschaung is: View of the World. My business philosophy has always been simply stated: I treat my clients as I want to be treated, PERIOD! When you come to me, you get a Trusted Advisor. This is a very high standard to achieve, because I do not tolerate incompetence or lack of business knowledge; and I expect a fast (when possible), courteous and professional response when I have a question or concern. This is my expectation be it from restaurants, hotels, internet providers, telephone providers, escrow officers, title officers, attorneys or any other service provider. My expectations are high, hence I provide the best possible service to the best of my abilities that I expect as a client. If you break down my Real Estate Practice then you will know that it consists of: superb client service, availability via email, phone or face-to-face, time management, punctuality, respect of other people’s time, knowledge of inventory, prices, and the nuances of the various micro real estate markets within the Greater Los Angeles area from Malibu to the Mountains. I also strive to understand the cultural differences of my clients since my clientele ranges from Europe, Asia, the Middle East to North America. Additionally, my goal is to provide the skill set for a smooth and successful negotiation taking into consideration all of the above-mentioned criteria. I strive for Perfection. Never the less I clearly understand that perfection is an impossible state to achieve. Coach John Wooden said it best: “…Striving for perfection is not an impossibility. Do the best you can under the conditions that exist….” I am always optimistic that the results will be favorable for my clients and I do not mean that in a naïve way. I believe in positive energy, which in turn will accomplish the desired results. Realistically, things do not always seem to head towards the right direction and there may be bumps on the road to the objective. I do not overreact, rather I revisit the course of actions we need to take to achieve the objective. This part I attribute to my military background of being an Airborne Ranger Infantry person. I like to plan ahead but know how to modify the directions and the plans on an as needed basis. I also believe that no property is too small or too big for me to handle. A Marina Del Rey Realtor’s 24hr period.What do you do in your 24 hour period? Well I will share with you my 24hrs! I find that I am so much on auto pilot and hardly think about what I do in a 24 hour period. Spring Ideas for anyone not just a Marina Del Rey Realtor! I was inspired by one of my Active Rain Friends; she was trying to inspire the community about Spring Ideas and Motivational Ideas. On a side note making the Pie Chart should be added to the mix it took me a while to make it! I am so internally motivated hence Motivation Seminars, Motivation Courses are one of the smallest parts of my activities. I subscribe to about five Motivation Gurus who send me weekly messages and if I divide that into a 24hr period it comes to less than one minute so I will not consider it into this Pie Chart. So let’s break the 24 hrs into what I do: I clearly have to remove 8 hrs for sleep and preparing for sleep as well as getting up from sleep. Now I am down to only 16 hrs. Then let me eliminate another 4 hrs for breakfast, lunch and dinner preparing and clean up. Now we are amazingly down to 12 hrs per day. (Keep in mind I am not a big lunch or breakfast person so the bulk of the time is for dinner, prepping and clean up) I can safely say I spend an average of one to two hours reading books. So taking an average of a week it comes out to 1 hour a day. This includes professional & recreational reading. Well now I am down to 11 hrs that are left of the day. This is where it get’s interesting let’s say another hour is spent with odds and ends such as breaks, which are needed for me and for our pets.Clearly now I am left only with 10 hrs. Let’s say driving to appointments & meetings back and forth, previewing homes, basically background preparation to be familiar with the inventory as well as changes in the neighborhoods some are consistent and steady others fluctuate but if we took an average of 1.5 hrs a day that would be a realistic average time. Now we are left with 8.5 hrs in the day to market current inventory, handle negotiations, write offers handle the flow of the sales and continue to generate new business. After deep analysis it was clear to me that this activity took about 5 hrs of my day. So left with 3.5 hrs of the day I wanted to know what else takes my time up. Well it turns out I spend time checking emails, Interact on Google+, interact on Active Rain, write blogs. Syndicate my blogs on FB, LinkedIn, Pinterest, Twitter and I could go on and on. How do I accomplish all this? I vigorously time block and that what keeps me on track.As you can see my day is full so add into this all the intangibles, such as when the Internet is not working, if the technology adds unexpected challenges such as the various equipment and or internet platforms or Portals are down for scheduled or unscheduled maintenance this...

Spring in Southern California: specifically in the Greater Los Angeles! There are so many people who are not aware although we have a temperate climate we still have four seasons. Many of my relocation clients who are moving to Los Angeles have often asked me and wanted to know if they needed to get rid of their winter jackets and clothing. My first reaction is always a resounding NO. OK I tell them you do not need ear protectors and thick gloves. Never the less you need warm clothing. Just to give you an example the last two days of our Winter Season it we were enjoying temperatures in the 80’s to 90’s for us it was a bit warm. As soon as the first day of Spring arrived temperatures dropped to the 60’s and 70’s. Now keep in mind it does not seem that cold to you after you experienced a bitter cold and long winter, but if you lived here and a swing of 20- 30 degrees in the temperature your body would be revolting and asking for a warm sweater. Personally I look forward to Poppy Season, The California State Flower, last couple years we missed the spectacular blooms. Hope this year will be better. If you have never seen it put this on your bucket list. I will enclose a link for you to learn and see the California Poppies. It is truly amazing when they are in full bloom http://www.parks.ca.gov/?page_id=627 hope this year I will be able to take some fantastic pictures like three or four years ago they are memorable and well worth the viewings. http://en.wikipedia.org/wiki/Eschscholzia_californica Visualize valleys and hillside covered in Yellow & Gold, once you see it you want to see it over and over. To me that is what Spring is all about. Of course being a Realtor I look forward to the renewed buying season. This year has been even more active than in previous springs. The buyers are out in the Greater Los Angeles and multiple offers are just making everyone Sellers, Buyers and Realtors work hard. Sellers and Seller’s Agents are Reviewing Offers. Buyers and Buyer’s Agents are writing many offers and hoping on one getting accepted. At the same time everyone is enjoying the renewed consumer confidence in Real Estate. Breaking News: The Design Review Board: Unanimously REJECTED Marina Admiralty’s Proposal to destroy a Historically Significant Property. Breaking News: The Design Review Board Unanimously REJECTED Marina Admiralty’s Plans to destroy a Historically Significant Property “… this property is worth preserving was the message the Board sent to the developers…” The property in question being Mariner’s Village was to be totally re-engineered. All vegetation including mature trees, streams and waterfalls as well as the endangered and protected species the Blue Herons would have been forcefully and aggressively removed and more than likely killed. Keep in mind I am all for progress and improving the communities not just in Marina Del Rey but all over the world. This property was called by one of the local politicians as the Crown Jewel of Marina Del Rey and it is in needed polishing. Clearly the Design Review Board understood this and wanted the Developer to accomplish the task with care and consideration for the Natural Habitats of the Blue Herons, the safety and security of the local residents as well as to consider the additional burden of the increased traffic this would create. The current climate of the world simply stated: people recognize that we need to share the Urban Forest. Humans and Nature need to coexist and not at the cost of one or another. This can be accomplished in harmony with good planning. There is no reason to demolish every building. Most forward thinking developers understand that ‘Green Building’, taking care of the environment and being good citizens and good neighbors would be embraced by the community. Marina Admiralty totally disregarded this concept and chose a totally different route: they took the arrogant bad developer approach, trying to bulldoze down every tree, not being considerate of the community nor their residents. Totally forgetting that when they originally built Mariner’s Village in the late 1960’s early 1970’s they won a Landscape Architectural Award. Needless to say, the community supported by numerous organizations such as the Sierra Club, the Ballona Institute, local grass roots organization of Marina Del Rey, the Silver Strand Residents and of course the residents of Mariner’s Village expressed their concerns and opposed the project. Most importantly for not being good but rather being arrogant developers. Clearly the Design Review Board Concurred by REJECTING the Developer’s Proposal of 7000 sq feet of Commercial Space inside a quiet residential neighborhood and destroying this historically significant community. As well as saving the mature trees and natural habitats. Real Estate Community: I have a Need Request for a Hotel anywhere in the US My clients are interested in buying a hotel. Basically they are looking for running hotels (not closed hotels) with 100 to 200 rooms with price range of around $2 million all cash. Location is very important, they are looking nationwide but are only interested in properties located in major cities with a population of not less than 100K inhabitants; if more the better. They need basic information as how many room the property has and how many are rentable, which is the ADR, have the hotel daily, weekly and monthly rates. If yes, what are these rates? What is the approximate occupancy rate? Is all year or seasonal? What type of entity is the seller? Owned operator, bank, corporation… Speaking of money, in addition to the list price, what is the NOI, Annual Gross Income, actual expense? I have had many agents complaining that the market is too fast. I quietly had to agree. There appears to be very little inventory is the perception. So let’s eliminate perception and let us look at the facts. As of today there were: 79 Active Condominium listings on the Market in Santa Monica, CA, now keep in mind that highest priced and listed Condominium was a Pent House Unit on Ocean Ave for $7,995,000.00. 27 Condominiums are in Backup Status waiting for the Buyers to remove their Contingencies. 42 Condominiums are Pending waiting for their Closing Date! 188 Condominiums Sold in Santa Monica in the past six months.
