Breaking News: The Design Review Board: Unanimously REJECTED Marina Admiralty’s Proposal to destroy a Historically Significant Property. Breaking News: The Design Review Board Unanimously REJECTED Marina Admiralty’s Plans to destroy a Historically Significant Property “… this property is worth preserving was the message the Board sent to the developers…” The property in question being Mariner’s Village was to be totally re-engineered. All vegetation including mature trees, streams and waterfalls as well as the endangered and protected species the Blue Herons would have been forcefully and aggressively removed and more than likely killed. Keep in mind I am all for progress and improving the communities not just in Marina Del Rey but all over the world. This property was called by one of the local politicians as the Crown Jewel of Marina Del Rey and it is in needed polishing. Clearly the Design Review Board understood this and wanted the Developer to accomplish the task with care and consideration for the Natural Habitats of the Blue Herons, the safety and security of the local residents as well as to consider the additional burden of the increased traffic this would create. The current climate of the world simply stated: people recognize that we need to share the Urban Forest. Humans and Nature need to coexist and not at the cost of one or another. This can be accomplished in harmony with good planning. There is no reason to demolish every building. Most forward thinking developers understand that ‘Green Building’, taking care of the environment and being good citizens and good neighbors would be embraced by the community. Marina Admiralty totally disregarded this concept and chose a totally different route: they took the arrogant bad developer approach, trying to bulldoze down every tree, not being considerate of the community nor their residents. Totally forgetting that when they originally built Mariner’s Village in the late 1960’s early 1970’s they won a Landscape Architectural Award. Needless to say, the community supported by numerous organizations such as the Sierra Club, the Ballona Institute, local grass roots organization of Marina Del Rey, the Silver Strand Residents and of course the residents of Mariner’s Village expressed their concerns and opposed the project. Most importantly for not being good but rather being arrogant developers. Clearly the Design Review Board Concurred by REJECTING the Developer’s Proposal of 7000 sq feet of Commercial Space inside a quiet residential neighborhood and destroying this historically significant community. As well as saving the mature trees and natural habitats. Real Estate Community: I have a Need Request for a Hotel anywhere in the US My clients are interested in buying a hotel. Basically they are looking for running hotels (not closed hotels) with 100 to 200 rooms with price range of around $2 million all cash. Location is very important, they are looking nationwide but are only interested in properties located in major cities with a population of not less than 100K inhabitants; if more the better. They need basic information as how many room the property has and how many are rentable, which is the ADR, have the hotel daily, weekly and monthly rates. If yes, what are these rates? What is the approximate occupancy rate? Is all year or seasonal? What type of entity is the seller? Owned operator, bank, corporation… Speaking of money, in addition to the list price, what is the NOI, Annual Gross Income, actual expense? Clearly it is a very interesting question. I have not done a Market Report in a while about the Santa Monica, CA Condominiums’ activity. I have had many agents complaining that the market is too fast. I quietly had to agree. There appears to be very little inventory is the perception. So let’s eliminate perception and let us look at the facts. As of today there were: 79 Active Condominium listings on the Market in Santa Monica, CA, now keep in mind that highest priced and listed Condominium was a Pent House Unit on Ocean Ave for $7,995,000.00. 27 Condominiums are in Backup Status waiting for the Buyers to remove their Contingencies. 42 Condominiums are Pending waiting for their Closing Date! 188 Condominiums Sold in Santa Monica in the past six months. So with that said you tell me: how fast is the Condominium Market in Santa Monica CA? Clearly little inventory and pent up demand. Subway to the Sea: aka the Purple Line from Downtown Los Angeles to Santa Monica, CA After four or five years of planning, community activism the Metro Construction finally began their Phase II construction around end of March 2012. Needless to say from this point on traveling on the West Side of Los Angeles surface streets just became a bigger nightmare effective this date. If it was possible to be more of a “Nightmare” Needless to say two years later huge progress has been made. The brain child of our Politicians is slowly becoming a reality. Needless to say anything that involves politicians becomes suspect: Just to start with a couple examples: 1. Usually what they budget becomes an out of control monster. Needless to say we are resilient and accept it and just move on. So I will not even spend more time on thisJ. 2. Why did the skip Beverly Hills & Century City? I find it ironic that the purpose was to alleviate congestion and ease traffic in Los Angeles from Downtown to Santa Monica i.e.: the Ocean. The idea is great and noble. The implementation a bit more “Suspect” at best. I have remained quiet about this project because I was too annoyed to even spend a minute writing about it. After all most commuters from Santa Monica, CA work in either Century City or Beverly Hills, CA so the biggest part of the traffic will remain congested due to the politicians who oversaw this project did not consider this big fact. It is funny in a way they all talk a good game, but when the rubber meets the road they are not walking the talkJ! The good news is it will help the people who do not have cars from Downtown to Santa Monica and along the way to get to and from work easier. It will also help the Tourists who are too afraid to take on Los Angeles Traffic. Needless to say most cars that are on the road will remain on the road because of this major oversight. Anyway enjoy the pictures we are getting closer to the “Sea” i.e.: the Santa Monica, CA stop of the Purple Line! Oh and if you are wondering the “subway to the sea” is above groundJ! OK It has been a while since I had a Rant!!! I guess it is high time! There was a time when I used to get really annoyed when Active Rain unexpectedly pulled the “Curtain” down. Most old timers know what I am talking about: “We are sorry to surprise you….but we are making things better…” allegedly or words to that affect. Well for the past three weeks it has been a challenge to sign in. No curtain just a pain in the derriere… Well as most of us we all have times we try to do certain things: better known as time blocking”J long and short last night I could not even find Active Rain on the World Wide Net not alone expect the curtain…so I missed out on my routine of Blogging and the on top did not get to do my late night post. So here we are today as nothing happened no explanation, no well sorry for messing up… and here are the “new & improved changes” nothing…. So with that said I am just curious did anyone else note any new improvements? Or any two steps backwards and one step forward???
