Did you hear that the National Bureau of Economic Research declared that the Recession is over?
Did you hear that the National Bureau of Economic Research declared that the Recession is over? I was so amazed when I heard this I had to do some research. Where these people are located, who came up with this statement? I found out they are headquartered in Cambridge Massachusetts. Now do not start rolling your eyes, I know, I used to live in Boston, MA. I do not know about you, I am confident based on the people that I talk to the Recession is not over yet. My little unofficial survey might not be considered scientific, by asking the Grocery Store Clerks, security officers in the complex I live in, and nevertheless, their response is pretty clear to me. A strong hearty belly laughing to the contrary, tells me otherwise then what this bureau has declared. Now mind you I am a very positive and upbeat Realtor, nevertheless I am skeptical of the timing of this announcement. Then if I had any doubt, Jay Leno from the Tonight Show had similar reaction to mine. Based on the audience’s laughter, I am confident I was right and this National Bureau of Economic Research should consider another profession than what they are doing. If you look at the increase in sales of Condominiums in Marina Del Rey, Luxury Condominiums in Century City and in Playa Vista CA, you will notice, that there has been a steady increase in sales compared to 2009 numbers month over month. In spite of these positive increases I think it is a farfetched assumption or a huge leap to draw such a conclusion. I would be curios, what your thoughts are about this subject in your less then scientific observations. Seller’s Agent Should always be present at a home inspection. Period!I have just read a post which was featured from Chandler Arizona. Instead of writing a long comment I felt it deserved a post as a rebuttal. I disagree with the concept of not having the Listing Agent Present due to a number of reasons; I will just mention the most important ones: •1. The protection of the home is still the Listing Agents’ Responsibility i.e.: legally •2. The seller’s agent is more familiar with the property and many times home inspectors have questions where certain things are located. Age, size, etc. •3. The seller’s agent should just be physically present and if needed he or she can answer the questions and if not, then the agent can contact the seller via phone or e-mail and get answers immediately for the inspector’s convenience. •4. It is not about being defensive at all, it is about providing a resource if needed. •5. Maybe in Arizona things are done differently; herein the greater Los Angeles area the best Listing Agents will be present at the inspections. •6. Good buyer’s Agents also provide the Seller’s Agent a copy of the inspection. The benefit is when the buyer comes back with a Request for Repair, the seller has been prepared mentally by the listing agent and jointly reviewed the physical inspection, and hence the negotiation can go based on the agent’s observation combined with the factual report. •7. In today’s Real Estate Transaction the physical inspection is just one part of the process that buyers and sellers need to rely on their trusted advisor the buyers and seller agents, hence if they are not present, nor they do not get an out brief at the minimum it is harder to give good advice. •8. The purpose is not to be adversarial or defensive rather to gather factual information. Sun Dried Tomato Café in San Juan Capistrano is a great little restaurant. It is walking distance to the Mission in San Juan Capistrano. As some of you know I went to the Mission the other day. Well before we took a stroll, we decided to have Lunch prior to it. It was such a great experience, that next time we will go for a day trip to Laguna Beach, we plan on having lunch at their Laguna Beach Restaurant. If you have never been you must go. The salad is out of this world according to Diane and everyone I talked to. They have the freshest ingredients and organic whenever possible according to the waitress. I had their signature Creamed Sundried Tomato Soup with Gorgonzola Cheese. I have been racking my brains out how to recreate this fantastic soup at home. So anyone who reads this post, you are welcome to share your recipe and hope that it will be similar to the Restaurants. As you know I love good wine. They have a fantastic selection and it is a very creative wine list. The good news is that it is also reasonably priced. We ended up sitting inside the Restaurant, since we did not have reservations and the Patio was full, reservation only. I actually think it was better being inside. It was a casual and more serene environment where we could enjoy our lunch and the conversation. The walls had black and white photos of Hollywood greats as well as Jazz greats. For those who do not want to visit the old mission in San Juan Capistrano, rather just stroll and have a great place to eat. This is it. I am sure the locals will agree with me. Have you ever been to the Mission San Juan Capistrano? If not this is a must see destination for lovers of California history. There is so much to tell, I will need to do a few posts about this. So in the near future I will write a little about: 1. the history, 2. the earthquake, 3. the mission bells, 4. the return of the Swallows 5. And of course I would be remiss if I did not write about the Hollywood connection to the mission. Just a teaser: The mission was founded on November 1, 1776, by Spanish Franciscan Order priests. The founding priests were Father Fermin Lasuen, if you go to the Mission Father Presidente Junipero Serra will take top billing and the third lesser know Father Gregorio Amurrio will be in the background. It is like in the movies there is the Main Star and then there are the Supporting roles. The Mission San Juan Capistrano has the oldest building in existence that is still in use in California. That of course is the “Serra’s Chapel” built in 1782. Now with that said today I will just post a few pictures to peak your curiosity. If you can not wait to go before the rest of my post. Do you know what a Joshua tree is? (Yucca brevifolia) Many people not only never heard, nor seen one. This tree belongs to the Lily family. The tree has to be above 3000 ft from sea level. Below this elevation it will not grow. The higher the altitude the more you will see of these strange looking trees. At the same time for the survival of the tree a Desert Climate and the Pronuba moth for the pollination is needed. Historical documents indicate that Joshua trees were named by the Mormons in the late 1850’s as they traveled through the Mojave Desert on their way to San Bernardino, CA. The many branches this tree has and how it grows in all directions reminded them of the biblical persona of Joshua, hence the name. If you drive through Palmdale, Lancaster, you will find these bizarre looking threes in the yards of homes as well as on the road. They are a protected species in California and the fines could be quite large for destroying them. If you want to see a Joshua Tree Forrest then you need to go to the Joshua tree national Park. It is approximately 100 miles from Los Angeles. Just follow the signs to Twentynine Palms the ten to the 62. Not only will you find a forest of Joshua trees, but one of the largest and oldest trees as well. That one is over 40 ft high and has a crown with a circumference of at least 30 feet. The tree is around 600 years or even 1000 years old. They are not easily measured. As most of you know, who read my blog that I was in Palmdale last week. I took this picture for you, this one. It is not as large as what I described above and never the less I think you will like this magnificent tree. Do you know what Mello – Roos is in California? Do you know what Mello – Roos is in California? This is a Special Tax assessed on the Land, where the property is located at. In other words, there is a Mello – Roos District that is created and if you have a property inside of it you will pay a special Tax. Generally this is an area that has decided to seek public financing through the sale of bonds in order to finance public improvements and services. Needless to say the tax will be in effect until the principal and interest on the bonds are paid off. Generally it is more than five years (5) and never more than forty (40) years. Also if you do not pay this tax or are late, then there can be a lien put on your property and a judicial foreclosure could occur. In other words these special tax payments are subject to the same penalties, which apply to regular property taxes. If you are trying to sell your property you will notice that this tax is a lien on your property. It will have to be paid prior to close of Escrow. Just like any other Tax Federal, State or Local. In Los Angeles there is one Mello – Roos District, it is on the West Side. It is Playa Vista, the first Planned Urban Development in the past forty (40) years. The streets, the sidewalks, the open space, these were designed simultaneously and this enhanced the whole community. If you have never been in Playa Vista make sure you drop by and check it out. It is very unique, a modern city within the city. How did the term “Real Estate Market” evolve? This is a history lesson on the evolvement of a new term. When my parents bought their home, there did not exist a term called ‘Real Estate Market’. This was not that long ago, in the mid 1970’s. People bought homes to live in them period. The more Affluent people bought homes to live in them as well and in addition bought vacation homes to own instead of renting them. Then fast forward to around March of 2000 after the Tech Stock Bubble burst, people were hesitant of putting their money in the Stock Market. Real Estate was such a good and safe place to be put their money. People started not buy homes to live in them, rather to make a profit. Around the end of 1999 many people had started making a shift from moving their money from the Stock Market to the Real Estate. Hence a short term investment philosophy of Real Estate started evolving. Here in the greater Los Angeles area, everyone became a “Real Estate Developer” no experience was required. The novice developer was protected by the “market”. West Hollywood was probably one of the most active for turning properties magically from old to new. How was this done? The novice developer bought the least expensive and oldest Condominium in a building, the one that needed new carpet, new paint, new kitchen appliances and new bathroom fixture and spent anywhere from $20,000 to $40,000 to bring the Unit to the year 2000 and its new glory. The paint was not even dry and the unit sold in multiple offers above the asking price. This was repeated over and over and some of the novice developers kept doing this at two to four month intervals. Everyone was making tons of money. In the restaurants, bars and at parties, everyone was talking Real Estate. It was ‘the topic’, asking, talking or bragging about how much money they made on” their investment”. One could make” great returns on their investments”, better then the Stock Market, hence the term was coined” Real Estate Market”.
