Is there an expiration of time on your word?
Is there an expiration of time on your word? I have been reading on another social network a thread about Integrity is it learned or is it something you are born with. Then the other day I read a blog and it made me wonder: is there an expiration of time on your word and integrity? I was raised by my parents and thought to be honorable. They instilled in me, that my word is my bond and it can be counted on. I went to a school where the Motto was: Duty, Honor & Country. So with that said I am somewhat biased as to what my notion is of keeping my word. What brought this to the forefront to me was that the blog raised the question about addressing a referral and the party was wondering because he worked a number of years with the potential client should he honor his word about a referral agreement that was not signed? My answer was: maybe I am old fashioned and have an honor code. No one asked you to continue showing the buyers or work with them for this long……you chose to stick with them, seems to me you are the one who has to look in the mirror everyday saying, justifying why you did not honor your agreement. Just my two cents. PS put yourself in the referring agent’s shoes if it is comfortable Since I did not get a response to my comment on the thread, or in private, I kept wondering what the general consensus is on Active Rain about this subject. So with that said here is my post to you and let me know your thoughts. What do you think? ...

Do you know what a Title Binder is? Today more than ever people are looking to save money. The Title Binder is a way for a Potential individual who knows that they will sell the property within 1-3 years to save some money. There are individuals who buy a dilapidated home and fix it up with the intent on re-selling the home within one to three years. These developers, individuals who intend on reselling for a small profit have the most to gain. The Title Binder allows a CLTA Standard Coverage Owners Policy of title insurance to buy at a fraction of the cost. Binders are valid for 2 years and could be extended another year. The Objective behind the binder is that when you initially purchase the property you can pay and additions 20% of the CLTA Standard Coverage Owners rate on title insurance to get the Title Binder. Therefore my advice is when you buy the property in your negotiation try to ask the seller to pick up this additional 20% cost on the Title Insurance, if you cannot than you should purchase the difference. By you partly paying the difference between the initial cost and the actual price of the policy you will reap a great financial benefit when you are selling the home. You will only have to pay on the difference of the Purchase vs. Sales Price; any Title Sales Representative will confirm what I just suggested. In other words let’s say you bought the house for $500,000.00 and after fixing it up and living in it for a few years you end up selling for $850, 0000.00 you will pay Title insurance on the difference which is $350,000.00 rather than paying Title Insurance on the new Sales Price of $850,000.00. The beauty of a Title Binder is that it does not matter whether you are buying a home in Los Angels in the city or if you are buying an Ocean View home in Malibu, you can take advantage of the Title Binder’s benefit. Congress wants to put the American Dream out of Reach for most people!Take Action! First I would like to give you my position with a little background: I am all for responsible lending, buying and keeping deadbeats and cheats out of home ownership. When my parents bought their home they had to put down 20 per cent and we had to pool our resources to make it happen. The house was $42,500.00 and my mother sold some of her jewelry, as my father sold his coin collection and I took a job during the summer and gave my first semester College money to make it work. The Facts: Congress wants my clients, your clients to put down 20% as the down payment. The average two bedroom condominium in Marina Del Rey is $509,000.00 I took out the luxury and high end condominium for this calculation. This is strictly based on the last month’s sold numbers. I did not include ocean view condominiums, rather your basic bread and butter two bedroom condominium one would buy without having extravagant taste. Let’s Do the Numbers: $509,000.00 sales price with 20% down payment is $101.800.00 plus 3% closing costs is $15,270.00. Now that is a total of $117,070.00, which a buyer would need to purchase this Condominium. How many average Middle Class families have this type of Cash in their Savings Accounts? I sure do not, do you? The National Association of Realtors (NAR) did some research on this very question. 60% of recent home buyers made less than the 20% down payment to buy a median-priced home. They also discovered that it would take about 14 years for a typical person to save up a 20% down payment. Now with that said if the new regulation governing Qualified Residential Mortgages (QRM) takes effect this year, then basically 60% less people will be buying homes. What will that do to the fragile economy? Not only Realtors, but the entire country will be affected by this bad Regulation. Please contact your Congress Person today if you are a buyer, seller or future buyer or seller of Real Estate. Tell a Friend, Take action. This will affect everyone in some form or another. Tommy Trojan, the University of Southern California’s most recognized Statue! Near the centre of the USC campus is one of the most famous collegiate landmarks in the United States: Tommy Trojan. Since the unveiling of Tommy Trojan in 1930, the bronzed Trojan warrior has been the symbol of the university’s fighting spirit. The statue was sculpted by Roger Noble Burnham and it cost $10,000 to build; it was paid for by a Football ticket surcharge of $1. One year the cross town Rival UCLA prankster painted Tommy Trojan blue and gold (UCLA’s colors) (around 1941). Since then during the week of the annual USC-UCLA football game Tommy Trojan is guarded 24/7 to prevent another incident. This week is called “Troy Week” if you are a USC fan and “Beat SC Week” if you are a UCLA fan. His sword has been stolen so many times that now it is made out of wood. Did you know that Freddie Mac is offering incentives to buyers & buyer’s agents? I have read with great interest, that Freddie Mac is offering 3.5% closing cost assistance to buyers. At the same time they are offering $1200 bonus to the buyer’s agent who bring the offer on Home Steps properties. Conditions are you have to be in Escrow by July 31st and Escrow must close before September 30th. The purchaser must be an owner occupant, cannot be an investor buyer. This is what I call a great way to stimulate the buyers to get off the fence and buy a home. In light of the fact that lenders have tightened up the requirements this helps that cash strapped buyer who has great credit but no money. This is also a great way for Freddie Mac to reduce the large inventory of REO properties (bank owned properties). Hence this is a good move for the economy as well. Home ownership helps a myriad of ancillary business and the local Tax revenue will increase as well. Los Angeles: City Of Angels! Los Angeles has a population of approximately 3.8 million inhabitants. This figure alone makes it the second most populous city in the United States after New York City. The city is on almost 500 square miles of land which makes it the largest city based on land size in the United States. When you see these pictures of downtown, this is what you imagine from a large metropolis, a great downtown Skyline. Some of you who have been reading my Real Estate Blog over a period of time know that I have been featuring many different facets of this great city. Los Angeles was founded on September 4th, 1781 by the Spanish Governor Felipe de Neve. After the 1848 Mexican American war Los Angeles and California became part of the United States. Shortly thereafter on April 4th 1850 Los Angeles was incorporated as a municipality. Hope you enjoyed the pictures and the small bit of information about this great city. read moreSouthern California’s Lemon varieties consist of: Lisbon, Eureka and Meyer Lemons
Southern California’s Lemon varieties consist of: Lisbon, Eureka and Meyer Lemons. Eureka Lemons make up the bulk of the lemon crops from California, Australia and Israel. They originally came from Sicily. More than likely this is what you will be buying in a Grocery Store. They have a small nipple on one end and are somewhat smaller compared to the other varieties. Lisbon lemons are medium in size, a bit elliptical to oblong and the skin is smoother not as ribbed as the Eureka and the nipple is more prominent. As the name implies they were introduced from Portugal. Both varieties came in the middle of the 1800’s. Eureka lemon was introduced around 1858 to California and the Lisbon lemon around 1849. The Meyer lemons are the best lemons to grow in Southern California due to the large size of the tree. They have originated from China and have been in California since 1908.They generally grows up to 20 feet high. Flavor wise I think they are the best because they are a bit sweeter than the other varieties. Their color is a richer orange-yellow compared to the two other varieties. We are so lucky to live in the greater Los Angeles area with such temperate climate that we can grow citrus in our back yard. So what kind of lemons do you grow in your back yard? Also which lemons do you prefer? Let me know.
