Playa Vista Condominium Market Report for May 2011
Playa Vista Condominium Market Report for May 2011 As most of my regular readers know I am a firm believer that you have to look at a Real Estate Market Report not just as a snap shot of the previous months activities, but rather as what the Trend is. If we observe and monitor the trend, than we can make educated predictions of activity for the near future of the Real Estate activity in a particular pocket. Unfortunately there are events that are beyond our control that will impact the local Real Estate activity. Last month there was a slowdown of the growth in the US Economy. A large part can be attributed to the earthquake in Japan, which created a shortage of parts and had a global as well as a local impact. Then there was a huge rise in the oil prices, which caused consumers to cut back on spending. Even though the oil prices have dropped back to $100 per barrel the damage was done. The slowdown occurred. Now with that said let’s see how the Playa Vista Real Estate Activity fared for the month of May. There were 28 Active Condominiums on the market for sale. This is a slight increase from the previous month. There were 4 accepting Backup Offers; 1 was on Hold status and 3 were pending. This is a huge drop from the previous month; hence it confirms that the consumer spending took a pause. The Sold numbers for the month of May were 7 a drop from the previous month’s 13. So it should be interesting to see if we have a rebound during the month of June. So for your convenience I am going to include the previous five month’s Condominium Market Reports for Playa Vista, CA. This way you can look at the Trends yourself conveniently. Please welcome Luke Gibson, Photographer to Active Rain. The other day I saw that someone subscribed to my blog. I then went to see who it was. Much to my surprise I saw that it was Luke Gibson my Real Estate Photographer. http://www.lukegibsonphotography.com I was so excited he is the photographer who made my 221S Gale Dr. Condominium in Beverly Hills, CA look so good. He is also the photographer who took those great pictures of my 5330 Yarmouth Ave in Encino, CA. Most of you kept praising how great the pictures are. Now the man himself is on Active Rain. In hindsight I should have invited him. Oh Well. Give him a huge welcome and if you need a good Real Estate Photographer in the Greater Los Angeles area, he is your go to guy. Do you know what a Homestead is? This is another Title Insurance Question you might want to be familiar with and inquire about when you are purchasing a home. As most of you know I have written a few blog posts about Title Insurance. I find it is very important to be familiar with Title issues; it can make a great deal of difference whether it will be an easier Escrow Period or a harder one. The more knowledgeable you are the easier it will be. The Homestead Act is very complex in nature and if it is not properly prepared may be invalid. Therefore I suggest that you consult an attorney for your specific situation or at least a Title Officer before you take title on a property. Generally most people want to know how the Homestead Exemption works. In simple terms it may protect your equity from creditors. In other words in f you own or are about to buy a condominium, a house, a duplex or a mobile home this could be beneficial to you. Every home owner who resides in his or her home is entitled to this protection until the house is sold or the homestead is abandoned. There generally is a limit to the amount of equity that is protected. Hence, depending on your situation you could be protecting anywhere from $50,000 to $100,000 of your equity. So talk to your Title Officer or his or her representative before you close on your purchase. For your convenience I have enclosed some of my previous post about Title questions and issues. http://actvra.in/bK2 http://activerain.com/blogsview/2248000/the-importance-of-using-a-reputable-respected-trusted-title-escrow-company http://activerain.com/blogsview/2315072/do-you-know-what-a-title-binder-is- http://actvra.in/bK4 http://actvra.in/bK5 http://actvra.in/bK6 If you are a consumer who is considering buying or selling a home, investment real estate, vacation homes, or beach properties in Southern California, Los Angeles, Century City, Westwood, West Hollywood, Beverly Hills, Culver City, Marina Del Rey, Venice or Malibu. Whisky A -Go-Go: A Must visit Rock Mecca on the Sunset Strip! As I was driving on Sunset Boulevard I drove by Whisky A-Go-Go (http://www.whiskyagogo.com ) and started remembering the legendary hangout of musicians and hipsters of the 1960’s. The ones that did not get their first opportunity at the Troubadour (I have written a blog post a few years ago about the Troubadour http://actvra.in/bFJ ) started here at the Whisky A-Go-Go. They opened their door on January 11, 1964 and the rest is Rock History Legend and Folklore. Just to name some of the performers The Door, Joplin, Led Zeppelin, Buffalo Springfield, Jefferson Airplane, Iron Butterfly, Eric Burdon and The Animals, The Police….I could go on and on but then it would not be a blog post it would be a book. Now you can go listen to the future Rock Legends, eat a great Hamburger, Fries and buy some Rock Memorabilia in their store. The place is a must visit Rock Mecca. 8901 West Sunset Boulevard, West Hollywood, CA 90069 (310)652-4202 If you are a consumer who is considering buying or selling a home, investment real estate, vacation homes, or beach properties in Southern California, Los Angeles, Century City, Westwood, West Hollywood, Beverly Hills, Culver City, Marina Del Rey, Venice or Malibu. Woody’s Barbeque: a Los Angeles family owned Barbeque Institution! The first Woody’s Barbeque ( http://www.woodysbarbquela.com ) was opened about 30+ years ago on Slauson Avenue in Los Angeles. As you can see customer loyalty is still there. Woody Phillips of Woody’s Barbeque felt that his ability to cook was a gift from God. He never used chemicals, electricity or gas to make his barbeque. He used a brick pit which he designed after the old-fashioned barbeques which used to be dug in the ground. He is a firm believer to have fall of the bone meat you need to do slow cooking. He keeps the secret of his preparation a family secret. I will try to learn the secret somehow. His client base consists of young and old, rich and famous. Some of Hollywood’s well knows like Denzel Washington and Samuel Jackson to name a few. Woody is a member of the Urban League and the NAACP and he constantly gives back to the local community. I have been going to Woody’s since I moved to Los Angeles and had my Second Listing on 43rd Street. I have been a regular over the years have seen Realtors as well as the cross section of Society. He specializes in Barbeque ribs, chicken and beef and his side dishes consist of greens, cornbread, macaroni and cheese, sweet potato pie to name a few items of the menu. Hope you enjoyed this little history of a Los Angeles Barbeque Landmark. First Time for Everything: Thank you Active Rain. As I was reflecting I wanted to say a few heart felt, thank you words. Let me give you a little history: on August 28th 2008 I wrote my first blog post http://actvra.in/bvZ it was nothing spectacular and went under the radar of most of the Active Rain Community as well as the Readers of Blogs on the Internet. I was very proud of it, since it was one of my favorite Restaurants in Marina Del Rey, CA. Café Del Rey http://cafedelreymarina.com Georgina Hunter from Maui, Hawaii http://activerain.com/mauihunter welcomed me as a new member of the community. I thought it was very nice that she took time out and read my post. I wanted to Thank you Georgina, for your comment on my first post on Active Rain and first blog post ever. Thank you for giving me encouragements, which translated into many posts. Many things have changed since my first post, and during this time many people have come and gone. I am still here and hope my writing has gotten better. I did not understand how to write posts, how to build relationships and how to develop leads thru blogging. Thank you Active Rain, I have learned somehow just by reading other member’s posts how to write better (I hope) and even a bit about SEO (Search Engine Optimization). Since that first post I managed to write 375 now with this post it will be 376 posts. Never in my wildest imagination did I think that I would ever write that much, or that I had that much in me. I have written just about everything, from Market Reports in Marina Del Rey, to giving advice to Buyers and Sellers. I have received buyers, I have received international buyers, I have given referrals out. This all came from my blogging. Now you wondering why are you writing this post? The Reason is clear as day to me I have made it to the First Page on Active Rain for California. Thanks to your comments that I have received, the recognition awarded by Featured Post, encouragement received and inspiration given all got me to Page one in California. So with that I wanted to thank all my unnamed readers and unnamed mentors who helped me to get here.
