Today was Flag Day: every June 14th we celebrate it! As I promised her is part two of the days one should fly the flag. I figured a good place to stop was at the six month mark. So here I am picking up where I left off yesterday: July 4th   to celebrate Independence Day   1st Monday in September, to celebrate Labor Day   September 17th to celebrate Constitution Day   2nd Monday in October to celebrate Columbus Day   October 27th Navy Day   November 11th to celebrate Veterans Day   4th Thursday in November Thanksgiving Day   December 25th to celebrate Christmas Day As I said before, State admission Days to the Union (State Birthdays) and any other State holidays the flag should be raised.   Remember the flag should not touch the ground and if you are flying it after the sun sets make sure there is a light on it. We Celebrate Flag Day every year on June 14th!

We Celebrate Flag Day every year on June 14th. This day is to commemorate our beloved symbol of America’s freedom. I am following our forefather’s tradition that was started 235 years ago. I will proudly fly our flag in observance of Flag Day. At the same time I thought it would be a good time to remind everyone who reads my blog what other days one should fly the flag, since there are quite a few days I have decided to break this post into two the first half and then the second half of the year into parts one and two :   January 1st on New Year’s Day   January 20th on Inauguration Day   3rd Monday in January to celebrate Martin Luther King Jr’s birthday   February 12th to celebrate Abraham Lincoln’s Birthday   3rd Monday in February to celebrate George Washington’s Birthday   Easter Sunday    Second Sunday in May to celebrate Mother’s Day   June 14th Flag Day   3rd Sunday in June to celebrate Father’s Day   And of course ever time there is a State Holiday as well one should fly the flag. Wine lovers: here is a good wine for under $20 from Hungary As some of you know I am a wine lover and I like good inexpensive wines. (OK I also love expensive wines) I prefer buying a “good value”. The other day I went to one of my favorite wine stores (I have two, which  I will have to blog about in the future) and I was so surprised, there was a great Hungarian Wine ( as some of you know I am originally from Hungary). So I immediately had to buy it. For a wine under $20 per bottle and being a dry white this is a winner. So  if you see it in your neighborhood wine store do not turn your head, instead  grab it and buy one and if you like it come back and by more. We went to: The Venice Meet Up on June 9th, 2012

  We went to: The Venice Meet Up on June 9th, 2012. I received an e-mail blast this past Friday about the “Venice Meet Up” this is one of the coolest blocks, not just in the Greater Los Angeles Area, but in the entire country. Generally they hold these events on the first Friday of the month. As many of us who work 5 to 7 days a week a week, generally Friday is not a good time to relax. Since this was planned for Saturday I figured we could take a couple hours off and check it out.  Diane and I strolled on the trendy Abbott Kinney Blvd, which is full of shops and restaurants and of course the attraction was the Food Trucks and music at the Westminster Elementary School. More than 50 L.A.-area vendors will be showcasing their wares at what Venice Neighborhood Meet organizers say is a collection of “meticulously curetted” goods. Some of the featured local treats: Amella Caramels, Sugarbird Sweets & Teas, Coldwater Canyon Provisions, Friandise Pastries, Hepp’s Salt Barrel, Ice Ice Shavie, Vici Victual, The Rice Creamery, Oliovera and Out of the Box Collective. Anyway instead of me talking about it, check out these pictures. Diesel Book Store in Malibu, CA

Diesel Book Store in Malibu,CA    Diesel Book Store is one of the few Independent bookstores that are left in California. The owners are John Evans and his partner Alison Reid, they started their first bookstore in 1989. Currently they have three stores:  one in Brentwood, one in Oakland and one in Malibu.   There was a time in 2011 when it looked like Diesel would not be in Malibu any more. There was a landlord tenant dispute, which turned out to be a short eight month void in Malibu. Now Diesel is back with a vengeance. Very close to the previous location, but better. They are housed in a Spanish Revival commercial building with a central courtyard. It has a nice spill-out area, and they hold the book signing and reading events in the courtyard. This place is quaint and more conducive to book lovers. I feel lucky that we live in Marina Del Rey, which is about a 25 minute drive on the beautiful Pacific Coast Highway to get to Diesel Books. Did you know that today was “National Best Friend’s Day”?

Did you know that today was “National Best Friends Day”? Unfortunately, I did not know this valuable nugget of information, so I will have to reach out to my best friends tomorrow. Since they are my best friends, I am sure they will understand. After all they did not call or email me today, so the odds are good they did not know it either. Since this information was on the internet today, I started pondering about this. Why did this fact been only published today? After all, the word could have been put out a few days earlier and we could have reached out to our “Best Friends” in time. Then again this made me think, who decides what will be a “National Day”? We have 365 Days in a Year, so why don’t we have a Calendar that lists what every day represents? Why there is not a website what each day is identified what it represents? I do not think that this is such a hard thing to request.  After all I grew up in Europe, Hungry to be exact and they celebrate’ Name Days’ the Calendar showed every day whose name was on the Calendar. So everyone could plan, send cards or throw a party for the person whose name is represented if they want to. Anyway if you think I sound like Andy Rooney, (may he rest in peace or laugh at my post) who used to be on Sixty Minutes, I will not be insulted, rather I will take it as a complement. Anyway I was just wondering and I am curious what your thoughts are about the subject? What is FIRPTA? Understanding the facts about FIRPTA

What is FIRPTA? Understanding the facts about FIRPTA FIRPTA is the acronym for Foreign Investor Real Property Tax Act. The disposition of US Real Property interest by a foreign nations is subject to the Foreign Investment in Real Property Tax Act of 1980 (also know by most as FIRPTA) income tax withholding. Basically what it means is that the United States is authorized to tax foreign person on the sale of US Real Property. If you have a Foreign National who is selling Real Property at least in California, most Escrow Companies will follow the instructions of the principals in withholding and remitting the payments to the Internal Revenue Service (IRS) on their behalf. Most reputable Escrow Companies will have a process in place for accommodating the ability “to hold back funds” if the seller has applied for a Withholding Certificate. On the other hand keep in mind not all Escrow Companies comply to the FIRPA  requirement, hence it is imperative if you are representing a seller who is a foreign national in a transaction that you protect your Broker, yourself as well as the interest of your government. The last thing you want is a call from Uncle Sam that you did not protect their interest. Just saying check with your Broker as well your legal advisors so that you do not bring Pecuniary Liability on yourself. What is a Qualified Mortgage and Why should you care what will be done with it? The purpose of a Qualified Mortgage was to reduce the risk of a future housing market crash. This was to be accomplished by having standardization in the lender’s qualification of potential home buyers.  This was to tighten the reins on lenders and insure that there would be good loan qualification standards. This was going to be done by larger down payments and other standards to ensure a higher probability that the mortgages will not default The goal is altruistically very good: to prevent another housing market crash similar to what happened in 2008. The legislators proposed that lenders take on 5 per cent of the risk of mortgage defaults. The objective was for lenders to have “skin in the game”. In other words legislators wanted lenders to have a financial stake in the game. The Federal Deposit Insurance Corporation (FDIC) wanted buyers to have a 20 per cent down payment of the home sales price. On the surface this sounds like a brilliant idea. After all that is how my father bought his house in 1973. The purchase price he paid was $41,500.00 and his income was $38,000.00. Today the median purchase price in my market place is around $650,000.00 and the average income is around $65,000.00. My father needed around $9000.00 to buy a home. The average buyer now needs to have around $135,000.00 to buy the home. Let’s be realistic how many of you have over a $100,000 in your savings account? I am all for responsible ownership, but basically this would eliminate middle to lower middle class home ownership in my market.   So what is your thought on this subject? Do you realize what effect this will have on our fragile economy? I would love to hear what you think?
