Does your Home Owner’s Insurance provide coverage for Flood?

Posted by on 1:36 am in Active Rain | 0 comments

Does your Home Owner’s Insurance provide coverage for Flood? This is an important question you need to check in your insurance policy. Many home owners often mistakenly believe that flood insurance is only needed or are only available for properties that are located in a flood hazard area or otherwise known as “flood zone”. The best way to compare this response would be like saying, that your policy only covers Fires if you are located in a high Fire hazard zone, otherwise you do not need it. To clarify this misconception, let me tell you that, flood is one of the most common natural disasters in the US. Floods can result from torrential rainstorms and or hurricanes. Keep in mind it is not geographically limited. Floods can be caused by melting snow as another example. Areas that had recently had new construction could have had the water drainage patterns altered, hence could be potentially in a flood area. So if you live in one of the 50 states of the US you could be affected by floods. So please do not wait for disaster to strike, be proactive and check out your policy and if it is not covered get a binder to cover it. So do not become a victim of uninsured flood loss that you can cover easily.   If you are a consumer who is considering buying or selling a home, investment real estate, vacation homes, or beach properties in Southern California, Los Angeles, Century City, Westwood, West Hollywood, Beverly Hills, Culver City, Playa Vista, Marina Del Rey, Venice or Malibu. Misleading Clothing Donation Boxes:Beware of FOR PROFIT Clothing Boxes

Posted by on 5:40 am in Active Rain | 0 comments

Misleading Clothing Donation Boxes: Beware of FOR PROFIT Clothing Boxes   I am a big believer of helping people who are worse off than I am. It serves a multitude of purposes: One thing is clear; I am helping someone in need anonymously. They do not know who gave those in need of help and I do not know who received it. All I know is that it was beneficial for some one. The second part of this is the fact that I felt good that I was able to help someone.   Donating clothing that you are not using anymore, due to “out growing them” as in my case make a lot of sense for all involved.  I am helping a charity like Goodwill or the Salvation Army while making room for new clothes in my closet. One of the other side benefit is I get a tax deduction as well.   In the “old days” it was simple. The Salvation Army or Goodwill was the “only game in town”. They were providing a place to drop off your clothing and shoes. Simple a’ win-win’ situation for all is what it used to be.   Then all of a sudden “for-profit companies” started setting up drop boxes and they were reselling the clothes to consignment stores or textile recyclers. They have misleading markings and if not illegal at least totally immoral. I find it annoying that they have “small print disclaimers” so I ask you PLEASE DO NOT fall into these misleading traps of companies that give miniscule per cent of donations to charitable causes.   So please do not help these unscrupulous companies make financial gains with your clothing that you intended to help the ones “in more need” then you. Give your clothing to legitimate organizations, such as Goodwill or the Salvation Army. Look Closely it is supported by a big grocery chain BUT only 15% is going to Charity!   I donate a large percent of my income to animal rescue organizations, and give clothing to legitimate organizations and my per cent that I donate is a lot larger than these “unscrupulous” companies and I am still a “profit center”. Look at the boxes closely before you throw your donations inside. Pay attention and truly help those in need! Baked Rock Fish on a bed of fresh spinach!

Posted by on 1:21 am in Active Rain | 0 comments

Baked Rock fish on a bed of fresh spinach As most of you know I love to cook. The other day I had a craving for a Bouillabaisse. So I rushed down to one of my favorite Fish stores at the Pier (that is King Harbor at Redondo Beach). As you know I have blogged about both previously. Now with that said there was such a bargain on Rock Fish (which I add to my Bouillabaisse) needless to say I bought the entire fish which would have been a shame to put all that into the fish stock.  Needless to say I was at the Farmer’s Market this past Sunday and bought a whole bunch of Spinach. So I decided to bake the saved Rock fish filets, and here we are: Baked Rock fish on a bed of fresh spinach. This Recipe is really easy: after you place the Spinach on the Baking pan pour either chicken or fish stock about a couple of cups worth over it. Sprinkle it with either Cherry, grape or anytime of small tomatoes. Place the fish filets on top. Add butter on top, sprinkle with fresh or dried Dill (if you have fresh it would be more fragrant & flavorful) Salt & pepper to taste and (I use both very sparingly) and sprinkle some garlic powder on top. If you want you can add slices of lemon over the fish, (I find that the small tomatoes are tart enough for me, so I skip the lemons).  Seal the entire dish with aluminum foil and back for about 25 minutes at 425 degrees.  In the mean time cook some rice and you have an easy but great dish for dinner. If you do not want rice I am sure it will still be enough you bought a lot of spinach.  If you prefer have it with a French Baguette and of course some               http://actvra.in/lP7    Bouillabaisse  Recipe http://actvra.in/lwD King Harbor Fish Monger  at Redondo Beach   If you are a consumer who is considering buying or selling a home, investment real estate, vacation homes, or beach properties in Southern California, Los Angeles, Century City, Westwood, West Hollywood, Beverly Hills, Culver City, Playa Vista, Marina Del Rey, Venice or Malibu. Looking for an inexpensive good red wine for your next barbeque?

Posted by on 6:02 am in Active Rain | 0 comments

Looking for an inexensive good red wine for you next barbeque? Check out: Crios Malbec 2010 As you know I love good values when it comes to wine. Hence for all my readers I chose an Argentinean Malbec. It is inexpensive, but very good, amazingly under $13 a bottle. Here are the Winemaker’s notes; I could not have said it better:        The wine has a beautiful reddish/purple color as most good Malbecs do. The aromas are a mix of freshly crushed black cherries and toasty/smoky oak—just enough to frame the exuberant fruit. On the palate, the flavors of cherries and spice are obvious, and the jammy fruit quality just keeps coming on strong, with hints of spice and sandalwood lurking in the background. This is a wine that you’ll want to buy by the case because it can be consumed at almost any occasion, whether at a fancy dinner party, or just curled up on the couch in front of a movie. Fun and delicious—what more can you ask for?!   Great with Chicken or any barbeque that you want to entertain with wine rather than beer. Truth be told I actually had it with Pasta and it worked well! Gillian Lange draws the winning ticket for the Gift Basket. As you know the Lange Foundation is having the Annual Estate Sale to get Funds to help the animals.  As this is taking place I thought it would be good time to tell everyone a little about The Lange Foundation. The Lange Foundation was founded in 1993 by Gillian Lange, recipient of the City of Los Angeles St. Francis of Assisi Award in recognition of her work on behalf of abandoned and neglected animals since 1974. To date, she has helped rescue and place over 20,000 cats and dogs that would have otherwise been destroyed in shelter.   Last weekend there was a Raffle for a Gift Basket which included lots of goodies, gift certificates to See’s Candy, Amazon, and a  Kindle  just to mention a few of the items in it, I could go on and on.  Instead check out the pictures as Gillian draws the winning ticket and the Basket! Did you know you might lose your Internet Monday July 9th, 2012

Posted by on 7:11 am in Active Rain | 0 comments

Did you know you might lose your Internet Monday July 9th, 2012? I was watching the news last night, an occurrence that is becoming rare since I do not like to be bombarded with bad news. Well long and behold I have my attention the News Caster states that the Internet on my computer might be shut down. Armed with this information I went and searched and discovered that  tens of thousands of Americans may still lose their Internet service Monday unless they do a quick check of their computers for the DNSChanger malware that could have taken over their machines more than a year ago. Needless to say I went on the FBI’s website and checked my IP Address with their data base. I would advise you do the same, to make sure. According to the FBI despite repeated alerts the number of computers that are infected is more than 277,000 worldwide. FYI this is a decrease from about 360,000 in April. The FBI believes that there are about 64,000 computers still affected. Here is the result of my test. Hope you will have the same result. http://www.fbi.gov/ Once you are on the website here is the link to test you computer https://forms.fbi.gov/check-to-see-if-your-computer-is-using-rogue-DNS   If all goes well this is what a good report should look like:   If you are a consumer who is considering buying or selling a home, investment real estate, vacation homes, or beach properties in Southern California, Los Angeles, Century City, Westwood, West Hollywood, Beverly Hills, Culver City, Playa Vista, Marina Del Rey, Venice or Malibu. The Halibut Corner in Redondo Beach, CA one of the best kept secrets!

Posted by on 6:31 am in Active Rain | 0 comments

The Halibut Corner in Redondo Beach, CA one of the best kept secrets!   The Halibut Corner is about 10 ft proximity to the harbor so my take is, you cannot order a meal that does not have fresh fish or shell fish. The Grilled Halibut with Lemon Caper burr Blanc is easily one of the best fish dinners around. It comes with a choice of rice or potatoes and vegetables. The Halibut is grilled to perfection! My personal favorites are the appetizers, ceviche, oysters, crab cakes, and Vietnamese style Spring Rolls.  I generally go to King Harbor, Redondo Beach to buy fresh seafood, shell fish, bouillabaisse ingredients, but one day I was with Diane and we stumbled into this fantastic restaurant. The Chef is classically trained and used to work at the Bel Air Hotel. Then the Bel Air Hotel decided to do a two year renovation…the rest is history. Anthony Pham became the Chef and Owner of the Halibut Corner. Look for this restaurant it is well worth fighting the tourists to eat at this great seafood restaurant. By the way the prices are very reasonable.  Generally everything is under $20 dollars including good wines by the bottle.   Deep down I do not want to blog about this great restaurant, because I want to keep it a secret selfishly…   I am sure next time I will have to have reservations. So if you are in Redondo Beach or near and you want a great seafood meal Halibut Corner is the place:   160 N international Boardwalk, Redondo Beach, California 90277   1 (310) 937-7044   If you are a consumer who is considering buying or selling a home, investment real estate, vacation homes, or beach properties in Southern California, Los Angeles, Century City, Westwood, West Hollywood, Beverly Hills, Culver City, Playa Vista, Marina Del Rey, Venice or Malibu. The Dorian, the most exclusive Condominium Complex in Playa Vista,CA

Posted by on 6:11 am in Active Rain | 0 comments

The Dorian is one of the most exclusive Condominium Complex in Playa Vista, CA As you know I have blogged often about the Playa Vista, Planned Urban Development in Los Angeles. Now I would like to introduce you to the Dorian, there are only 45 units in this complex. This gives the complex a very intimate and exclusive feel. There are nine elegant designs. Eight of these are single level and one is a townhome style. The Units range from 1600+ square feet of living space to 2800+ square feet. There are open floor pans, luxury entrance, a concierge service and a clubroom with bar. The outdoors has lush landscaping, serene fountains and a barbecue with sitting areas. This is elegance at is best. Reminds me of Manhattan and specifically Central Park West and amazingly most of the Units are marketed between $675,000 -$980,000 unlike Central Park West. If you would like to call the Dorian your home in Los Angeles, CA only five minutes from the Pacific Ocean, please feel free to get in touch with me for the current inventory. Keep in mind they are a Pet Friendly Community. The Fourth of July will be celebrated with Fireworks again in MDR!

Posted by on 1:19 am in Active Rain | 0 comments

The Fourth of July in Marina Del Rey, CA will be celebrated with Fireworks again. After the cancellation of the Fireworks last year due to budget constraints, local businesses have pooled their resources and brought back this wonderful holiday tradition. The fireworks display this year will be by Zambelli Fireworks Internationale. They are the best in my opinion. The family business has arranged many a national Celebrations including the 200 year celebration in New York City a while back. They are so good at choreographing the fireworks to patriotic music. The music will be broadcasted in sync with the display over Radio FM KXLU 88.9. If you watch it at Burton Chace Park the music will be relayed over loudspeaker. Those of you who are not bring a portable radio or maybe you can find it on your smart phone. The show is expected to start around 9pm and expected to last for approximately 20 minutes. Now with that said: Happy Birthday America! Have a safe and enjoyable 4th of July. Keep your windows closed and put soft music on and keep your pets inside while you are at the Fireworks! If you would like more information about the event check out http://www.marinadelrey.la-county.gov   If you are driving to get to the Marina use the county parking lots for about $7-$10 depending where you park. If you are local use the Marina Del Rey WaterBus service (check out my blog about this great service they will be operating from 11am to midnight   http://actvra.in/DlW   If you are a consumer who is considering buying or selling a home, investment real estate, vacation homes, or beach properties in Southern California, Los Angeles, Century City, Westwood, West Hollywood, Beverly Hills, Culver City, Marina Del Rey, Venice or Malibu.
