How is the Real Estate Market on the West Side of Los Angeles?

How is the Real Estate Market on the West Side of Los Angeles CA? How do you compete in this market? Not long ago I went to dinner functions and people asked what I did for a living and when I told them I was a Realtor on the West Side of Los Angeles, CA, they patted me on the back and felt sympathetic. Then we politely switched topics. No one wanted to hear what I had to say: There are fantastic opportunities to buy now! Sellers are nervous and are willing to negotiate. The interest rates are at all time low, what a great opportunity to buy. Very few heeded my advice and thought I was just not realistic. The ones who did listen to me are thanking me today.  Now I go to a dinner function and people ask me how the Real Estate Market is? My answer is: The Real Estate market is smoking hot on the West Side of Los Angeles, CA. The seasoned developers are here with “all cash offers”.  Depending which part of the West Side we are offers range from 12 -20 offers on fixer uppers also known as tear downs can be anywhere from $50,000 to $250,000 above asking price. It all depends how the listing is priced! I work with Developers who look at Real Estate as an Investment and they have their Formula as to what their profit margin is. Hence I average 15 – 16 offers before one gets accepted.  So this brings up the question, how can I do it? Thanks to the Technology which we have today, but which we did not have 15+ years ago, is how I can do it. Today we have an Internet based Multiple Listing Service, not going from Brokerage to Brokerage, not having the MLS Books in the Office and checking what is available.  This is a huge benefit to help me get the inventory to my clients as it hits the MLS, in other words E-MAIL is helping me as well. The Search Programs augmented with E-Mail is just great!   Then the ultimate tool that helps is DocuSign, I do not have to go to the client’s home or office to sign the offers. Nor do I have to fax it to them, I remember when I did not have a fax machine and had to go to the office to submit my offers. Then came MongoFax and ultimately there was the Scanner. Now all these are virtually obsolete. Thanks to DocuSign, I have clients in Asia, Western Europe, the Middle East and we are submitting offers seamlessly. OK to be fair, I have my own fax, my own scanner, my own printer and my own Lap Top and I work from early morning to very early morning. Crab Stuffed Zucchini Blossoms via the Marina Del Rey Farmer’s Market

Crab Stuffed Zucchini Blossoms thanks to the Marina Del Rey Farmer’s Market! First I must mention that since the world has become so close and anyone can get food that is “in Season” somewhere in the world. There is one Vegetable that still is very seasonal. That is the Zucchini Blossom. Unless you grow your own vegetables Zucchini Flowers will only be found at your Local Farmers Market. I have cooked Zucchini Flowers in many different ways, this time I chose to do a Crab stuffed Zucchini Flower Dish. In case you are wondering I do not grow my own vegetables I go to the local Farmer’s Market. Lucky for me now there is a Farmer’s Market that is walking distance from my homeJ I am so lucky there are Six Farmer’s Markets within a seven mile radius from my home: Santa Monica Farmer’s Market (Wednesday s & Saturday s), Venice Farmer’s Market on Fridays, Century City Farmer’s Market Thursdays, Marina Del Rey Farmer’s Market on Thursdays, Culver City Farmers Market on Sundays  and  the Playa Vista Farmer’s Market on Saturdays. In other words I could be at a Farmer’s Market five days out of seven. So why am I not there five days out of seven? Thanks to Diane she controls my budgetJ Now to my Recipe: Crab Salad: ·         I chose to do a Crab Salad, Dungeness crab was my choice this time instead of lump crab. I bought a 2lb Dungeness crab which after you clean it out translates to about 1.5lb crab meat. ·         2 cornichons, chopped ( Trader Joe’s carries them in a small glass jar , very tart pickles) ·         2 teaspoons of capers, chopped ·          Sweet onions (about the size of one small shallot) finely chopped ( I find it sweeter and not as sharp) ·          10 basil leaves chopped & about 5 table spoon of Italian parsley chopped  & about 1 table spoon of Fresh Dill ·         About 4 table spoon of mayonnaise & a ¼ lemon with grated zest. ·         Few drops of Worcester sauce ·         1/4cup of olive oil For the plate add some micro greens (Trader Joe’s sells them) & some tomatoes preferably small cherry or teardrop tomatoes.   Mix all this together and let it sit for a few minutes to blend the flavors (15min or so) in the mean time in three separate containers put: ¼ cup of flour, 2 large eggs lightly beaten, & 1 cup of panko breadcrumbs Take the Crab Salad stuff into the Blossoms this should be about 12 flowers. Once you filled them dredge them into the flour followed by dredging them in the eggs and then dredge them in the panko breadcrumbs. In a hot large pan with hot Olive Oil fry them for about 2-3 minutes on each side, place the finished product on some paper towels and serve with some left over Crab Salad and Salt & Pepper to taste and if you like have some Tartar Sauce available too or some hot sauce depending on tasteJ OK Trivia question how do you know if your Zucchini Blossom is a Male or a Female? Eric Van Lustbader at the Los Angeles Festival of Books 2013

Eric Van Lustbader at the Los Angeles Festival of Books 2013   As most of you know I am an avid reader and book collector and on top of that I love getting autographs from my favorite authors. Eric Van Lustbader being one of the authors I have not seen in quite a few years, hence I was thrilled that he was not only going to be at the Los Angeles Festival of Books, but he would also sign the books. Needless to say I had quite a few of his books that were not signed. He averages two books a year; hence I had about ten to twelve books that were just waiting to be signed by him.   Eric Van Lustbader took over the Bourne Franchise with the passing of the Creator of Jason Bourne none other than the Iconic Robert Ludlum. Lustbader is now synonymous with the Jason Bourne Character not only in the books but in the Movies as well. Ironically some people do not even know that Robert Ludlum created the Bourne Series. I was standing in line waiting for my turn, there were three other authors signing, hence we were in close proximity to the people in the other line and I overheard one person asking who Eric van Lustbader was. As I was listening to the answer it made me smile: “…he is the one who wrote the Bourne Series….” Was the answerJ He was very gracious as always, not only signing but allowing taking pictures of him and with him. He is truly someone who cares about his fans. If you have not read anything by him you are doing yourself a disservice.  There are so many good books by him:  The Nicholas Lenear Series i.e.: The Ninja, the Miko…. And of course many others I have also posted some other pictures of this great event which was held at the USC Campus Downtown Los Angeles. Marina Del Rey’s Farmer’s Market @ Mother’s Beach Thursdays 9am-2pm

Marina Del Rey’s Farmer’s Market @ Mother’s Beach Thursday s 9am-2pm I am thrilled that Marina Del Rey has its own Farmers’ Market on Thursdays. This was the second Thursday that they held the Farmer’s Market. It was created in conjunction with what we call Beach Eats on Thursdays, this is when Gourmet Food Trucks arrive and from 5pm – 9pm there are all the Food Trucks you can imagine or want. (I have written about Food Trucks before). Needless to say I could hardly wait to go, fortunately Real Estate has been keeping me busy (unfortunately for me & the local Farmers) I had to miss the Grand Opening. As you can see the View is not bad from the Farmer’s Market:) The Parking is in Lot #10 (25 cents for each 15 minute period) located at 4101 Admiralty Way at the corner of Via Marina, Marina Del Rey CA 90292       As you can see there will be future blogs about what I bought and made from the Farmer’s Market in Marina Del Rey, CA. Light Bulbs & More, West Los Angeles, CA. 90025 is the superstore for hard to find light bulbs. To give you a little background. The other evening we had a power failure in Marina Del Rey, CA. 90292. This lasted about three hours and Diane had our portable Lantern on to keep our home in a relatively light and safe condition. Needless to say she read in the instructions that the bulbs do not last a long time.   Hence my assignment was to get eight D batteries as a back up to the current ones for the lantern as well as two florescent light bulbs for the inevitable moment when one or both give out and we are in need to replace them. This appeared to be a simple assignment that turned into a project.   I went to Home Depot twice. The first time without and the second time with the Lantern, they assured me that they do not carry this model nor do they sell the light bulbs for this Lantern.  They suggested I go to Lamps Plus in Santa Monica, CA near 23rd street.  The individual did not speak very good English, this in turn put me on a wild goose chase on the West Side of Los Angeles.( Keep in mind now this is the third day of trying to complete this assignment between writing a few offers, doing listing presentations and trying to keep a couple of deals to stay in EscrowJ) As I am driving in Traffic getting more and more frustrated I called Diane and told her about my challenges. She remembered there was a Lamps Plus on Bundy Ave north of Olympic Blvd. Hence off I went. Much to my chagrin I am told by the sales person they do not carry this model or the light bulbs. Just as I am walking out he runs after me and says: I should go to Light Bulbs & More. Needless to say at this point this was my last resort since Diane kept telling me we should just order it on the Web. Not wanting to come home empty handed, off I went to Light Bulbs & More.   Not counting the two trips to Home Depot, the scenic ride in heavy Friday Afternoon Traffic on the west side of Los Angeles, thanks to everyone’s help THE ASSIGNMENT was completed. Needless to say in the future I will be only going to Light Bulbs & More on the West Side of Los Angeles, CA. The Los Angeles Times Festival of Books 2013 another great success! The Los Angeles Times Festival of Books of Books 2013 was hosted by USC again. As I wrote in a previous blog it was a total success from a security standpoint. Now let us look at it from an entertainment perspective, it was a total success from that perspective too.       There were musician, writers, authors, want to be writers as well as want to be authors who were there to plug their products and skills! I always enjoy this event. So this post is about the music. There were the USC Band who most of us know from USC Football games.       Then there were the USC Female a cappella group who entertained the audience. Then not to miss the USC Jazz band who did a fantastic job as well.
