Oscar Moments 2014, BTW all sunshine! Hollywood’s Big Night!Well the good news is we had sunshine for the Red Carpet. I know many of you were concerned will the Hollywood Gods protect this international icon: The Red Carpet at the Oscars. There was no need to worry, Hollywood was protected and the event was a total success and all is well. Just on a side note before this past Friday we had 10% of our annual precipitation. After today we are at 50% of our well needed annual precipitation. Now with that said, I hope you all enjoyed the Oscar Telecast and hope most of your candidates’ won an award. Having the “Right Team” in a Real Estate Transaction is critical to a successful closing! As I was reading a few blog posts today, I noticed there seemed to be a common trend: All good plans can be derailed or at least slowed by circumstances. The better support we have, the less likely the setback will be long or debilitating. In a Real Estate Transaction it is critical to have a good Escrow Officer who can keep the transaction moving smoothly forward with the various ‘events’ which could potentially slow down the forward progress. It is also critical to have good Title Officers and Staff to clear up any issues that might arise during the Escrow Period. Needless to say it is also important to have a great Mortgage Broker in the today’s ever changing landscape of the Lending requirements. I find that it is like traveling through a “mine field” now days, which could slow the process down or blow up the Transaction. In addition there needs to be a good Transaction Coordinator to push the large volumes of paper forward to make sure that the Realtors did not miss a form in their haste here and there. I also find that there has to be a good cooperation between the buyer’s agents and the seller’s agent as well to be able to maneuver through all the challenges that arise during the escrow period. If it is a Home then a good Home Inspector is critical as well. Someone who identifies the problems the property has and is able to deliver the information clearly and precisely to the buyer and answer questions about how important the deficiencies are. So where is a buyer to find all these key personnel? The answer is easy: that is why a buyer has to have a good Realtor with a great Support Team! If a buyer has a Great Realtor the Support Team will be in place! Even though it is not a human part of the Team, but great technology like DocuSign helps a great deal tooJ Someone sent me a video which is shorter than one minute and this video clearly demonstrates my point how critical a team is not only in Real Estate but any business or sport that requires dependence on other members to have a SUCCESSFUL RESULT. In-N-Out Burger near Los Angeles International Airport (LAX), Los Angeles, CA If you live or have lived in California, Nevada, Arizona, Texas & Utah more than likely you are familiar with the In-N-Out Burger establishments and have frequented it once or twice in your life time. Chances are even if you have not lived in the above mentioned states, you have friends, relatives who might have coaxed you into eating at In-N-Out Burger. If you have not been to one I feel bad for you. Make sure you put it on your must visit destinations. If you are a vegetarian you can get it without the BurgerJ. To give you a bit of history: In-N-Out has been around since 1948. Store #1 was opened by Harry & Esther Snyder who started the business with the concept of buying fresh ingredients. What a novel ideaJ. The company still believes in the same ideals fresh ingredients and freshly made while you wait. Recently I read with bemusement an “internet food guru” discussing In-N-Out Burger’s Menu and what it tells about you as an individual, based on your selection of the menu items. Just as an example if you select the “animal style” burger this author indicated “…that you know how secret menus work…” Clearly the author was not aware that the “animal style burger” was introduced in 1961J. I guess unless you are unfamiliar with the history or just forgetful then this would fall in the “…secret menu…”J. After Harry Snyder passed away his two sons continued the family business as well as their father’s philosophy of taking care of their employees and treating them like family and serving the customers’ wants and needs. As far as I am concerned, the world would be a better place if most of the businesses would apply this type of philosophy. Fast forward to 1994 and In-N-Out Burger opens the 100th store in Gilroy, CA. 1998 they celebrated their 50th Anniversary and still upholding the same principles of dedication to their customers and employees. Amazingly enough they remain a family owned business. Sadly end of 1999 Guy Snyder the CEO passed away as well. In 2005, the In-N-Out family celebrated their 200th store’s opening which was great that at least Esther Snyder was able to see her husband’s dream and vision materialize. Sadly the following year she passed away leaving a legacy of leadership and compassion unparalleled in the fast food industry. 2010 The third generation takes over the Leadership of this family owned company. Carrying on the tradition of the two previous generations of Snyder’s and expanding on the compassioned side by their Philanthropic Foundations. IF you have not been to In-N-Out Burger you really must visit. If you land at LAX tell your limo, taxi or family who ever drives you first stop should be at one of the busiest Stores of the In-N-Out Chain and have a great meal. You will be glad you listened to my advice. Chinatown Los Angeles, CA a historical reflection! Most people connect “Chinatown” with the 1974 movie depicted by Jack Nicholson and Faye Dunaway. Others think of New York City, San Francisco and then only after a long delay their thoughts go to Chinatown in Los Angeles, CA. Hence most are not familiar with the history of the Chinese immigrant’s arrival to the Greater Los Angeles area. The first Chinese came to Los Angeles via Northern California during the Gold Rush. They came from the economically depressed regions of southeastern China. The land of opportunity was clearly Southern California. Sadly they were recruited by their own countrymen and were placed into servitude for years which was nothing less than “slavery”. The time period was around 1870’s and the original settlement was around what we call now Union Station. The area consisted of overcrowded tenements, shops, markets and restaurants. There were opium dens, temples, native theaters and even prostitution and gambling flourished with the cooperation of the city police department. Around 1933 this Chinatown was demolished to make way for the new Rail road terminal. The” New Chinatown” was then created almost like a Hollywood Movie Set. Then developer Peter Soo Hoo reconstructed a street just like in China. Decorated with pieces from various movie sets the street featured ornate gates, rickshaws and it became a tourist attraction soon after it. The mid 1990’ there were close to 14,000 people living in Chinatown, ironically these were mostly the newer immigrants, since the true center of Chinese life in Southern California has shifted from China town to Monterey Park and Alhambra. This shift is clearly the difference between San Francisco’s as well as New York City’s Chinatowns. Here there were three phase of relocation and not a true settlement as in the other two cities. Factors that also affected the community was the voluntary relocation of the majority of the community to Monterey Park and Alhambra made a huge difference as well why the community is not as strong and flourishes like in San Francisco or New York City. In spite of all that, the Chinese Historical Society has done a great deal in the past fifteen plus years to preserve the daily lives and historical changes that took place in Chinatown Los Angles. So if you have an opportunity to visit a part of Los Angeles that is often forgotten you will be glad you did. Also do not forget to enjoy the food as wellJ. The Most Expensive Olympics Ever: The XXII Winter Olympics in Sochi, Russia First I must put a disclaimer I have always been a fan of the Olympics for many years and was partial to the Winter Olympics, since that is how I ended up leaving Hungry in 1964. (The pretexts was to see the Winter Olympics in Austria) Now with that said I am totally appalled at the Politician who in good conscience can spend $50 Billion Dollars to insure that his country gets the Winter Olympics and at the same time achieves the highest number of Medals. In some respect I feel like I am in a time warp. Growing up as a child there was this huge competition that Russia should get the most medals over the United States. (Ok in those days they called themselves the USSR). Now in all fairness how productive was that in the long run? This time Russia received 33 Medals: 13 Gold 11 Silver and 9 Bronze for $50 Billion. Let’s do the numbers that is $1.5 Billion per Medal. This obsession of out doing the United States during the Cold War is prevalent again as if the time has been turned back pre Ronald Regan pre Gorbachev to the days of : the Russians vs. the United States. All that money could have been better used than to achieve first standing in the Medals count. How many Russians are living below the poverty line? How many Russian citizens could have been better served if a small portion of this money been distributed to the ones in need? How many shelters could have been created to protect the stray dogs and cats of Russia? Anyway that is my opinion feel free to comment pro or con.
