 Playa Vista Market Report for April, 2010  Although I am very late with this valuable information, as the old saying goes” better late than never” with that here we go. The Active listing inventory has dropped from the previous month by about 7.5%. This is quite strange, since the spring market is in full force and you would think Sellers would want their properties on the Market. This of course has a ripple effect, when there are fewer properties on the market to choose from, and then there will be fewer properties in Escrow. For the period in April there were 15 properties in Escrow this is in direct proportion to the active listings. There was a 7.5% drop in the Pending Properties compared to the month of March as well. Not surprisingly there was an 8.3% drop in the Sold inventory as well. Did you know that a reconveyance of a Trust Deed needs to be recorded: is that a surprise?

Did you know that a reconveyance of a Trust Deed needs to be recorded? This should not come as a surprise to anyone. Now that more and more creative sales are taking place, such as seller financing, this is important to let the buyers know, that once they paid off the loan to the seller, they need to have the Trust Deed reconveyed by the seller. The seller has to sign the Reconveyance; they need to notarize it and then take it to the County for Recording. If this is not done, then the buyer s could be in a precarious position, when they try to sell the property. Hopefully the previous party is still somewhere accessible, willing and alive to re-convey the Trust Deed. This is not an everyday issue; nevertheless it can create added challenges to a closing. Listing Agents should check with their Title Representatives when they take a listing to make sure the property does not hold any surprises. Buyer’s agents should check as well to make sure that prior to finishing the negotiations they discover these potential minefields of the Escrow. Do not wait until it becomes a Surprise. NBA Playoffs have started: This made me reflect what is more important Character or Reputation in our Profession

As the NBA Playoffs have started, I was lucky to get home and be able to watch the last half of the Boston Celtics Miami Heat game.WOW what a game, coming from behind and winning. Now that is what the salesman in me loved.  The Boston Celtics players have brought with them all their skills to the game, giving their all and ultimately beating the Miami Heat. This made me reflect. That is exactly what a Realtor does; the Skills are brought to the table when representing buyers or sellers. For buyers the Realtor is negotiating the best deal in their purchase. For the sellers the Realtor is Marketing the property and then negotiating the sale to the best the Market Conditions allow. The best and most respected basketball coach John Wooden in his book “Wooden- a lifetime of observations and reflections on and off the court” said Character is the most important ingredient. He states clearly one should be more concerned with your Character than with your Reputation. I found this fascinating being in a business where we are always focused on Reputation. Wooden states Reputation is often based on Character—but not always. Wooden states that a person of character is Trustworthy and honest…..the other kind of person looks for the easy way out….. I have never found the easy way, so I had to work harder and longer and I developed Character. If you agree with this way of doing business, then you are subscribing to John Wooden’ Fundamental Goal. The goal in life is the same as in basketball: make the effort to do the best you are capable of doing. Earthquake Tips Post  #3 As you know, previously I have written a couple of post about’ earthquake myths’. We just had one in the not too distant past, a week ago to be exact, a 7.2 Earthquake. This one was larger than the Northridge quake of 1994. It went relatively unnoticed in the major media outlets for a number of reasons. One as you know the Media likes sensationalism, l for one am grateful that there was less than five people who died, hence it was not newsworthy. Diane (my other half) was on the East Coast and she told me, it did not even make it in the news, only as a one liner. As you know Southern California is big on earthquake readiness and response services. Our teams have helped all over the world, Haiti being to most recent one. There is no substitute for keeping your family prepared. The purpose of this post is for you to create a checklist for what to do, before, during and after an earthquake. The Haitian and Chilean earthquakes should be a wakeup call to all Californians; the “big one” is just a matter of “when”. So the best solution is to use the Boy scouts Motto “always be prepared”. •·         Develop a Family Plan •·         Set aside supplies •·         Check the supplies periodically •·         Have important numbers & addresses available •·         Let relatives know where you can be found •·         Have an evacuation plan for pets & family •·         Keep batteries and replace them regularly •·         Keep a supply on non-perishable food on had •·         Have  water in containers ready to go •·         Have clothing and change of clothing packed In conclusion, I suggest make believe you will be asked to go camping with no notice for five days. If you have everything for that ready, then you are ready for the “big one” This is not meant to scare anyone, rather it is meant to educate non native, i.e.: Southern California Transplants from other parts of the world, country who are not familiar with the earthquakes that occur here. This is for all who relocated to the Greater Los Angeles area. Century City Condominium Market Report for March 2010

Century City Condominium Market Report for March 2010.This has been an amazing month for Century City, the inventory has increased so buyers have more choices. The most interesting statistic is the Pending properties on the market; there has been a phenomenal increase over last month. There are 31 Condominiums that have not removed their contingencies and sellers are accepting Back up Offers, more telling is that there are 47 properties in Escrow just waiting to Close. This is sending a strong message that the spring home-buying season is very robust. These statistics are more interesting nowadays then the Sold statistics. Previously we used to focus on Sold Properties. Nowadays because Mortgage Originators are taking a longer time to close, this is skewing the numbers, hence it makes more sense to look at the Pending Statistics, and how the Real Estate Market is actually performing.  The sold numbers are very impressive as well. There were 24 Sold transactions reported for the month of March, 2010. Playa Vista Condominium Market Report for March 2010

The Playa Vista Condominium Market Report for March 2010 looks quite different from the February report. The Active Inventory had a slight uptick, currently there are 33 active listings on the market. There was a greater increase in the properties that went into Escrow this month vs. last month. There are 11 Condominiums which are Accepting Backup Offers and 20 are pending. This I attribute to the new California Tax Incentive for buyers. As the Federal Incentive is fading into the sunset here comes California with a Tax Incentive. The sold properties are slightly less than February’s, nevertheless there were 6 sold properties. In today’s Banking Environment we need to be cautious when we look at the sold numbers. It can send a deceptive message month to month as well as year over year, because loans are taking longer to get approved. Partially this is due to delays in Appraisals as well as due to closer scrutinizing of the potential buyers financial well being. Marina Del Rey,CA Condominium Market Report for March,2010

Marina Del Rey,CA Condominium Market Report for March,2010. Well the Spring Home buying season is upon us. Major League Baseball had its open games already. So with that let us see how the Marina Del Rey home buyers decided as well as the sellers. The inventory appears to be comparable. For the month of March there were 141 active listings. There were only one more than the previous month. Now properties in Escrow had a dramatic down turn for the month of March, from 79 properties there was an unbelievable drop to 20 properties in Escrow. Of the 20 Condominiums in Escrow 6 are still accepting back- up- offers, and 14 have removed all their investigation contingencies. What is even more interesting that only 10 properties closed this month? For having 53 Pending in the previous month, it is a strong indication that Loans are taking a long time to close. Way to long for my taste. This delay throws of the normal statistics, hence when the media compares year over year, month over month they get the wrong impression, hence their analysis is off.
