The Reverse Offer is that a buyer motivator or is it just a bad strategy?Is this for desperate home sellers a poor strategy? Have you heard of the Reverse Offer? This is where a seller writes an offer to the buyer. This Strategy has been considered controversial at best. I have heard agent using it n a case by case basis, where the interested buyer is dragging their feet on writing an offer and this would prompt them to negotiate. I find this negotiating against the seller’s best interest from a financial perspective. What are your thoughts? It would only make sense to me if the property was over priced in the first place and you took the listing, hence I have a problem with this type of strategy, twice. Once taking the overpriced listing and second to be negotiating against the seller’s best interest. Call me old fashioned, I believe in price the property correctly and in a down market price it a bit under the waterline and generate maximum interest and exposure. What are your thoughts? The City of Beverly Hills, CA will celebrate 9.02.10 Day. I am sure most readers are familiar with the famous zip code, not necessary everyone connected the dots, but on the second day of the ninth month of this year will be 90210. The date matches the zip code. I think it was very clever of the Mayor of Beverly Hills to do something this iconic as this event. The event will be located at the “old” Robinsons-May’s parking lot. (100,000+/- sq feet of which a fourth will be enclosed with air-conditioning for more comfortable dining and seating) Larry King will host the evening of entertainment, gourmet food and fine wine. The cast of 90210 among many celebrities will be there. There are four sister cities with the same name and they will be represented as well.(Cannes, Acapulco, Shanghai and Herzliya/pronounced Hertselia/) Talk about Branding, this is truly branding a name and a city. If for some reason you forgot in these challenging economic times. If you hurry before they all sell out. Did you know that President Obama signed the bill eliminating HVCC? This past Friday on July 23rd he signed the Dodd-Frank Act, which was to reform the financial markets. A byproduct of this is the Home Valuation Code of Conduct (HVCC) is set to be eliminated in 90 days. Let’s not all rejoice yet. The “appraisal independence standards” will be written by law makers in the next 60days. This newly created bill unlike HVCC will allow Fannie Mae and Freddie Mac to accept any appraisal report completed by a licensed appraiser selected or paid for by a mortgage loan originator. We will have to see what the Federal Legislators will create for rules on appraisers and how much independence will they have. I am wondering how much input the legislators will ask from the National Association of Realtors? The age old question:  What sells a home?  I have read many articles, posts and comments. There is a big school of thought that many agents, brokers believe that the answer is: The Price. I am a firm believer Price is just one of the components. The real reason a house sells is the Realtor®. The Realtor® recommends the price and the marketing strategy. What is the Marketing Strategy? It is Staging, Open houses, broker’s open houses and internet exposure. Staging is critical, sellers who do not agree to that, I tell them it will take a great deal longer to sell their home as well as it will command less money. If they do not want to spend the money for a Professional Stager, then a t the minimum I want them to de-clutter, de-personalize their home and have it show room ready every time I am showing their home.  I like to have an open house for the agents to see the property and then an open house for the neighbors and to get me potential buyers and future sellers. Many agents consider it a waste of their time. I have received new listings and new buyers from every one of my open houses. Now keep in mind I will only do about one open house every other week at best. Broker’s Open Houses are critical so the majority of the agents can see the home and remember the home for their present and future clients. I always like to provide food at my Broker’s Open House, since then the agents stay longer and remember the home more so then if they just zipped thru. My favorite is Internet marketing, since that is where the buyers will be coming from, I like a good Virtual Tour with Floor Plans. Most International buyers want to see the floor plan and since the majority of buyers now days are from all over the world, I target my marketing to include them rather than exclude them. In conclusion once a buyer appears it is the Realtor® who negotiates the offer and a Realtor® who keeps the buyer in escrow until the deal closes. What are your thoughts? Let me know. Did you know that 31 percent of California’s 1st Quarter Sales were Foreclosure Properties? Did you know that 31 percent of California’s 1st Quarter Sales were Foreclosure Properties? As some of you know I wrote a post earlier, that in 2009 foreclosure sales accounted for 51 percent of all the sales. California Association of Realtors® just published this report about the First Quarter sales. They get their information from RealtyTrac®, in this report they also disclosed that the average sales price of properties that closed from foreclosure process was 27 percent less than non distressed property sales. This is very telling from two perspectives. One it indicates that if this trend continues there will be about 20 percent less Foreclosures Sold in 2010 compared to 2009. The other interesting aspect will be the effect these sales will have on the various neighborhoods.  Keep in mind when an appraiser provides an appraisal on an upcoming sale, these distressed sales will bring down the value of the neighborhood. So with that said I do not anticipate major price increases outside of the normal inflation index, in the near future.  Sellers and Realtors did you know that Uncle Sam can impede a Closing on your Property? As we all know, we are living in turbulent economic times and the Federal Government needs, wants and will take your Money. So much, that if you are one of the taxpayer’s who have failed to pay your income tax, then the Federal Government will put a lien on all your assets. Recorded Federal Tax Liens (IRS) attach to all assets of the taxpayer’s properties existing and “future” i.e.: what that person might acquire. Usually you can find these judgments and other type of liens in Schedule B of a Preliminary Title Report. These types of liens are also found through name searches, General Index searches that will show what the taxpayer owns. The Federal Tax Liens have such far reaching effects, that even if a beneficiary of a property trying to foreclose on a property will be encumbered by a Federal Tax Lien. Did you guys see all the changes that just took place on the Rain? How do you like it? Did you notice it?   I have been on and off on the Rain today, between e-mails and phone call. I just logged in and I noticed that my rank has changed so I wanted to see who moved in front of me. Hence I clicked on California and saw totally revamped page. All I can say is WOW. Ironically Karen Crowson commented on one of my post, “…if you want to be successful you better be able to adapt to change…” how timely. These are some huge changes. It is always fun to find out, here is a new gadget, a new look, but this is a “major facelift”. I am just wondering how could we check our status and standing amongst our peers? Previously I knew I was on page four in California and who was behind me and who was in front of me and at the same time who was moving up on the fast track. I really loved to check on all the movement. Marina Del Rey Summer Concerts a must visit destination.  Last night the Marina del Rey Summer Concerts, headlined Florence LaRue and The 5th Dimension, at 7pm in Burton Chase Park 13650 Mindanao Way. If you do not know the name you must be young, since their song “Up, Up and Away” was just the other day in 1967. This song put The 5th Dimension on the World Map.
