The Best Coffee bar on the West Side of Los Angeles The Best Coffee bar on the West Side of Los Angeles in my opinion is Intelligentsia  located at 1331 Abbot Kinney Blvd Venice CA 9021 http://www.intelligentsiacoffee.com/locations/view/Venice+Coffeebar The coffee is good and if you want a Latte forget that big chain out of Seattle Washington, it is worth driving out of your way, the Latte is out of this world. So I decided to do some research as to where and how they came about. Hence I discovered that Intelligentsia calls three Cities as their home, Chicago, New York City and Los Angeles. Those of you who love coffee and have never been to one of their Coffee Bars, you must make it your destination. If you are a Tea Drinker, which I am not enough to be a connoisseur and make judgments I would be interested to know what your thoughts are. I have wanted to try their Black Cat Classic Espresso, but as soon as it is my turn to order I immediately ask for the Latte and I know I will get unparalleled taste, so maybe next time. If you are in the neighborhood of Abbot Kinney Blvd, in Venice, CA  or anywhere within five to ten miles it should be a “must go” destination. We know and we have no timeline on fixing it. The “Southern California Oktoberfest” POSTPONED! Breaking news the Southern California Oktoberfest has been postponed by the Event Coordinators.  As far as I am concerned it was cancelled. They just sent a flyer around notifying all that regrettably due to some “security difficulties affecting their insurance coverage” they are postponing this year’s Oktoberfest Southern California until 2011. To me that is “Cancelled” Anyway this is sad news for the greater Los Angeles, on the other hand keep in mind in the San Diego area there are at least six or eight Oktoberfest Celebrations going on. As you know, Late last night early this morning, I saw that Forbes came out with the highest priced Zip Code List for the country, so I immediately focused on the greater Los Angeles Real Estate Zip Codes. Not all of them, I just picked out randomly three Zip Codes that interested me, since my Real Estate Office is in Beverly Hills and I was asking  the day before  where people would prefer to live if the choice was between Malibu or Bel Air. After reviewing these three areas I though it would be interesting to see if Forbes was right or wrong? So with that said I went to the Multiple Listing Service and as of 1am this morning wanted to see what the activity was for the past six months in all three areas. Ironically yesterday I wrote a post about where you would like to live in Malibu or Bel Air?  Everyone who responded chose Malibu over Bel Air. So let us see what Forbes had to say. Century City, CA Condominium Report for the month of September 2010

Century City, CA Condominium Report for the month of September 2010  Los Angeles has long been considered having two Downtowns, one the “real” Downtown and the other being Century City, CA.  If you look at the Hollywood Hills hillside properties ” City Views” are considered more valuable than” Canyon Views”. The most valuable of the view homes are the one that have both Downtowns framed in the view. This is quite different from most Cities in the United States.  Corner of Century Park East and Olympic Boulevard, Century City, CA Now with that said let us look at how the Activity fared for the Month of September. There were 307 Active Condominiums for Sale. This is a drop by 10 from the previous month’s numbers. This month there were no properties on Hold. This is an indication that the Short Sale properties that were in Escrow either closed or the Lender foreclosed on them There was an increase in the Accepting Back up Offer category. From the previous month’s 19 this increase was to 27. This would seem large, provided you add in the Pending Sales and they remain favorable. Otherwise it becomes noteworthy to watch. In this instance no reason for concern, since the Pending Sales only decreased from 48 of the previous month to 40 for the month of September. Now what is interesting that the Sold Condominium numbers increased a great deal from 19 sold in August to 26 sold in September?  A good sign for the Real Estate Market, that the trends indicate that the buyers see a value and are buying the good opportunities.
