Century City Condominium Market Report for the MOnth of November 2010. The long awaited November Condominium Market Report for Century City, CA is finally here. As some of you know I have and am out of the country as this is being written. I have noticed there was a huge drop from the Active Listings from the Previous Month. I was quite surprised we went from 291 to 249 this has been a downward trend for the past two months. Part of it is cyclical due to the winter sales cycle, fewer sellers place their homes on the market, part of it due to the home that the New Year will bring renewed confidence and sellers are holding off with marketing their homes. Interestingly there has been a drop in the Properties Accepting Backup Offers; we went from 31 to 0. This is a noteworthy number, since this is an indication that there are fewer buyers who are in Escrow as we speak. There is only one Condominium on Hold Status which is generally a sign of a Short Sale transaction waiting for Lender Approval. Either the Lenders have started approving the Short Sales quicker or fewer buyers are taking the plunge into a Short Sale Purchase. The Pending transaction number had a huge drop as well. The previous month we had 31 vs. for November we only have 15. The Sold transaction has taken a drop as well we went from 26 to 20. Overall the numbers are very interesting. I will write a more detailed analysis once the year end numbers are in. In the mean time I would like to wish all my readers a very pleasant Holiday Season. How could we conduct business without the Internet in today’s Global Society? I was contemplating this question after I lost my Blackberry this past Friday morning in Hungary.  I had a lot on my mind and the belt holster with said Smartphone fell off my belt without me noticing it. (In all fairness I have an excuse: Living in Southern California, I have been spoiled by wearing a shirt and Dockers, or Blue Jeans for years and was not used to a bulky sweater, Dow-winter coat and Isotoner gloves)  After I retraced the two places where it could have fallen, I had to concede that it was gone. (Friends and acquaintances wanted to take me out to lunch) I had to excuse myself since it was critical for me to rush to my father’s house and call Diane about my misfortune. After the 5am slightly panicked call to her…. she immediately started the ball rolling. Verizon and the insurance carrier jumped right on it as well. The SIM card deactivation and whatever internal actions they had to do start the process of preventing unauthorized use and provide me with a replacement phone began. The Short story is:  there is a new equivalent version of my old BB World Edition 8830 on its way to Hungary. That is the good news. The bad news is I am without the address book that I have been accumulating over the past 10 years. Now to answer my original question: How could we conduct business without the internet? I have been so spoiled for the past few years. I have been texting my clients, my friends and Diane to mention a few.  Alternatively I have been e-mailing, clients, prospects and potential buyers and sellers. The BB was a great bridge to the time when I would get to an internet Wi-Fi hotspot and respond in detail to the requests. As I am negotiating an offer and am in the process of writing an offer and at the same time trying to close an Escrow 6000 plus miles away from sunny California, the answer is clear to me. This is Personal update about me

This is Personal update about me; customarily I do not focus, nor write a great deal about me. I just wanted to share with all my readers a few notes why you have not seen my Blog Posts. I am sure many of you were wondering what happened. I had a family emergency and had to fly to Hungary, hence no December Condominium Market Reports for the three areas I always write about. I will make a concentrated effort about working on them quickly from internet hotspots, as I am sending this post in the next two days. Again I am sorry that they will be late. Today was a difficult day personally for me I had to say good bye to my father, may he rest in peace. I will be intermittently checking my e-mails as well as dropping in to AR. Santa Monica: The Police will conduct DUI Checks on November 19th, 2010. I was reading in today’s Local paper( for Marina Del Rey, Westchester, Santa Monica, Playa Del Rey, Playa Vista, Mar Vista, Del Rey and Venice) Wow, this is unbelievable, not what you think. I have no problem with the Santa Monica Police conducting a sobriety/driver’s license checkpoint in the city of Santa Monica during the evening of Friday November 19th, 2010. My point is, why is there a quarter page announcements in the paper? The Law is the Law, if you choose to violate the Law, then I would expect, if you get caught then pay the fine or whatever the law requires as the punishment. The State is in a financial quagmire, the city is not doing much better, why not just capture the guilty parties and let them pay for their misdeeds? This to me is not solving the problem of identifying the offenders, nor will this get them off the streets. This in my opinion is just a poor political maneuver by the politicians and the police of Santa Monica Police Department to show that they are doing something about the Drunk Drivers who cause fatalities in the City. So what will the result be? Friday night many Santa Monica Restaurants will be wondering why there is a slow night for their business. The other neighboring communities will be grateful at the same time they will wonder why the extra business for them. The Broker’s Open at 221 South Gale Dr. Unit 305, Beverly Hills,CA The After Action Report! If you missed it I am sorry, because you did not get to have a free lunch. As some of you who know me, when I hold an Open House for Brokers I always have lunch served. We chat have fun and then when you bring your client you remember what a great home you have seen and had lunch there as well. http://www.specialtys.com    made the cookies & the sandwiches. BTW everyone loved the food. We had a small turn out, even though we had a Full Page Advertisement in the Multiple Listing Service’s Caravan Express. There were about twenty agents, a couple of potential buyers. Yes, these are the serious ones, they did not wait for the “Public Open House” which will be on Sunday. Interestingly we had about four or five of the neighbors that came over and looked at the Unit and they had lunch and we talked about the real estate market, the history of the Condominium Building, all in all we had fun. Market Observations for the week of November 8th, 2010

Market Observations for the week of November 8th, 2010, as you know I do not often comment on this subject, since there is a great deal of daily volatility in the Stock Market and consequently in the mortgage rates as well. Last Wednesday, the Fed announced that, to help boost the economy, it will purchase an additional $600 billion in Treasury securities by the end of the second quarter of 2011. The expectation is to purchase about $75 billion per month to reach its goal. The good news is this will help Real Estate sales, since the Dollar will remain weak and foreign buyers will continue to see US Real Estate as a great opportunity. There will be a lot more Luxury home buyers from Europe, Asia as well as North America, i.e.: Canada.  In addition the added demand for Treasury securities generally will benefit other bonds as well, including mortgage-backed securities; hence this will help lower mortgage rates over the next few months. Helping first time buyers to move off the proverbial fence. Century City Condominium Market Report for October 2010

 Century City Condominium Market Report for October 2010. I cannot believe how fast the month has started out.  Everyone I talk to is busy, listing presentations, negotiating offers. I suspect now that the elections are over, people are focusing on buying. Now let us look at the numbers for October and see how they compared to September. The Century City Condominiums that were for Sale, Available dropped from 307 from the previous month to 291 Active Listings. The properties that are accepting Backup offers increased from 27 to 31. This is quite an increase, the indication is an increase in buyers prepared to purchase now rather than later. There are 5 properties on hold  this is where there are 5 properties that have accepted offers, but the property is in Short Sale and needs Lender Approval, hence the Hold Status. The number of Pending Sales dropped from 40 to 38 for the month of October. Of course the most important number is the Sold, interestingly unchanged from September to October, the number is identical 26!
