Playa Vista Condominium Market Report for March 2011 Here is the latest data on the Condominium Market in Playa Vista, CA. As I mentioned last month that Credit has loosened up a bit and consumer confidence is on the road to recovery. Keep in mind it is still a very fragile confidence and as long as there are factors which create fear, these factors can derail this recovery. Some of these are the Middle East, the after effects of the Japanese Tsunami and I could go on and on. Although I mentioned that existing home sales have improved due to Lenders loosening up the Credit a bit, keep in mind that over 30% of all sales are still “All Cash” transactions. That is a classic tell tale sign that that the mortgage market has not recovered yet. This in turn affects existing home sales by fewer Loan Approvals and more Stringent Underwriting requirements. So with that said let’s look at the actual numbers and see how they compare to February of this year. This activity even pleasantly surprised me. There are 28 Active Condominium listings in Playa Del Rey compared to the previous month’s 32,this is a drop noteworthy to monitor. By now my regular readers will say that I will mention how important it is to have a good inventory. The larger the selection is, the larger the sales numbers will be, if buyers have a good selection of homes to pick from, than they can make intelligent decisions. At the same time it will keep the List Price and Sold Price at a reasonable level. Sellers will not have unrealistic expectations and buyers and sellers can negotiate a fair price for both parties. There were 17 properties accepting Backup Offers compared to the previous month of 10 properties. This is a huge increase from the previous month and this explains why the Active Inventory decreased. In addition there were 16 Pending compared to the previous month’s number of 14. This is a small increase nevertheless an increase. The True Tell Tale number is always the SOLD. That is actual closed transactions. Well I am happy to report that for the month of March there were 10 closed transactions compared to the previous month of 2. So if this trend continues to improve ultimately this will help the bigger picture of Economic Recovery. I will look forward to the continuation of this positive trend. Again to summarize with all the distractions taking place all over the world and the economy even I was totally surprised at these very favorable number. Also as a courtesy wanted to let you know, that California Department of Real Estate requires that you put your Company Affiliation and your DRE number on all marketing material including Business Cards. Failure to do that can cause you to have legal problems. Hope this clarification helps. If you are not clear please contact the Department of Real Estate in Sacramento and they will clarify it for you. Marina Del Rey, CA Condominium Market Report for February 2011 Most of you, who read my Market Reports know that I am a big proponent of the Theory that Real Estate is local, Not only local and more so there are Micro Markets within the local areas. At the same time you have to look at the Housing Trends not only for the local but the larger picture as well. If you take all that into consideration the probability is very likely that you will make the right decision about buying or selling. Now with that said let us look at the numbers and see how the Marina Del Rey Condominium Market fared for the month of February. There were 146 Active listings which was a small drop from 151 Active listings from the previous month. The Backup status & Pending status appear to be increasing to the previous month’s numbers. There were 25 Backup vs. 24 the previous month and a there were 30 Pending vs. 24 the previous month. This is a very positive trend. This is great news, because this Trend is an indication that the Housing Market is improving. Now to look at the most important figure the Sold properties how they fared. Month over Month there was a drop, last month we had 21 Sold and this month vs. we had 15 reported Sold transactions.
