Playa Vista Condominium Market Report for April 2011 Since some readers of my blog are not familiar with Playa Vista. Hence I decidedmention a few interesting tidbits about this great community here. Play Vista was the first New Community built on the Westside of Los Angeles in about 50 years. It consists of approximately 1087 Acres of land. There are open space areas, dog parks, play grounds and natural habitat protection as well. This is a small town within the city limits of Los Angeles. There is a library, retail establishments, restaurants and coffee shops to mention a few. There is the Center Point Club, which is approximately 26,000 square feet of multipurpose community center with a Frank Lloyd Wright inspired design. The community is bordered by the Bellona Wetlands and Lincoln Boulevard on the West and the Bellona Creek on the North and the Del Rey Hills bluffs on the south. This community is approximately 3.5 miles north from LAX (Los Angeles International Airport) Now with that said let’s look at how the Real Estate Market fared compared to the previous month. Currently there are 26 Active Listings compared to the 28 for the previous month. There are 15 Condominiums accepting Backup Offers vs. the previous month’s 17. There are 0 properties on Hold just as there were 0 the month before, an Indication of Short sales waiting for approval. There were 13 Condominiums that were Sold last month over the 10 Sold the previous month. As you can see there is an increase in the Sold numbers, which has been the trend for the past few months. I am a firm believer that Trends are important for Real Estate and we need to pay particular attention to the Local Trends in the various micro pockets as the Playa Vista community. Century City Condominium Market Report for the Month of April, 2011 I have decided to give a little Geographical clarification for my readers who are not familiar with Century City. The actual site is about 176 acres of residential and commercial properties on the Westside of Los Angeles. The boundaries are Westwood on the west Beverly Hills on the north east and Cheviot Hills and Beverlywood on the southeast. That is the true geographical Century City. Now for Real Estate Purposes we include Westwood as well, hence the boundary becomes West Los Angeles on the West and Brentwood on the Northwest, hence the Geography Stretches for the Real Estate search parameters a great deal. The true Century City will have landmarks such as high-rise buildings on Avenue of the Stars Century Park East and the blending of high-rise buildings on Wilshire Boulevard in Westwood will be included in these statistics. Now with that said let us look at how the month of April’s numbers turned out: There were 287 Active Condominiums on the Market for Sale compared to the previous months of 291.This does not seem to be that much different still a number we need to monitor. This month there were 39 properties what were accepting Backup Offers compared to the previous months 22. This is significantly higher and noteworthy. There were 5 on Hold Status vs. 0 the previous month an indication of Short Sale activity waiting for Lender approval. The Sold numbers are very interesting for this month there were 43 Sold vs. the previous months 38. This is equally significant. This is an indication of a positive trend and a sign that the Spring Market is in full force. Let’s hope this trend continues. So what did you do last weekend? We were at the Los Angeles Festival of Books The Los Angeles Festival of Books celebrated its sixteenth year, never the less it was a first. This was the first time that the University of Southern California was the host. The previous fifteen years UCLA was the host location. For those of you who are not familiar with Los Angeles it is like day and night. One campus is on the West Los Angeles area Brentwood, Century City and West Los Angeles Adjacent (UCLA). The other is Downtown a closed campus with a very visible Campus Police Force.(USC) The Festival of Books is always a fun event as a Book collector and Autograph seeker of Authors this is a must attend event. No matter where it is held it is guaranteed to be hot. Even though Downtown is generally hotter than the west side, off we went with some reservation on my part. Now you must remember the Festival is a Lot of fun, but you will be standing in lines to meet authors, fellow book lovers, book sellers and a lot of traffic. If this is not your cup of tea, than I hope you had fun whatever you were doing last weekend. We had a blast, so this is just a tease of many more posts and pictures about this great event. As some of you know the “secret team” consisted of SEALs, US Army Rangers, and Delta Force & CIA operatives. I am very happy, that not one US soldier was injured or killed during a 40 minute fire fight which killed or captured over 22 people. This is where intelligence, surveillance and technology met Preparation, Practice and Flawless Execution and accomplished a favorable outcome. So with that said let’s stay vigilant as Individuals, as a Nation, as a Society and as the World and hope that the professionals that are having the difficult task of keep us safe can continue doing their jobs flawlessly in the upcoming months and years until the Terrorist are marginalized. Manhattan Beach: Do you know the history of this great beach city? The Population of this city is about 34,000 people. I love this great beach city with its Ocean View Properties and keep visiting it over and over, when I have some free time. I have blogged about its Shops, Stores and I keep getting drawn to it, like a magnet draws metal to it. John Merrill bought the south portion of Rancho Sausal Redondo and called his new acquisition Manhattan, named after his previous home of Manhattan of New York City. It is 3 miles south of Los Angeles International Airport (LAX). The city has about 2 plus miles of Beach Front. The first downtown building was built by Merrill around 1901 and about the same time two piers were built as well. So for history buffs this was the beginning of the city. For the history purists, the actual official incorporation date was December 7, 1912. The next pier was built on the original site of the first wooden pier and it extended about 922 feet into the ocean. This was completed and dedicated on July 5, 1920. The bulk of the people who moved here were servicemen who were visiting during World War II and after the war returned here for obvious reasons you can see from my pictures. The most obvious is the climate all year around. Just to confirm I took these picture on November 28, 2010, so you can see and almost feel how nice it is here. The year round average temperature ranges from a winter low of 55 degrees to a summer high of 70 degrees Fahrenheit. Canter’s Deli a Los Angeles Institution. If you have been there then you know what I mean. If you have never been than you must schedule a time. Lucky for you they are open 24hrs and 7 days a week, so you do not have an excuse about the time constraints. If you decide to eat at the Restaurant section, make sure you bring your appetite. I am not exaggerating the sandwiches are half a foot or higher. If you have been craving for a great corned beef or pastrami sandwich, Canter’s is the place. My favorite is the matzo ball soup, bigger than a Major League Approved Baseball, soft and moist as a good matzo ball should be. Now if a sit down meal is not in your schedule, than check out the take-out counter, there are always five or six people in front of you. They have everything the restaurant has to offer and then some. I love their lox as well as their pickles. More often I just run in to get their pastries, the best value for your money is their oversized tastiest Macaroon you ever had and if you want to be decadent then get the chocolate covered ones. Keep in mind there is a different crowd after midnight LA’s who is who can be found from the Rock Stars to the many other celebrities that are out after the bewitching hour. Now if you love history, then you will be impressed that Canter’s has been serving Los Angeles since 1931 to famous regulars such as Elizabeth Taylor, John Travolta, Prince, Muhammad Ali, Henry Winkler and Rodney Dangerfield to name a few. Can you sell a home before it is built? Can you sell a home before it is built? I just had a great meeting with a Developer; we had drinks at one of the most prestigious Hotels in Santa Monica, CA. We covered a lot of ground and then he asked what I can sell his home for. He also wanted to know if I could sell his home. The answers to both of these questions seem challenging in today’s market. The Answer is for me was an unequivocal “Yes” provided we make the home an Artwork; it cannot be a cookie cutter box and we position it to sell by marketing and pricing it well. So what do we have to do? The closer you make it to the real thing the easier it is. There has to be a fantastic 3D rendering of the home and with it virtual staging i.e.: furniture, paintings, and flowers in the vase and appliances in the kitchen. The closer it looks to the real thing the better. Offering a Virtual Experience, before the foundation is even poured is critical. I do not mean glossy brochures. I mean a virtual tour with floor plans. Architectural Renderings those which look real, almost indistinguishable from actual photos are the ones I am referring to. This is to attract and impress clients and generate inquiries and a buzz. The clients that can live and buy anywhere they choose to, they are the target market. The clients who are too busy and do not have the desire to build their home in the dream location because of their busy schedule or do not have the energy to take on the head ache that it involves building. I am referring to Today’s affluent clients who are internet and market savvy. They are connected with their Smart phones, Note Pads and Laptops to an international real estate market. The busy business professional, the A-list Hollywood Entertainer, the busy Musician who is on the go eight months out of the year, they are our perfect clients to buy this home. They have the vision, the financial well being and want to own a cool, hip, trendy and sexy home. Now with this said, what would your answer be? How would you market this home?
