Whisky A -Go-Go: A Must visit Rock Mecca on the Sunset Strip! As I was driving on Sunset Boulevard I drove by Whisky A-Go-Go (http://www.whiskyagogo.com ) and started remembering the legendary hangout of musicians and hipsters of the 1960’s. The ones that did not get their first opportunity at the Troubadour (I have written a blog post a few years ago about the Troubadour http://actvra.in/bFJ ) started here at the Whisky A-Go-Go. They opened their door on January 11, 1964 and the rest is Rock History Legend and Folklore. Just to name some of the performers The Door, Joplin, Led Zeppelin, Buffalo Springfield, Jefferson Airplane, Iron Butterfly, Eric Burdon and The Animals, The Police….I could go on and on but then it would not be a blog post it would be a book. Now you can go listen to the future Rock Legends, eat a great Hamburger, Fries and buy some Rock Memorabilia in their store. As you can see customer loyalty is still there. Woody Phillips of Woody’s Barbeque felt that his ability to cook was a gift from God. He never used chemicals, electricity or gas to make his barbeque. He used a brick pit which he designed after the old-fashioned barbeques which used to be dug in the ground. He is a firm believer to have fall of the bone meat you need to do slow cooking. He keeps the secret of his preparation a family secret. I will try to learn the secret somehow. His client base consists of young and old, rich and famous. Some of Hollywood’s well knows like Denzel Washington and Samuel Jackson to name a few. Woody is a member of the Urban League and the NAACP and he constantly gives back to the local community. I have been going to Woody’s since I moved to Los Angeles and had my Second Listing on 43rd Street. I have been a regular over the years have seen Realtors as well as the cross section of Society. St Bonnie’s Sanctuary of the Lange Foundation St.Bonnie’s Sanctuary is nestled in the foothills of the Angeles national forest, located near Sand Canyon at 27567 Oak Spring Canyon Road. St. Bonnie’s Sanctuary is part of the Lane Foundation, a nonprofit pet rescue organization Founded by Gillian Lange. She wanted to save more lives. The foundation bought the Canyon Country ranch in 2007 and constructed a state-of-the art rescue kennel which was finished in February of 2010. Since then more than 750 animals have found forever homes. St. Bonnie’s Sanctuary is on over 4.5 acres of land and there are many wonderful pets are waiting to get adopted. Just to give you an idea there are about 50 cats, about 25 dogs and about 13 horses waiting to go to a forever home. First Time for Everything: Thank you Active Rain. As I was reflecting I wanted to say a few heart felt,thank you words. Let me give you a little history: on August 28th 2008 I wrote my first blog post http://actvra.in/bvZ it was nothing spectacular and went under the radar of most of the Active Rain Community as well as the Readers of Blogs on the Internet. I was very proud of it, since it was one of my favorite Restaurants in Marina Del Rey, CA. Café Del Rey http://cafedelreymarina.com Georgina Hunter from Maui, Hawaii http://activerain.com/mauihunter welcomed me as a new member of the community. I thought it was very nice that she took time out and read my post. I wanted to Thank you Georgina, for your comment on my first post on Active Rain and first blog post ever. Thank you for giving me encouragements, which translated into many posts. Many things have changed since my first post, and during this time many people have come and gone. I am still here and hope my writing has gotten better. I did not understand how to write posts, how to build relationships and how to develop leads thru blogging. Thank you Active Rain, I have learned somehow just by reading other member’s posts how to write better (I hope) and even a bit about SEO (Search Engine Optimization). Since that first post I managed to write 375 now with this post it will be 376 posts. Never in my wildest imagination did I think that I would ever write that much, or that I had that much in me. I have written just about everything, from Market Reports in Marina Del Rey, to giving advice to Buyers and Sellers. I have received buyers, I have received international buyers, I have given referrals out. This all came from my blogging. Now you wondering why are you writing this post? Is there an expiration of time on your word? I have been reading on another social network a thread about Integrity is it learned or is it something you are born with. Then the other day I read a blog and it made me wonder: is there an expiration of time on your word and integrity? I was raised by my parents and thought to be honorable. They instilled in me, that my word is my bond and it can be counted on. I went to a school where the Motto was: Duty, Honor & Country. So with that said I am somewhat biased as to what my notion is of keeping my word. What brought this to the forefront to me was that the blog raised the question about addressing a referral and the party was wondering because he worked a number of years with the potential client should he honor his word about a referral agreement that was not signed? My answer was: maybe I am old fashioned and have an honor code. No one asked you to continue showing the buyers or work with them for this long……you chose to stick with them, seems to me you are the one who has to look in the mirror everyday saying, justifying why you did not honor your agreement. Just my two cents. PS put yourself in the referring agent’s shoes if it is comfortable Since I did not get a response to my comment on the thread, or in private, I kept wondering what the general consensus is on Active Rain about this subject. Do you know what a Title Binder is? Today more than ever people are looking to save money. The Title Binder is a way for a Potential individual who knows that they will sell the property within 1-3 years to save some money. There are individuals who buy a dilapidated home and fix it up with the intent on re-selling the home within one to three years. These developers, individuals who intend on reselling for a small profit have the most to gain. The Title Binder allows a CLTA Standard Coverage Owners Policy of title insurance to buy at a fraction of the cost. Binders are valid for 2 years and could be extended another year. The Objective behind the binder is that when you initially purchase the property you can pay and additions 20% of the CLTA Standard Coverage Owners rate on title insurance to get the Title Binder. Therefore my advice is when you buy the property in your negotiation try to ask the seller to pick up this additional 20% cost on the Title Insurance, if you cannot than you should purchase the difference. By you partly paying the difference between the initial cost and the actual price of the policy you will reap a great financial benefit when you are selling the home. You will only have to pay on the difference of the Purchase vs. Sales Price; any Title Sales Representative will confirm what I just suggested. In other words let’s say you bought the house for $500,000.00 and after fixing it up and living in it for a few years you end up selling for $850, 0000.00 you will pay Title insurance on the difference which is $350,000.00 rather than paying Title Insurance on the new Sales Price of $850,000.00. The beauty of a Title Binder is that it does not matter whether you are buying a home in Los Angels in the city or if you are buying an Ocean View home in Malibu, you can take advantage of the Title Binder’s benefit. First I would like to give you my position with a little background: I am all for responsible lending, buying and keeping deadbeats and cheats out of home ownership. When my parents bought their home they had to put down 20 per cent and we had to pool our resources to make it happen. The house was $42,500.00 and my mother sold some of her jewelry, as my father sold his coin collection and I took a job during the summer and gave my first semester College money to make it work. The Facts: Congress wants my clients, your clients to put down 20% as the down payment. The average two bedroom condominium in Marina Del Rey is $509,000.00 I took out the luxury and high end condominium for this calculation. This is strictly based on the last month’s sold numbers. I did not include ocean view condominiums, rather your basic bread and butter two bedroom condominium one would buy without having extravagant taste. Let’s Do the Numbers: $509,000.00 sales price with 20% down payment is $101.800.00 plus 3% closing costs is $15,270.00. Now that is a total of $117,070.00, which a buyer would need to purchase this Condominium. How many average Middle Class families have this type of Cash in their Savings Accounts? I sure do not, do you? The National Association of Realtors (NAR) did some research on this very question. 60% of recent home buyers made less than the 20% down payment to buy a median-priced home. They also discovered that it would take about 14 years for a typical person to save up a 20% down payment. Now with that said if the new regulation governing Qualified Residential Mortgages (QRM) takes effect this year, then basically 60% less people will be buying homes. What will that do to the fragile economy? Not only Realtors, but the entire country will be affected by this bad Regulation.
