What are the most important features for buyers of Luxury homes in Los Angeles CA? Views: There are many features that are important. I have found that Tantalizing Views are very high on the list to Single or Double Income no kids families. Now the Best Views are rated of having the Post Card Views of down Town Los Angeles and Century City Skyline. The more stunning the views the more it is a high priority to potential buyers. This is then followed by the simple Postcard view of Downtown. This is followed by views of the Century City Skyline. Then the rest is the Southern views of the West Los Angeles Skyline with some Ocean views. Needless to say these views are from the Hollywood Hills, Sunset Strip, Beverly Hills Post Office and Bel Air areas of Los Angeles. Indoor & Outdoor Entertainment Space: The buyers of Luxury homes also require gracious entertaining space which includes a large formal living room and dining room as well as a generous family room with numerous fireplaces. They also require high ceilings and French Doors that lead to a great back yard. In other words it has to be indoor outdoor flow for entertaining. Ideally there will be a pool already there. If not there should be room for a pool, spa, gazebo and barbecue. Modern Chef’s Kitchen: The kitchen must have top of the line appliances with spacious eat in area which of course must overlook the well appointed back yard. In other words, granite counter tops brand names like Wolfe, Subzero, and Bosch are the minimum acceptable appliances. Bathrooms: At the minimum the master bath must have a steam shower, spa tub and walk in closets. The number of bathrooms must consist of at least 3.5 anything less than that will not be acceptable by today’s sophisticated luxury buyer. Three-Car Garage: The Garage has to offer a large finished space for three cars with ample storage space. Contrary to the media, the high demand homes I described above are selling quickly. The buyers need to be prepared to make an offer almost immediately. One of the major reasons this must be done quickly is, because there are very few homes that meet all of the above requirements. Inventory for homes like this is limited. Interestingly enough, there are many buyers from all over the world who want the same home. Buyers from Canada, China and Europe are bidding for these homes. The European buyers are generally all cash buyers from Italy, Germany and Russia. Chinese buyers have been lately Cantonese. Price Range: Interestingly enough the Price Range could be anywhere from $2.8 million to $25 million depending on living square feet of the home as well as size and flat area of the back and or front yard. The higher end homes generally have larger living and indoor and outdoor entertaining space. So let’s review, we had the fear of a double dip recession, European crisis in Italy, Greece, Portugal to name a few. Then we had the Japanese Tsunami and the various other catastrophes around the world. All this has impacted the housing market. Let’s keep in mind that the debt crisis at home and in Europe will continue to linger on in 2012. Ironically this volatile economic environment will push investors into the Real Estate Market. I anticipate this migration to the “safety” of “Real Estate Investments” in the coming year of 2012. The good news Fannie Mae & Freddie Mac will continue to guarantee new mortgages on the conforming loans, what I call the “fuel” of the real estate recovery. The other great news is that nearly all of the economic data that was released in the 4th Quarter of 2011 point to improvements, which is a recipe for a stronger housing market activity! THE BEST NEWS: consumer confidence has improved, which translates to increase in spending in all areas, including housing. Now with that said let’s look how the Real Estate activity fared for the month of December. There were 27 Active listings on the Market waiting for buyer in Playa Vista, CA. There were 15 Properties Accepting Backup Offers and 2 on Hold (an indication of Short Sale) and there were 7 Properties Pending waiting for Escrow to Close. There were 3 Sold Condominiums for the month of December Playa Vista. I would like to let everyone know, that in the past five days I have seen a great deal of activity in all price points, hence the delay of this report. The123rd Tournament of Roses in Pasadena is right around the corner! The Pasadena Tournament of Roses is right around the corner. Each year Americans are glued to their Television sets. Over the years now even the world has focused their attention on Pasadena, CA. This spectacular floral Float Parade is worth watching by all. I have had the privilege of seeing it up close, it is truly spectacular. Just on the Parade Route alone approximately one million spectators will be lined up to see it. Now there are over 200 countries that will have news media representation. There is something different this year. For the first time in the Rose Parade’s 123years of history, “occupy” protesters will try to “get their message” out to the world and the country. It has been estimated that there will be about 40,000 protesters out there. I just hope that they will respect the “spirit of the event” I took these pictures about two weeks ago. They were the first Stands that they started setting up on Colorado Blvd. The debris from the Windstorm had been not even all cleaned up yet and they were already starting to set up. People were still without power, but the production had to be started. So enjoy these photos of Colorado Blvd (the before pictures as you might call them). There will be a Fireworks Extravaganz in Marina Del Rey, CA this year.The New Year’s Eve Fireworks Spectacular in Marina Del Rey, CA will begin at the 30 Second countdown to midnight to bring in the New Year. I am so excited, since sadly we did not have fireworks at the Fourth of July, this year. Not only will we have Fireworks but more importantly it will be will be presented by the Zambelli Fireworks International. They are the world famous Fireworks producers. http://www.zambellifireworks.com) If you remember the 200th year birthday celebration of our nation on the Fourth of July in 1986, the most spectacular fireworks display which was ever held in American history, the one that went on for 30 plus minutes and President Reagan addressed the nation from the USS John F Kennedy in New York City. Then you will know who Zambelli Fireworks is. The fireworks will be shot off the south jetty and everyone will be able to view it in the Marina. I am so grateful to the organizers. The committee who organized the Marina del Rey Holiday Boat Parade is the same committee who is organizing the New Years Eve Extravaganza as well. Vroman’s Book Store in Pasadena: A Part ofCalifornia History last of the Independent Bookstore and a Pasadena Institution Vroman’s Bookstore (http://www.vromansbookstore.com) was founded in 1894 by a La Salle, Illinois transplant Adam Clark Vroman, he moved to Pasadena because of his wife’s health and the rest is history. After his wife passed away he sold his vast book collection to raise capital to start his bookstore. The independent bookstore remained family owned thru all the turbulent economic times of the 1930’s to the present. It survived merger mania, greed and economic downturns. They have expanded into having a stationary supply store and their most recent acquisition was the venerable “Book Soup” in West Hollywood. When the owner of Book Soup passed away Vroman’s bought the bookstore to save the West Hollywood institution. Vroman’s is the go to destination place of Authors such as former President Bill Clinton, Salman Rushdie, Ann Rice and many more. It is one of the handfuls of independent Bookstores that are still in existence in the Greater Los Angeles area. As bookstores and the printed word are slowly fading into history it has become more important for me to personally to give support to this great bookstore. Driving from Marina Del Rey it is actually a project, which I do not mind and I actually look forward to it. ( Even though I have to drive on one of the oldest and least favorite freeways of mine, the CA-110N in the greater Los Angeles area.) Vroman’s Bookstore 695 E.
