Breaking News: CNN is reporting a suspect has been arrested in Boston

Breaking News: CNN is reporting that a  Suspect  has been arrested in Boston Marathon bombing There is a Silver Lining to the Boston Marathon Tragedy. CNN is reporting that a suspect has been arrested in the Boston Marathon bombing (read story http://www.cnn.com/2013/04/17/us/boston-blasts/index.html).   On a side note we have a friend she ran the Boston Marathon a few times but this year her and her husband went to New York City for the weekend and she did not run. Ironically the last time we saw them. We went out to dinner with them to the Forum Restaurant on 755 Boylston St the location of the second Bomb. (http://www.forumboston.com/ )  She also mentioned that there are still conflicting reports but there will be a Press Conference at 4:00pm Eastern Time Zone.  Sadly according to many of our friends there are still close to twenty people who are in critical condition and their lives could go either way. So our Prayers & Thoughts go out to them and their loved ones.   If you are considering buying or selling a luxury home, or an ultra luxury home, or luxury investment real estate, or luxury vacation homes, or luxury beach properties in Southern California, Los Angeles, Century City, Westwood, West Hollywood, Beverly Hills, Marina Del Rey, Venice or Malibu. Reflecting on this Tragedy at the Boston Marathon in Boston, MA

Posted by on 12:04 am in Active Rain | 0 comments

Reflecting on this Tragedy at the Boston Marathon in Boston, MA My heart and prayers goes out to the injured and their families in Boston, MA. Hope the healing will start soon and the perpetrators are speedily caught, so justice could be served! We are always so busy with our day to day lives that we seldom truly reflect, unless there is a Tragedy in our lives, such as a family member or a friend, or someone we know who had something tragic happen to them. Then again there are catastrophes around the country and around the world which make us pause and reflect. As some of you know I lived about ten plus years in Boston, MA and ironically before Real Estate I was part of the Security for the Boston Marathon. This was before 9/11 nevertheless I can tell you from firsthand experience, even then Security was well planned and handled by a myriad of professionals. I know and feel the pain of not only the victims but those who were tasked with providing protection to all. We as a society and as Americans need to take pause and consider that our innocence has been shattered with 9/11 and we need to be more vigilant and not complacant of our surroundings. If something does not look right or it looks like there is a concern we need to get involved. I am not suggesting acting as if we lived in a Communist Country or a Fascist Country, but with Freedom Comes Responsibility as well. If we see something out of the ordinary it is better to report it to the authorities than be tragically surprised. As we see time after time, that in an instant our world can change. I ask everyone to look around and err on the side of caution and if you saw something I urge you to report it to the authorities not just in this instance but any other instance as well. I have included a few photos of a happier time at the scene of today’s tragedy. Remember life is short and treat others as you would like to be treated! M-TV Awards 2013 in Culver City,CA (Sony Studios is the homes of M-TV)

Posted by on 6:08 am in Active Rain | 0 comments

M-TV Awards 2013 in Culver City, CA Sony Studios is the home of the M-TV Awards!   I was just returning home from a showing in Century City. I love to take the fast  and easy short cut to Marina Del Rey, CA. If you are a local you know I am referring to Culver Blvd. It is better than taking the Freeway.   Needless to say this took my by Sony Studios in Culver City. I was wondering why where there so many young under 20 some people in line that went around two three sides of the Studio? Well now that I am watching the 10:00pm News I got my answer.   It was the M-TV Awards of 2013 that were held at Sony Studios in Culver City.   http://www.mtv.com/ontv/movieawards/2013/   http://www.mtv.com/news/articles/1705638/pitch-perfect-opening-mtv-movie-awards.jhtml   http://www.sonypicturesstudiostours.com/  ( in case you are in the area this is a fun tour to take)   http://www.sonypicturesstudios.com/   ( in case you would like to learn more about the Sony Pictures Stuidos this is a great link)   So with that said now I understood why there was such a long Queue at Sony Studios this afternoon. The spectators were all trying to get in or at worst case scenario get a glimpse of their favorite StarsJ   I on the other hand was rushing home, so I could check out some comparables and write an offer! I guess, we all have different prioritiesJ   If you are considering buying or selling a luxury home, or an ultra luxury home, or luxury investment real estate, or luxury vacation homes, or luxury beach properties in Southern California, Los Angeles, Century City, Westwood, West Hollywood, Beverly Hills, Marina Del Rey, Venice or Malibu. How is the West Los Angeles Flip & Fix Market The Answer is hot & fast

Posted by on 5:09 am in Active Rain | 0 comments

How is the West Los Angeles Flip & Fix Market? The Answer is:  It is hot & it is fast!   Life in a day of a Realtor representing Investors in the Greater Los Angeles Real Estate Market!   In case you have not heard Investors are out in droves in the West Los Angeles area. I have been knee deep in trying to get investment properties for my clients. The only propeties that make financial sense are the homes that you can buy and either tear down or somehow do an addition.   We have been writing  ‘All Cash Offers’  with virtually no contingencies with offers that were more than fair for the condition or the location and we still kept missing out. Some offers were $20,000 more than what we offered. Other times the Listing Agent stated that they received 15 offers and ours was $25,000 below the best offer and they felt bad, but the seller chose not to counter anyone and accepted the offer.   Well, this is also occurring in the Beach Cities as well, such as Marina Del Rey, Venice, Santa Monica and Pacific Palisades. By the way we have been missing out there as wellJ   Finally great News, the first buyer could not perform and I received the best news. The listing agent wanted to know if we are still interested. Well, since we have written so many offers and none accepted we were still interested. Good news, after cursory inspection my Investors still see an upside, even though the home is on a busy street with extra square feet of living space this could be a total winner. Ironically the sellers just put a new roof on the home and we are considering adding a second story. See what sometimes sellers think it is a good idea turns out a ‘non plus’ to the buyer.   So stay tuned and  morepictures and follow up will be written soonJ! 5620 Tuxedo Terrace, Los Angeles, CA 90068 another Vacant Lot SOLD!!

Posted by on 1:34 am in Active Rain | 0 comments

5620 Tuxedo Terrace Los Angeles, CA 90068 SOLD! A thirty day ALL CASH Escrow became a 40 Day Esc row, because not only did this vacant land fall into Los Angeles Hillside Ordinance, but in addition this lot fell into the Los Feliz Oaks Design Review Board. Hence buyer and Architect needed to check with both organizations of the feasibility of building. I represented the buyer in this instance and not the seller of this great Vacant Lot. As you can see from the pictures it has a fantastic 180 degree view from City to Canyon. The best part is you have a view of the Capital Records Building as well. Keep in mind this is what we call a gentle down slope vs. a steep down slope. The lot consists of 6156 sq ft and the buyer will build a really cool View Home. Should you like to find another vacant lot feel free to reach out to me! Kale: Loved by many, feared by some, where do you stand?

Posted by on 5:18 am in Active Rain | 0 comments

Kale: loved by many, feared by some, where do you stand? I love the Lacinato Kale Over the years I have read a lot about the benefits of eating Kale. Interestingly it has been one of my staple side dishes at the dinner table. I have always loved using this edible food as Decoration at the Thanksgiving Dinners and then the following day adding a new twist to the leftover Turkey. I have been a Kale fan when it was not cool, hip or trendy, so I am thrilled now it is becoming a more popular dish on the dinner table. My Favorite is the Lacinato Kale also known as the Dinosaur Kale or Dino Kale. I like the vibrant green color, the shape because it can sit flat when I use it as decoration and in my opinion it is a very flavorful oneJ The leaves are long and narrow. The best part about this vegetable is that it does not have the controversy of Broccoli. Broccoli has fans and enemies. The lovers and the haters of Broccoli both seem to like Kale. Now keep in mind that Kale fights fat, not that I am concerned about that, but many of you are. I just like the flavor, texture and color when I do my dinner presentations. Even more interestingly it fights Cancer as well as heart disease. If you want to double check my claim Google: Health Benefits of Kale and then come back to this post and prove me wrongJ Now you do not have to live in Los Angeles to love Kale it is OK to live in other parts of the Country. This is not a Trend Food. It leads the pack when it comes to Greens in Antioxidants. I am not suggesting you to eat it RAW, which you can. I prefer to Sautee the Kale with Garlic, Onions and Extra Virgin Olive Oil, chicken or vegetable stock (whichever I have at home) and fresh lemon juice. The best part is you can have this great dish on the table in less than 15-20 minutes. Red Sox: TWO Yankees: ZERO @ Yankee Stadium of all places!

Posted by on 5:23 am in Active Rain | 0 comments

Red Sox: TWO    Yankees:  ZERO @ Yankee Stadium of all places! Ok In all fairness I understand that Baseball Season is long and things can change in a heartbeat. I also understand that this is what the the Doctor ordered for Red Sox Nation. After the dismal performance under the poor leadership of Bobby Valentine (who is now Athletic Director of Sacred Heart University in Fairfield, CT) the Red Sox have a 2 and 0 victory over the Evil Empire! Yes I hear the excuses, A ‘Rod is injured, Teschera is injured, Jeter is injured….yes these are acceptable excuses if you are a Yankee fan. The reality is this was done in Yankee Stadium of all places. I really believe that the Red Sox have new life in them and everyone feeds of that energy and everyone is in good spirits. Anyway I am not ready to bring in the Broom yet but let us see what tomorrow brings! Looking forward to an energetic Red Sox team under their new leader John Farrell and keep in mind, this is the first time since 1999 the Red Sox are 2:0 for the season! As a lifelong fan of the Red Sox I really enjoyed seeing an empty stadium as the 7th inning was starting… If you are considering buying or selling a luxury home, or an ultra luxury home, or luxury investment real estate, or luxury vacation homes, or luxury beach properties in Southern California, Los Angeles, Century City, Westwood, West Hollywood, Beverly Hills, Marina Del Rey, Venice or Malibu. New Couch, no New Sofa Bed: whose is it? my Couch! No their Sofa Bed!

Posted by on 3:46 am in Active Rain | 0 comments

New Couch ,  no New Sofa Bed: whose is it? It’s my CouchJ! No their Sofa Bed! The other day Diane decided to get rid of the old Couch and get a new one. Not only is it a Sofa it is a Bed too. Keep in mind; she wanted the best, since we are expecting visits from friends and her father during the year. She did not want to put them in a Guest Suite near, where we live; rather she preferred her father and our friends to stay with us. So after a detailed internet research and personal visits to two different Bed Stores we decided on a Queen Sized Sofa bed. Not too large, hence it does not dwarf the living area. The Sofa Bed is actually custom built. I did not realize we had to pick the size, style, quality of the mattress as well as the overall  quality of the other materials and of course the color of the cloth covering it. Hard to believe how much thought had to be put into this piece of furniture, since there are so many varieties and styles. Not mentioning the price if you Google it you will find it is listed in the World’s Most Expensive Dual –Purpose sofasJ (I anticipate this will last a life time, well it should for the price) So after typical drama of delayed delivery, sales person who handled the transaction was no longer employed by the place where we bought the Sofa Bed from and a few frustrated follow up calls by Diane the Sofa Bed arrived! So certain rules were put in effect: 1. I am not allowed to have Wine, especially Red Wine near the Sofa, 2. I cannot sit on it when I am having food with a TV Tray and more importantly I cannot lay on it when watching TVJ so with such strict rules tell me whose Sofa Bed is this? Is it mine, is it ours or is it theirs?       If you are considering buying or selling a luxury home, or an ultra luxury home, or luxury investment real estate, or luxury vacation homes, or luxury beach properties in Southern California, Los Angeles, Century City, Westwood, West Hollywood, Beverly Hills, Marina Del Rey, Venice or Malibu.
