  How is the Luxury Real Estate Market in BHPO? That is Beverly Hills Post Office   I just blogged about the Luxury Beverly Hills Real Estate Market (   http://actvra.in/Wkm   ) and I wanted to separate Beverly Hills Proper vs. the 90210 Zip Code. This Zip Code is the most recognized and desired Zip Code that people would like to relocate to or at least have a foothold in it.   Many people from all over the world are not aware that 90210 Zip Code in Los Angeles happens to be outside of Beverly Hills, CA. People who want to have the coveted Beverly Hills Address and Zip Code might not necessarily have Children, hence they do not need or want to live within the school system but still want the Beverly Hills Address.  They might also prefer to live in the hills with either mountain or city views of Los Angeles or Century City Views. These are the perfect buyers for BHPO. Not that I digressed enough, let’s look at the Activity in Beverly Hills Post OfficeJ   Currently there are 78 properties that are in Active Status waiting for a buyer. The Price range is always interesting so let me share it here. The highest priced home on the market is $54,500,000 and the least expensive home is on the market for $715,000.   There are currently 13 homes Accepting Back-up Offers and one is on Hold Status. Generally Hold translates to a short sale. Hence as you can see the market has returned to Beverly Hills, CA.   There are 14 homes that are in Pending Status. This is truly amazing since it is only May 27th and we are having a long weekend.   The most telling indicator is the SOLD Status. I went to the beginning of the year and since January 1st there has been 70 Homes that SOLD in BHPO.   Often times we want to see trends and breaking it down to a monthly status.   Beverly Hills, CA: How is the Luxury Real Estate Market? It has been a while, since “Real Estate Market Questions” were the topic of Dinner conversations and cocktail party discussions. First and foremost I am gratefully that this subject is part of the conversation againJ. It was not that long ago when it was a non subject.   Since numerous people local and out of area have asked me this question: How is the Luxury Real Estate Market in Beverly Hills? I felt it was time for me to write a Blog Post about it, so the rest of the people who are interested can find out. Keep in mind I have been saying now for quite a while, that the real estate market is back at full speed. So let us look at the Luxury Single Family Residence Activity in Beverly Hills. This is strictly inside Beverly Hills Proper only, i.e.: these homes have the privileges of being in the Beverly Hills School System.  (The next time, I will write about the BHPO the area that has the coveted 90210 zip code but not the privileges of being in the school system)   Currently as of May 26th, 2013 there are 69 homes that are Active on the Market. The highest priced luxury home is listed at $38,000,000. The least expensive home is listed at $1,050,000.00. Should you be interested in buying a home in Beverly Hills, or selling your home? I can assure you it will fall between this price brackets.   There are 19 homes accepting Back-Up Offers and they are listed between the high of $13,995,000 to a low of $1,200,000.   There are 19 home that are in Pending Status and the bracket that they fall into are: the high of $11,995,000 to the low of $1,050,000.   The most interesting Statistic is the Sold Numbers. Year to date 56 homes have SOLD in BEVERLY HILLS CA. “The Last Bookstore” in Los Angeles, CA of the top 20 in the world!

  The Last Bookstore (located in Los Angeles, CA) is considered one of the top 20 Bookstores in the World! The name was chosen not by accident, rather was chosen by Irony. The owner who started this fantastic bookstore in 2005 was quite aware that Book Stores were and are endangered species. Hence Josh Spencer decided to name it “THE LAST BOOKSTORE” I saw something on the internet about cool bookstores in the Greater Los Angeles Area, this in turn made me want to visit this bookstore ,since we never been to this one. Turns out as far as I am concerned this is not only a bookstore but a Destination Place. So if you are ever near or in Los Angeles it and you love books this is a must visit place. While you are there, plan on a few hours, go upstairs visit the Labyrinth as well as some of the artists who sell their wares on the second floor. What makes this bookstore so cool is that there is music and let us not forget people watching in addition to book browsing at your disposal. Lastly you can buy hard to find, rare used books. If you want to sell your books they will buy it off you as well.   I cannot wait to go back to “The Last Bookstore”! Marina Del Rey: Notice of Public Meeting about the Oxford Retention Basin Multiuse Enhancement Project   The County of Los Angeles Department of Public Works will be holding a public meeting to present the Oxford Retention Basin Multiuse Enhancement Project. So what does this mean in English?   The Project is designed to enhance flood protection, reduce runoff pollution and significantly improve the quality of plant and wildlife habitat within the area as well as to make it aesthetically appealing.   All this sounds like a great idea. My only concern is that this is another continuation of removing “non-native trees and plants. The trees and plants will be removed and the site will be replanted with a more native and drought-tolerant plant life. I am all for providing new recreational and safety amenities, including a walking path and wildlife-friendly lighting and more attractive fencing.   I am just wondering we are so busy removing but very slow at replacing the Vegetation. Perfect example was I blogged about the Tree Removal on Admiralty Way  December 2012 ( see blog   http://actvra.in/MlQ   ) and guess what, five months later we still have not had those trees replace and that was five long  months ago. Whatever happened to the Birds that used to live in those trees? So here we are removing more trees.  My suggestion would be let us replacing the trees on Admiralty before more trees are removed from this area. My suspicion is this is where the birds migrated to in the first place.  Who am I to say, I am just a Realtor who lives and works in the Marina Del Rey area.   Should you like to voice your opinion about this subject feel free to leave a comment here at my blog post? 1712 Queens Ct, Los Angeles, CA a vacant LOT:  JUST SOLD!!   This lot was about an acre of land consisting of eight separate APN numbers, with the opportunity to potentially build one large estate or three smaller single family residences. There are some partial  city views from  this lot. The buyer was from China, not only did he have a local Chinese Broker who represented him in the Transaction but in addition to it he used the services of a local Attorney who was also Chinese. Keep in mind here in California we have Escrows and we do not need Attorneys to do the closings. The entire Transaction from Start to finish took 12 days to close. It was an ALL CASH Transaction and Sold for $740,000. Although it seems like a short escrow period, I have been negotiating with the buyer directly for the past eight monthsJ before the Broker and before the Attorney entered into the equationJ   The entire Transaction was done via the internet, nothing was printed or scanned. The entire Transaction was done via DocuSign including the Escrow Instructions! The Seller even had his proceeds wired to his bank. There were  only three  checks   which were Printed : one  to the Buyer’s Broker and to  my Broker and one to me. This was truly a Virtually Paperless Transaction. How is the Real Estate Market on the West Side of Los Angeles?

How is the Real Estate Market on the West Side of Los Angeles CA? How do you compete in this market? Not long ago I went to dinner functions and people asked what I did for a living and when I told them I was a Realtor on the West Side of Los Angeles, CA, they patted me on the back and felt sympathetic. Then we politely switched topics. No one wanted to hear what I had to say: There are fantastic opportunities to buy now! Sellers are nervous and are willing to negotiate. The interest rates are at all time low, what a great opportunity to buy. Very few heeded my advice and thought I was just not realistic. The ones who did listen to me are thanking me today.  Now I go to a dinner function and people ask me how the Real Estate Market is? My answer is: The Real Estate market is smoking hot on the West Side of Los Angeles, CA. The seasoned developers are here with “all cash offers”.  Depending which part of the West Side we are offers range from 12 -20 offers on fixer uppers also known as tear downs can be anywhere from $50,000 to $250,000 above asking price. It all depends how the listing is priced! I work with Developers who look at Real Estate as an Investment and they have their Formula as to what their profit margin is. Hence I average 15 – 16 offers before one gets accepted.  So this brings up the question, how can I do it? Thanks to the Technology which we have today, but which we did not have 15+ years ago, is how I can do it. Today we have an Internet based Multiple Listing Service, not going from Brokerage to Brokerage, not having the MLS Books in the Office and checking what is available.  This is a huge benefit to help me get the inventory to my clients as it hits the MLS, in other words E-MAIL is helping me as well. The Search Programs augmented with E-Mail is just great!   Then the ultimate tool that helps is DocuSign, I do not have to go to the client’s home or office to sign the offers. Nor do I have to fax it to them, I remember when I did not have a fax machine and had to go to the office to submit my offers. Then came MongoFax and ultimately there was the Scanner. Now all these are virtually obsolete. Thanks to DocuSign, I have clients in Asia, Western Europe, the Middle East and we are submitting offers seamlessly. OK to be fair, I have my own fax, my own scanner, my own printer and my own Lap Top and I work from early morning to very early morning.
