I love to eat at superb restaurants and copy the restaurants recipes for my friends by making them at home. 2. I collect Cookbooks as well as Mystery and Fiction books. 3. I eat and sleep Real Estate which I love more than anything other job I had in my life. 4. I am an International Relocation Specialist and help buyers from all over the world finding their home in the Greater Los Angeles. I also have land knowledge unmatched by 90% of the Realtors in the Greater Los Angeles area. I also help renters who need a Pet Friendly Realtor not for the money but to help the pets find a homeJ. 5. Since “the Steel Wheels Tour” of the Rolling Stones I have been to every concert they had and ticket price was never an issueJ 6. I do not like to gamble and consider it a waste of money, but am willing to go to Las Vegas to eat at a superstar chef’s restaurant and that I do not consider as a waste. 7. I also give a large portion of my commissions to Animal Rescue Organizations and I do not consider that as a tax write off, rather that I am saving some of our furry friends’ lives. 8. I am loyal to a fault with my friends and acquaintances until they cross me. Like baseball every one gets three chances before they are out! 9. I am a Die Hard Red Sox fan who flies to Boston just to go to a Red Sox gameJ on special occasions. 10. I was born and raised for the first ten years of my life in Hungary, I speak, read and write Hungarian. 2. Lived in Austria for about three and a half years. Fluent in German. 3. After the above two, Lived in Connecticut, New York, Michigan, Georgia, Germany, Massachusetts and California. 4. Went to three different schools and six years to get a BA in German (EMU,USMA, & UCON) 5. Left the US ARMY as an, Airborne, Ranger, Infantry CPT 6. My favorite Champaign is Krug Non- Vintage 7. I Love Classical Music, Rock & Roll, Jazz and some Country Music 8. Not only do I Love to read and collect First Ed. Hardcover books but in addition I love to talk with the authors about their books and then get their autographs. 9. I Turned down a very lucrative opportunity to Train the Saudi Arabian National Guard’s Soldiers 10. Definition of Posh according to the Urban Dictionary is defined as rich, well to do, or aristocratic. My definition is more like affluent, luxurious and a life style. Better yet I would give the: The Back Bay of Boston MA as an example of the definition of Posh. If you want to visit a part of Boston that is elegant and tidy one of the first places that come to my mind is the Back Bay. It is a pleasure to walk and wherever you take your leisurely walk on Newbury Street you can enjoy the boutiques as well as the simple stores that you need to have in everyday life or restaurants or just observe the magnificent townhomes that are in between the shops and restaurants. There are so many contrasts in architecture from different eras such as Copley square, The Prudential Center, The Hancock Tower or Newbury St. Everywhere you go there are opportunities to find something you like. As I walk down Boylston St. I see the I-Phone Store that looks like a modern building squeezed in between the old Back Bay three and four story townhomes. Words are difficult to describe how a 1700-1800 built Townhome can Coexist with a High-rises built in the 1960’s and ultra updated in the 2000’s and it is about a fifty acre complex I am referring to the Prudential Center. Paralleling, Boylston St is Newbury St “old”, ” Established” businesses just created buildings & businesses… and we all are wondering how is this possible? The Wired Puppy Specialty Coffee & Tea on Newbury St in Boston, MA 02116. You might ask how did I discover this great Coffee Shop? Well it is what I call coincidence. The night we arrived in Boston (3hrs late) thanks to a huge storm, we immediately went to the Hotel, where we have stayed the last couple of times: The Back Bay Sheraton. The waiter, whom I have known for over 20 years greeted us as old friends….anyway we scarfed some food down before the kitchen closed…Diane wanted to walk of the food. So we took a stroll on Newbury St. Then we noticed the WIRED PUPPY a Specialty Coffee and Tea establishment. As most of you know I am a coffee snob and love the small independent or local gourmet coffee places. My interest was perked immediately and I was looking forward to the opportunity to try their coffee. Needless to say I was not disappointed. The place is tucked away almost on the corner of Gloucester St & Newbury St. Once you go down the steps you are in a Barista Heaven. The establishment has talented and courteous staff. They are environmentally conscious and make a fantastic coffee. I tried their latte and was not disappointed. They are also providing free Wi-Fi and even free use of computers to their patrons. Their prices are competitive with the ordinary big chain trendy coffee chain. Their flavors are hands down better I also found out that this is their second coffee shop. The original one is in Provincetown, MA on Cape Cod. So should you be in Provincetown MA stop in at 379 Commercial Street and enjoy a great cup of coffee or espresso or a Latte. On Classical Thursday, August 22nd Rufus Choi, will be on piano performing Tchaikovsky, Rimsky-Korsakov. Give it a try and for those of us who like classical music this will be a treat. To refresh your memory he often was featured with the Jazz Crusaders. If you never heard him perform he will be a Treat for you to hear! August 31st Rose Royce will be performing. If you did not know they are a band from the ‘70’s a few of their hits might bring back some memoriesJ. The movie “Carwash” and its soundtracks were by Rose Royce, “Carwash” and many others. Keep in mind they did not fade into the sunset. “Love don’t live here anymore” they performed with Madonna in and around 1984 and I could go on and on. Go see them. All shows start at 7pm. Cheap Home Repair or Expensive Free advice to home sellers? I was reading one of our Professional Magazines and I was so surprised at the advice they gave. The Title was Cheap Home Remedies. One of the sections suggested ways how a home seller should treat scratches on their floor. This professional magazine is publishing it as “good advice”. Well let me quote it here and I would like you be the judge: “…for minor scratches, crayons will do the trick. Pick a color that matches the flooring and color in the scratched area. Be sure you stay in the lines: then buff to a shine. A matching permanent marker can camouflage deeper, ugly scratches…. Anyway you get the idea. My first reaction was what were they thinking? The author’s is telling Realtors and their sellers to “hide” defects. The second thing came to my mind that whoever does the editing in this professional magazine needs to be a bit more concerned what is written in their magazine? How can they allow such advice to be circulated in their publication and on the internet as well? First of all let us look at this from two perspectives. Initially buyers are thrilled to get the property because the “love, like or accept” the house with the visible defects. I personally never lost a transaction because there were scratches on the floor minor or major. Most buyers accepted it that it was caused by children or pets and most buyers tend to like both. Now let us take the scenario where the seller hid the defects and the buyer discovered it during the inspection, now the mindset is “what else is the seller hiding?” or camouflaging? This then could become a potential deal breaker or an opportunity to do further investigations into the house such as sewer lines, roof, electricity, plumbing and structural issues because the buyer lost trust and faith in the seller and this in turn could cause further discoveries of hidden defects. Let’s be realistic the more you look the more faults you will find, this in turn will open up an opportunity for the buyer to either walk away from the property or would want to renegotiate the originally agreed purchase price based on the amount of defects that they discover. Worst case scenario the buyer buys the property and discovers this type of “cheap bubble gum repair” then calls the various inspectors and gets the advice of an attorney….. Need I say more? Anyway my advice is for the Sellers of property in the greater Los Angeles area not to do this i.e.: hide the visible minor defects. We have many sellers’ disclosures, Agent Visual Inspection Disclosures and other disclosures where we must in good faith disclose defects that we are aware of about the property. So clearly this would be a fantastic opportunity for an attorney to turn the Cheap Repair onto an Expensive Repair. ‘Inferno’ by Dan Brown this book is a great summer read or anytime read! I just finished reading the book written by Dan Brown of “Da Vinci Code” fame and many others this one was called ‘Inferno’. If you think of the word “Inferno’ what comes to mind? For me, I immediately think of Dante’s Inferno of the Divine Comedy’s fame. If you think the same thing, then you will have a better understanding of this fast passed book. The book is full of Symbolisms connected to Dante Aligheri’s Inferno/ Divine Comedy, the epic poem and this is blended with current Robert Ludlum- style Bourn Identity action style page turner of a book. If you have not been to Florence, Italy, then after you read this book you will swear you have been there. If not, than you will have this urge to go as soon as your next vacation will allow it! Needless to say I hear there will be a movie coming out soon. The best part the main character of Robert Langdon will be played by Tom Hanks again. So it is like seeing an old friend in the moviesJ. For me, it is your typical escapist story, when I read Dan Brown I am immersed into the story and forget life around me. Try it and you will be glad you read it. Soon you will be blogging what a great summer read it was and when the movie comes out you will be comparing it to what changes they made from the book and what they left outJ.
