Casual Dining at the Enterprise Fish Co in Santa Monica, CA. As most of my regular readers know, I love seafood and casual dining. Needless to say we often stop in at the Enterprise Fish Co. in Santa Monica, CA. As you know I have blogged about their atmosphere and food quite often. As far as I am concerned there is a benefit of having causal, laid back seafood dining and a very relaxing atmosphere. Check out their website http://www.enterprisefishco.com/santamonica/ Lately I noticed that there is more of an Asian flair than previously. So I did some research, sure enough the executive Chef is Bruce G Choi, clearly I was right. There are more lighter, soy infused dishes and even more so you can tell on the fresher fare, such as Dungeness crab, Ahi tuna and I could go on and on. Instead I will show you a few pictures and makes sure you put the Enterprise Fish Co on your must visit destination if you want good food, casual dining and reasonable prices. The best part is even the wine selection is great and reasonably priced. Beverly Hills Supply & Demand Statistics Month by Month for Single Family Residences!!! I have been compiling the statistics for the past two years of Single Family Residences in Beverly Hills. Needless to say the month by month figures are important for your review in order that you can make good decisions about buying or selling a home. Interestingly the most frequently asked question to me has been “…what is the Inventory like…” as well as what are the “sold statistics”. Needless to say as I saw the figures and they confirmed what I have been suspecting all along. Just as an example November 2011 there were 318 homes for sale in Beverly Hills vs. November 2013 there were only 212 homes for sale that was a 33% drop of inventory. Not surprisingly when there is a drop of inventory it goes hand in hand that sales would be down as well. What I was surprised by was that the numbers were truly minor in difference. Per cent wise it sounds like a large number 12% drop from November 2011 to November 2013, but the reality was only a three (3) sale difference and needless to say that could have been an after effect of slower Appraisals, delays with Lenders just to name a few reasons. So if you see a “sound bite on the news or on the internet” Inventory has dropped 33% and sales are down 12% do not be alarmed, the price points have increased 41% during this same time period and there is a demand from buyers who have been on the sidelines for the past few years. Beverly Hills Sold properties are down by 12% This would be the headline without discussion of the fact that Sales prices are up 41% as you saw in my previous blog post for your convenience I am enclosing it here for your review: http://activerain.com/blogsview/4265987/median-for-sale-vs-sold-in-beverly-hills-ca-month-by-month-up-by-41-#short-url-holder The entire picture is clear 26 Single Family homes sold in the month of November 2011 and 23 Single Family homes sold in the month of November 2013 so the reality is a small difference of 3 properties. That could have been delayed due to Appraisals being late or Lenders not moving at the pace we would like. The reality is that the Median Price was $2, 1019,250 in 2011 and in 2013 the Median Price was $2,840,000. This is clearly amazing, well here are the Charts and Statistics see it for yourself. The Beverly Hills Average Days on Market by Month Report for the past 24 months. The Beverly Hills Average Days on Market by Month Report is very telling. I have been reporting what it was like for the last eleven months. Needless to say some of my readers were asking for the past two years because they felt that this would be more realistic. So needless to say I was equally interested what the Single Family average days on market would be in Beverly Hills. It turns out that November 2011 the average was 98 days on the market and comparing it to November 2013 surprisingly the average was 93 days. This is a 5% difference. What is more interesting is the numbers in April, May, June, July & August. As you can see it is not our imagination that the wild frenzied sales activity is behind us. What will be more interesting to see is the pace of activity we will see in December and January. This will clearly give us a better pulse of what 2014 will have to offer us. Extra Extra – The Realtor Dirt – Read All About It! One of my extended Active Rain friends invited me to participate in a contest to “tell all the real estate dirt” you know. This contest is similar to pilots telling things about what you do not hear about your flight, only this is what is the dirt that buyers and sellers are not aware of, what Realtors do not tell you about Real Estate? There is a lot to tell. Here is one that many people are not aware of: most Realtors have smart phones and they take the phones with them EVERYWHERE – the bathroom, beside their bed – and obsessively and compulsively check their emails. Why you may ask? Well the reasons are many and varied, here are just a few examples, at least my own personal reasons J 1. They might have client who either lives in or is traveling to a different time zone. 2. They sent out an answer to a question and are waiting for the inquirer’s response. 3. They just sent out an offer on DocuSign and are waiting for the Buyer to sign the offer. 4. They just sent out a listing and are waiting for the Seller to sign the Listing Agreement. 5. They are waiting for a time sensitive Counter Offer. Realtors love to go on vacation. What is so unusual about that? Generally when a Realtor goes on vacation, they can be assured that all of a sudden they will very busy, all their clients want to write offers. Potential clients want proposals of the value of their properties. So if a Realtor wants to get busy all he or she has to do is a plan vacationJ. If the Realtor is not on vacation, rather planning get-togethers to develop relationships with business associates or other agents to develop referral relationships, again you can be guaranteed that will insure that an out-of-state or out-of-country potential buyer comes into town and as a relocation client, the Realtor has to be ready to take care of the needs of that relocating Buyer. There goes attending the “get-together”. Finally, what motivates a Realtor to do all these things? Why not just have set hours? I suspect the answer is hidden in the DNA of a Realtor, they simply want to do their best for their clients. And one of the most important ways to do that is to be available during the client’s timeframe.
