The Santa Monica Income Market is on fire!Properties are in Escrow within days! The investors are swarming on income properties in Santa Monica, Especially those properties, that are close to the beach and need some work are in high demand. I have noticed that there are some listing agents who must know some of the property owners, since they are not in the West Side Multiple Listing Service they are just reciprocal and have out of area contact information such as telephone numbers. This I do not begrudge, it is simply a matter of relationships. I am still a firm believer as hot as the market is we should have photography and description which enhance the property. To some of you who read my post might find these pictures entertaining….I personally find this offensive and disrespectful to the potential buyers, their agents as well as the seller they are representing. Keep in mind this income property is listed at $1,800,000.00. Would you have done something differently than this listing agent? Let me know where I am going wrong. The last few days of a transaction are critical! Communication is always important! I have found that often the last two days of a transaction can make the difference if you have a happy buyer or seller. Often times it makes the difference if you will get more referrals from the buyer or the seller. So why it is that Sellers & Buyers and Agents do not focus on it? I will just use my last transaction as an example: The Contractual Agreement was that at close of business 5pm the Seller will vacate his home upon Close of Escrow. There was nothing negotiated about staying an extra minute not a few hours. We were notified around 10am that the Transaction Closed and the new owner should get keys. Customarily this would be an easy part of the sale. Seller would hand over keys to the listing agent and he in turn would hand over the keys to the buyer’s agent. Then the buyer’s agent would show up with a set of keys and suggest to the new owner: please rekey your home and here is a token of my appreciation. Simple, but sadly this was not the case. I asked the listing agent for the keys….I got the run around and ultimately was told that the seller has not moved out yet…. Numerous conversation later it is determined that the Seller will vacate the premises by 9 or 10pm at the latest. I was trying to keep the new owner calm… Then the listing agent went underground. No communication at 9pm or at 10 pm…no response to emails…any response to texts… Sadly around 8:30am the following morning Listing Agent reports that there is a key under the front door mat of the home…   Clearly now the buyer and I are grumpy to say the least. Simple communication: “…sorry the seller was not prepared…he will be out by first thing in the morning…” this email or this call could have prevented a stressful night for both the new owner and me. It would have been so much easier to have a flow of communication rather than going underground. Now everyone had a bad taste of a transaction that could have gone smoothly till the end. So my advice is for Agents to step up and face the difficult message but that is still better than hiding… Tell me where I am going wrong here? Ruinart Champagne: Brut Blanc de Blance 92 points by Wine Spectator!

Ruinart Champagne As most of you know, I love good wine and good Champaign. Let’s be realistic we cannot drink high priced Champaign all the time. If you are looking for a good Champaign under $100 a bottle you must check this one out. Actually under $75 to be able to buy a Brut Blanc de Blanc is fantastic. Wine Spectator gave it 92 points. I guess that is nothing to be ashamed of. The bottle is a Replica of the Ruinart Champagne Bottle of the 1800’s, so clearly a nice presentation if you are a student of historyJ! Speaking of history if you are interested let me share with you: The house of Ruinart is the oldest Champagne house in France, they have been around since 1729. Ironically now they are a subsidiary of the MOET house of Champagne. The All-star Game 2014 Congratulations to the American League!!

The All- Star Game 2014, Congratulations to the American League! As most of you who read my blog post know I am a die-hard Red Sox fan ( American League) Today was forgetting the Arch Rival New York Yankees. It was a celebration of the Midsummer Classic recognizing the best of the best by the fans and team members. Managing the American League was of course John Farrel Manager of the Red Sox, but today it was all about Derek Jeter and his 14th All Star Game passing the Torch to Mike Trout.  Fourty year old Jeter is one of the classiest sports figures in MLB. I took these photos before the game started.  Go figure Mike Trout of the Los Angeles Angels  became MVP (Most Valuable Player) of the game. A true talent following in Jeter’s footsteps…. clearly this was a moment for both to enjoy as well as fans of baseball! What advice would you give to the buyer if you were in a Multiple Offer situation? Often times we are in a competitive situation and we need to help the buyer get the property. What do you say to the buyer? My answer is very simple to this question. I tell the buyer when they are in a multiple offer situation simply decided what is it worth to them to get the property. If they offer let’s say $5 or $10,000 above the asking price it should be the amount that when they go to sleep tonight and wake up in the next morning and they did not get the property and they will not feel bad, that they should have offered more. They are happy they gave the best offer i.e.: what they thought it was worth for them to get it for. Needless to say I was thrilled that the Seller chose my buyer’s offer even though she only went  a little over the asking price i.e.: only $6000 more. The seller and the agent liked her Credit Score… over 805 FICO and a large down payment.  Clearly this was a winning formula! Sadly this is not always  the case.
