Breaking news in Beverly Hills, CA the L’Ermitage hotel is on the market. I was reading in the Commercial Real Estate News syndicated by LoopNet that there are multiple offers on The Raffles-L’Ermitage Hotel. At first glance one would think, this is fantastic, on the other hand we need to look at the Real Story here. In the year 2000 the Beverly Hills property was acquired for $68 million This was major news then, since the per-room price at the time was a record for a Los Angeles area hotel not being on the beach. Since then the property’s performance has slumped. The occupancy rate is down to about 65% and without saying so is the cash flow. That means based on sources reporting a high bid of $40 million and a cash flow of $1 million translating to a Capitalization Rate of 2.5% , which is hard to believe, when full service luxury hotels in the area have been selling at a cap rate of 8%-9%. This is very telling. As I am tabulating the year end Playa Vista Condominium Market Report (2009 Year End Summary) I have noticed, how I there are pocket in Los Angeles that maintained their value and other pockets that have lost value. I have been saying all along that Real Estate is very much like the Wine Production. Winery that has a good Micro Climate will command a high price, look at Plump Jack vs some of the others. With that said The Median Sold Price by Month as decreased by 18% over December 2008 vs December 2009. As you can see there are some great buying opportunities here. The Median For Sale vs Median Sold has decreased 4% and 18% respectively. As I mentioned above the majority of the buyers understand the value is here in Playa Vista. Look athe The Number of Sold Properties by month. The Numbers have increased astronomically, there was a 167% increase December 2008 vs December 2009. As you can see since June there has been a large volume of buyers who saw the value in Playa Vista. So please contact me to take advantage of buying into a fantastic community. Here is my continuation of the Century City Market Report Part #2 (the 2009 year end summary) The numbers are very interesting, many people do not understand why this occured. I suspect since the bankes were encouraged to do more short sales in lieu of foreclosures, this in turn created a demand by buyers and at the same time prevented a larger drop in the prices. The number of Condominiums in Escrow are up by 56% compared to December 2008. Hence I do not anticipate any large drop in price nor demand for the next few months. As you can see the inventory, i.e.: new listings have declined a great deal. Since this is a supply and demand bussiness, you will again agree with me that prices will not decline in the near term. So in conclusion, please take advantage of the low interest rates and the tax benefits, since this will still allow you to get some great deals in the Century City-Westwood Condominium Market place. Enclosed here you will find some very interesting Numbers and Statistics for Century City CA Market Report. I broke the report into two parts so you can look at it in more detail. The numbers are not what I was expecting. One of the most interesting Fingure was the Median Sold Price by Month. Virtually there is no change between December 2008 and December 2009. To me a 2% drop was a true suprize.. The buyers that bougth properties in March, April and July were the ones that got some fantastic deals. Equally interesting is the Median Price for Sale vs. Median Sold Price. As I mentioned above there was only a 2% decline December 2008 vs. December 2009. Not suprizing based on this figure that the Median for Sale price actually increased by 9%. This shows how desirable the Location is to existing buyers even in such uncertain times. Just as I noticed in another part of Los Angeles, The activity was much higher then we are accustomed to around the holidays such as November and December. There was a 156% increase year over year this December. As you can see, since September the volum has really skyrocketed. There are some very telling numbers and graphs to support the activities in the Marina Del Rey,CA Market Report Summary for 2009. As I mentioned earlier I have never seen such an active November and December as this past year. The numbers are here to confirm that. There was a 286% increase over December of 2008. How about that for people being too busy with the Holidays. The graph above shows you The Number of For Sale Properties by Month. Very interesting how little inventory we have for sale. Equally telling is the Supply & Demand by Month. Inventory is down by 41% and number of sold properties are up by 77%. Marina Del Rey,CA Condominium Market Report Part #1. (2009 vs 2008 summary and comparison) As I previously indicated the Information will be detailed and very interesting. My first chart is the Median Sold Price by Month comparison. December 2008 vs. December 2009. The median Sold price is down by 12%. This in the big picture, what we went thru, a tumultous 2009 with the economic and real estate meltdown is very suprizing. I was expecting just like many of you to be worse. So to recap the December 2008 the Median Sales Price was $544,000 and in December the Median Sales Price was $569,500. Now let us look at the Median For Sale vs Median Sold This is also very interestind The median price of for sale properties is donw 9% and the median as Imentioned above is d down 12%. Again after what we went thru this past twelve months these numbers are not as scarry as we would have guessed. The most interesting number I saved for last. The Number of Sold Properties by Month. This number is a combination of many parts. The return of Consumer Confidence, Tax Insentives, Low Interest Rates and I could go on and on. So with that I just want you to know that the numbers are up. They are actually way up. There is a 77% increase Deceber 2008 vs. December 2009. Please enjoy reading and reviewing these statistics. Should you drive with your clients to properties or should you meet them there? This question always generates discussions amongst Realtors, experienced or seasoned, the answers are varied. My answer is: It depends on the situation. Does your client want to bring a child along? I do not carry a spare child seat in my vehicle. I would not even know how to properly secure the seat. Just to mention a quick liability issue. Is it an efficient use of time? Is your client going somewhere else after it? Is it more convenient for both of you to be in separate vehicles? Is this the first time you are going out with them? Did you spend enough time with them previously? Or are you going to get to know them as you drive? The only time I find that there should be no option what to do is if you have a Relocation Client. Then the answer is they have to be in your car. Personally I like clients in my car, it gives me quality time to learn more about them in a personal as well as professional level. What are your thoughts?
