Marina Del Rey CA Condominium Market Report for the Month of September 2010 Marina Del Rey CA Condominium Market Report for the Month of September 2010 As most of you know Marina Del Rey, CA is a beach community and one can consider it as a Suburb of Los Angeles CA. Depending  where you live the beach can be walking distance of a few feet or furthest around 2-3 miles from the beach. Needless to say depending if you buy a Townhome, or a Single Family Residence, or a Condominium the Value increases if you have an Ocean View Property as well as the distance of the Proximity to the beach. Sellers and buyers are very proud of the size and distance of the Ocean View. Now with that said, let’s see how the Real Estate Activity fared in the Marina for the month of September. There 163 Active Condominium listing for Sale on the Market in Marina Del Rey for the month of September. This is a slight drop from the previous month of 169. All in all this is relatively negligible There was a decrease in the Accepting Back up Offer category as well. From the previous month’s 23 this decrease was to 18. This would not seem much provided you add in the Pending Sales and they are favorable. Otherwise it becomes noteworthy to watch. In this instance no reason for concern, since the Pending Sales increased from 38 of the previous month to 47 for the month of September. The Sold Condominiums dropped from 26 to 14. Now this is a huge drop. The good news is that there was a respectable increase in the Pending Sales; hence I attribute the drop in sales to delayed Mortgage Closings due to slowness of the paperwork moving thru the bank’s channels. Playa Vista, CA Condominium Market Report for September 2010  As many of you know Playa Vista is the newest Planned Urban Development in Los Angeles since the past fifty years, hence it is a new and dynamic community with the needs and wants of a modern consumer wanting to live close to the Beach on the West Side of Los Angeles. The streets are wide; there is a park like setting with a community pool and club house just to mention a few of the amenities. Anyway with that said let us see how the Activity was for the month of September. There were 33 Active Condominiums for Sale on the Market. This has been a downward trend for the past three months. The inventory   of homes for buyers to choose from has been dwindling. There has been a huge increase in the Pending & Accepting Back up Offers.  For the month of September there were a total of 22 properties which were in Escrow and evenly divided among Pending and Accepting Back up Offers. This is a good indication that buyers are out there are seeing the values of living in this community, coupled with the low interest rates and low prices. Hence the increase of Properties in Escrow will assure an increase in closings for the month of October. There were 8 Sold Condominiums for the month of September. This is a decrease of the previous month’s numbers. Last night we saw and heard Ken Follett, what a great interview!

Last night we saw and heard Ken Follett in conversation with Karen Grigsby Bates. Ken Follett is one of my favorite writers.  Most of you probably know of him even if you did not read anything by him. “The Pillars of the Earth” was voted by the Times of London by readers as one of the 60 greatest novels of the last 60 years. Ken Follett is a great story teller and a funny writer. I am sure Karen Grigsby Bates a correspondent for NPR News enjoyed interviewing him. He generally does not travel and rarely does book signing events.  Since he just published the first part of a historical trilogy, which is probably his most ambitious work to date, hence I think that is the reason for the book tour. This book is titled Fall of Giants: Book One of The Century Trilogy. Interestingly it will be launched globally in more than fourteen countries. I find it very unusual for an Author as well as a Publisher to do such an ambitious undertaking. So he will be on the road for the next six months. Interestingly enough the proceeds from the $20 entrance fee will be given to The Pearson Foundation and the Net proceeds from this event will benefit the West Hollywood Library Fund. This I found out because Christopher Rice an author of five books, but better known as the son of Ann Rice, was the one who introduced Ken Follett & Karen Grigsby Bates told us before the interview started. The best part of the evening I got to chat with him as he signed all 19 of my books that I have by him. So total success. Breaking News: Endre Barath, Jr Finished the 30th Consecutive Blog Post on AR !

Breaking News:  Endre Barath, Jr Finished the 30th Consecutive Blog Post on AR. Now I know this will not be in the Los Angeles Times, or the Wall Street Journal as a headline. Nevertheless I am excited to report that without having to resort to weekly Market Reports or Weekly Updates, I managed to write some interesting posts. Some of the Posts where more interesting than others, as it was indicated by being featured on Active Rain and others that elicited valuable comments from fellow Active  Rainer’s. I was glad I did not have to do Speechless Sundays or Wordless Wednesday s to achieve this objective. I almost had to go to the office when my Internet Service Provider was trying to sabotage my goal. Ironically it was between posts 27-29, just to keep me on my toes. Mostly I was glad that I met new (new to my circle) Active Rainer’s with whom I developed new friendships and hope that it will lead to mutually beneficial referral relationships. I was also glad that this concentrated blog post regimen has provided me with new clients who read my posts. Also I hope it will provide me with a more disciplined, consistent and focused blogging for the future. Just come to celebrate Oktoberfest in Santa Monica California at the Barker Hanger. The Southern California Oktoberfest will be held Friday October 8 thru Sunday October 10, 2010. The Huntington Library in San Marino, CA

The Huntington Library in San Marino, C A is not a Library in the conventional sense; rather it is a beautiful park with unusual flowers, rare vegetation and a serene sanctuary. It is the perfect get away for a peaceful afternoon or day. Depending on how much time you would like to devote to this serene sanctuary from the everyday hustle and bustle of activity.  Henry E Huntington (1850-1927) is mostly known for being one of the biggest Land developers in the San Gabriel Valley.  He built this magnificent Mansion in San Marino, CA.  Here he kept a large collection of paintings and rare books as well as manuscripts which are priceless nowadays. This became the foundation for the Henry E Huntington Library and Art Gallery.   Part of his grand estate consisted of what is now known as the Huntington Botanical Gardens. There are many featured attractions which bring people from all over the world to see. Just to name a few:  a 12-acre desert garden, a 6-acre Japanese garden, a Shakespeare garden, a palm garden. The entire estate consists of 207 acres and every acre is landscaped. So you can imagine how much time you can spend here. Pets90210’s Quarterly Pet Adoption was a Raving Success!  The Place:  Roxbury Park’s Wiggly Field at 471 South Roxbury Dr & Olympic Blvd, Beverly Hills, CA90210 The stars:   The critters needing to get adopted The supporting cast: the volunteer of Pets90210 and their leader Bill Crowe This past Saturday from 11:00am to 3:00pm, in the sweltering heat of a late September heat wave of 86 degrees, the animals and volunteers were waiting with apprehension. They were all hoping on the kindness, caring and goodness of the humans who drove by or walked by the tent and looked at these wonderful animals waiting for a forever home. I was taking pictures and silently hoping for the adoption of these wonderful creatures. As I was looking at the critters it reminded me of the John Irving novel and the movie by the same name: The Cider House Rules, as the children looked anxiously at potential adopters and put their best game face on at the orphanage. This adoption event was a Raving success; over 50% of the pets were saved. Did you ever taste” Criollo” grapes, they are also known as “Mission” grapes? Mission San Juan Capistrano as some of you are aware is only 45minutes drive from Los Angeles, CA.   I wrote previously a post about it. If you missed it, here is a link to it.  http://activerain.com/blogsview/1866811/have-you-ever-been-to-the-mission-san-juan-capistrano–   I love good wine and I was surprised to discover that California’s first Vineyard was located on the Mission grounds. In 1779 the first vineyard was established by planting of the “Mission” or “Criollo” grape.  Then came the first winery in Alta California built in San Juan Capistrano in 1783. They were producing white and red wines (sweet & dry as well). They also made brandy and port wines. I am sure many of you thought that only Europe was producing wines during this time period, now you know that the viticulture is over 200 years old in the United States. Needless to say the Mission started to prosper and grow. By 1794 there were over 70 structures to provide permanent housing for the Mission Indians and the growing population. The construction of “The Great Stone Church” started in February 1797 a huge construction project, which could be seen miles and miles away. Then in the afternoon of November 22, 1800 a 6.5 magnitude earthquake hit the area also known as the San Diego Earthquake and cracked the walls of this great building. The builder unfortunately passed away a few years prior.  Hence they lacked the proper skill for corrections that needed to be made.  Needless to say Tragedy struck again on the morning of December 8, 1812. Sadly the Wrightwood Earthquake jammed the doors of the church shut and forty worshipers perished. Here are a few pictures of the Ruins.  The upside to this story is that even up to now the Church Bells survived as well as the Ruins.
