Marina Del Rey, CA Condominium Market Report for October 2010 I f you have been keeping an eye on the weather in addition to the election results, you would have noticed that we had a Heat wave now for the past three days. Los Angeles was backing and 97 degrees was the daytime temperature. Here in the Marina it was a comfortable 74 degrees. We complained that we did not have a summer, well October an now November is making up the difference. BTW I have not heard anyone complaining here. Not only the weather has been heating up, so has the Real Estate Activity in the Marina. Luxury Condominiums, Ocean View Condominium or near the beach condominiums all are moving. The inventory has a small uptick from 163 of the previous month to 169 Active Listings for the month of October. There were 12 properties Accepting Backup Offers and 42 properties that were solidly Pending. These numbers were very a decrease to the previous month of 18 & 47 respectively. The incredible increase in the Sales was beyond expectations. September there was 14 Sold Luxury Condominiums. October just went off the Charts there were 27 Sold Condominiums in Marina Del Rey, CA. This increase appears to be continuing for the upcoming month, I am getting calls from buyers at all hours. This is very unlike November beginning, the start of the Slow Season. Realtors and Sellers are not complaining. We are all grateful. Playa Vista Condominium Market Report for October 2010. I had to go back and look at September’s numbers, then I had to double check see if I did the search parameters right. I had a difficult time accepting the numbers. They were totally amazing, almost identical numbers for the month of October 2010 as for September 2010. There were 35 Active Condominiums on the Market compared to 33 the previous month. There were a total of 22 Pending Listings consisting of 11 Accepting Back Up Offers and 2 on Hold (Short Sales) and 9 Pending compared to the previous month’s 22 Pending. There were 8 Sold Condominiums for the month; yes you guessed it there were 8 Sold the month before as well. The way I see it the buyers were cautious, but steady. They see that the prices have remained low as well as the interest rates. I have noticed the past two days there has been a lot more activity on my listings and I have been communicating with buyers who are prepared to buy NOW not next month. I anticipate a strong and active November for the Playa Vista Condominium Sales. The buyers for luxury condominiums are out there as well as even the buyers who are looking for REO’s. They have Cash and do not need loans, eventhough the Loan intrest are at a 45 year low.
