Where to live Beverly Hills or Malibu? Foreign buyers always wonder..

Often times when foreign buyers begin their search for a home, they start focusing on areas such as Beverly Hills and/or Malibu. This question always comes up: where would you want to live and call it home? In my experience foreign buyers who are not familiar with the Greater Los Angeles area first focus on Beverly Hills and Malibu because it has name recognition. Once they realize that it is a totally different lifestyle and price point, and then we have the opportunity to expand their search based on what is important to them. For example, they might like the Palisades that is Pacific Palisades or Santa Monica, because it is closer to the West Side of Los Angeles and the Airport but still is on the Ocean or close to the Pacific Ocean. Others might realize that outside of Beverly Hills, there is Brentwood, Bel Air and Westwood to name a few great places to live. This is clearly determined on taste and likes as well as price point.   I guess, the best way to describe it is, as if you like Champaign and you prefer great Champaign but some people prefer Don Perignon others prefer Krug. Some love Vintage Champaign others love a good value and prefer Krug Non Vintage. It is all about tastes likes and value systems whether you buy a home in Beverly Hills, Bel Air or Malibu. They are equally wonderful places to live but it is strictly a matter of choice. I love Krug Non Vintage for the taste and the value just like some people prefer Beverly Hills over Malibu. Bel Air – Holmby Hills, 90077 Zip Code:   Real Estate Market Update! The 90077 zip code has been and is a very desirable destination place to live in the greater Los Angeles area from all over the world. Bel Air is equally loved by families who want to have their children in a good school system, as well as the super affluent who just want to have a residence where the who is who of the world had and call Bel Air their home in the past fifty plus years as well as the present. I have written before that Ronald Regan, Frank Sinatra, Elisabeth Taylor and many others have called Bel Air their home. Dr Phil and many others live in Bel Air quietly and unassumingly.  There are many others who do not want their names on a public posts known that they still call Bel Air their home. I have noticed in the past couple months that the Bel Air Real Estate has cooled a bit in the Luxury Segment. So I decided to find out if my perception was reality or not. It turns out when an area has been super hot and it cools down we get anxious. So with that said let us look at the facts.   The Median Sales Price is up by 2%. August 2013 the median Sales Price was $1,900,000. Now August 2014 the Median Sales Price is up to $1,945,000. This I actually find interesting. Inventory is down by 17% and Sales are up by 43%. So the perception is not quite the reality. The market is still very active. So let us look at the Days on Market this usually tells us how the market is. Interestingly the days on market are down by 4%. August 2013 the average was 77 days now in August 2014 the days dropped to 74. In conclusion, days on market are down, sales prices are up, inventory is down and sales activity is up. Considering buying or selling a Vacant Lot in BHPO? Call an Expert…

If you are buying or selling a Vacant Lot in BHPO you need to get an expert’s evaluation as to the true value of the property or as to how the market activity is. Selling land is not like selling a Single Family Residence in Beverly Hills Post Office (BHPO) it is not as cut and dry. There are many tangible and intangible factors that determine the true value of the land. The land values vary a great deal, depending on size, steepness, geology to name a few factors. There is a value to having a Geology Report and a Topography Survey to get a better assessment of what the true value of the land is. This point is becoming more and more important since the Hillside Ordinance has changed the dynamics of what you can build and clearly living square feet will be a big part of the future value of the new construction as well. The short answer is you need a Land Specialist to determine Market Value as well as the ability to get a home approval from the Building Department. Just to give you an example, currently there are fifteen Vacant Lots on the market in Beverly Hills PO and of those fifteen the prices vary from a low of $250,000 to a high of $7,895,000. Interestingly enough there are a few lots that are around 6000-8000 sq. ft. of land and the largest parcel is around 3.5 acres. Clearly you can see that there has to be an explanation and the data interpretation is critical for determining what the difference is between these lots as well as their value. To give you an extreme example if you looked at the chart below you would think that there has been a price increase of land by 995%J! Beverly Hills P. O. Single Family Real Estate Market Update: 35% …

Beverly Hills Post Office Single Family Real Estate Market Update:  35% price increases!! As most of you know I am not a big fan of sensationalism, this statistic is clearly worth mentioning.  I looked at the Beverly Hills Post Office year over year SOLD statistics from July 2013 to July 2014, clearly it is sensational. The Median Sales Price in July 2013 was $2,195,000 for a single family residence. The Median Sales Price in July 2014 was $2,960,000 that is an increase of $765,000 or better stated a 35% increase!   For the readers who are not familiar with Beverly Hills:  There are two Beverly Hills, one which has the Schools System, Police, Fire and Building Department Jurisdiction and zip codes ranging from 90210-90213. Then there is Beverly Hills Post Office (BHPO) which I am focusing on this market report. The Building Department and all other benefits fall under the jurisdiction of Los Angeles, but the homes have the coveted 90210 Zip Code. When the market rebounded in the Greater Los Angeles area, Beverly Hills Proper was one of the first ones to experience stratospheric price increases. This was clearly fueled by foreign investors who realized what a great value Beverly Hills was compared to years before. Needless to say supply and demand started fueling the adjacent communities as well.     Now here we are and clearly Beverly Hills Post Office Real Estate Sales prices confirm what I have been saying during the down turn that you should buy in the best areas that your budget permits because they will show the first sign of return and ultimately will have the first upside. My advice still holds, buy the smallest and most in need of repair home in the best areas and you will see huge gains. Los Angeles Real Estate Market Observations: the trends are good!

Los Angeles Real Estate Market Observations: end of August, 2014 The Trends are good! Since this past June, I have been meaning to write about how the Real Estate Market is doing in the Greater Los Angeles area. Thank fully I have been so busy that it became July and then August. I did not want to let it become September so here I am trying to pass on my observations. As by now, most of my readers have become accustomed to the idea that Los Angeles is not your average Real Estate Market. Just to give you an idea within a fifteen mile radius you can have $300,000 homes as well as $100 million dollar homes. Most people have a difficult time accepting this concept. Well not wanting to digress too much, we have sixty square miles of Los Angeles Real Estate. If we draw an imaginary line as a border that would be the Hollywood Hills on the North, then if we consider the Pacific Ocean on the West and Venice Blvd on the South and Highland Avenue on the East, we basically created what we call the West Side of Los Angeles. Clearly you can see that even this is  too large  of a territory to lump into one market observation, especially, since inside this square we have Santa Monica, Venice, Marina Del Rey, West Los Angeles, Brentwood, Westwood, Century City, Beverly Hills, West Hollywood and part of Hollywood does not tell anything but trends. Then within these areas there are Micro Markets such as Ocean View Homes, homes with views of Century City, homes with views of Downtown Los Angeles to name a few. There are also gated communities in the Hollywood Hills as well as Gated Communities in Brentwood and Bel Air  as well as Gated Communities in Beverly Hills 90210 Zip Code to name a few. In order to get truly an accurate pulse of how the real estate market is doing we need to look at each pocket. Then we need to look more focused at the Single Family Homes in the areas, The Luxury Homes in the same areas as well as the Ultra Luxury homes. As you can see I have not even addressed the Condominium Market in the same areas, nor did I address the Full Service Buildings vs. the self managed or minimum service buildings. There are many different markets as you can see add to that the Investment Properties so when someone sees the News like I said all they get is trends. Needless to say the Price Increase is 9% for the overall properties in the overall West Los Angeles area. This is great news if you are a Seller. Surge Protection: Do you need it? What does it do? Hope you never have to find out! The other day I found out what Surge Protectors do and do not do. I had an electrician over the house and he was explaining to me as he was doing some wiring, he indicated that there are some old cloth covered wires that we should be replaced down the road. I thanked him for the advice. He seemed very knowledgeable and was willing to share his knowledge freely with me. I was in my home office as he continued with his tasks; next thing I know is that smoke was coming out of one of my surge protectors. Needless to say drama ensued and all the surge protectors disintegrated. One of the most powerful Surge Protectors was protecting the Entertainment Center: The Pioneer Elite HD TV and all the components. This one also had the duty to protect the Phone & Fax line as well as the Internet (AT&T- Uverse). The other surge protector had the job of protecting the laptop (Dell), the cell phone (Samsung Galaxy S5) and the third one had the job of protecting the Fax Machine (Brother), the Scanner (Brother) & the Printer (HP Laser Jet) and the phone itself (AT&T). As you can see the Dollars add up quickly, it was clear to me that there were a lot of valuable items to protect.  Needless to say I was distraught at best. Not wanting to get Diane all nervous before the damage assessment is tallied up. I was just concerned and as I saw in the Electrician’s Eyes so was he. Long and short of it he was a referral and needless to say he had now Liability Insurance, but that is food for another post. Clearly when I asked how this happened his answer was “ I am befuddled” this to me was not the right answer. Quickly he departed, no charge for his work, needless to say I was rushing to Best Buy to quickly buy new Surge Protectors.  Two hundred dollars later I was able to do some damage assessment. Thankfully the only equipment that fried outside of the surge protectors was my top of the line Brother Fax Machine. Ironically a few months ago I just bought a new Drum for it and it was to last 10,000 pages. Go figure the drum is probably still good. So to summarize make sure you have good Surge Protectors, because your Equipments are more expensive to replace vs. the Surge Protectors. Now there is a lot of different Surge Protectors out there some are better than others. If you have some knowledge please share your comments here! The short answer is Surge Protectors save you a lot of money, head ache and you can continue with your business. If you are a Realtor or small business owner you know what that means. Lost connectivity is lost money!
