It is easy to get food wine or beer and most importantly  a parking space.  I would bet  you today if you manged to get  in to park, there would be no room for anything and the wait would be pretty extensive to get food and drinks.  Inspite of it, Paradise Cove is a great destination place no matter what time of year. What does it take to be a Realtor? I am considering it.  What does it take to be a Realtor? This morning I was going thru my e-mails and there was an e-mail from someone who reached out to me and wanted to know what my views were. He stated that …. I am considering relocating from Minnesota to Los Angeles, CA. Once I established that he has not been in the Real Estate business outside of his own purchase, this is what I wrote to him. Let me know what I forgot to mention. I find that as long as you have a good demeanor, people skills and can generate potential buyers and sellers that is a large part.   IF you can do that, than you need to be available to your clients and potential clients and agents. I do this from early morning to late evening. I am on the Internet, on the phone and showing properties in the late morning to late afternoon seven days a week. The old adage what you put in is what you get out. Please try to Google my name and you will see where you can find me, that takes work and time to be out there……  The most challenging and personally enjoyable is the Negotiations, once you have an offer, if you represent the seller, to get the most money and best terms for them. Conversely when a buyer likes a property to get it for them for the least amount of money….  So in a nutshell: 1. be Internet savvy, 2. be available, 3. be a marketing genius, 4. be a strong negotiator, 5. Be a teacher 6. Have patience7. Do it full time and have money to get thru the first deal it could take 6 months or more. 8. Treat it as a business 9.Be fair to your clients and your agents. 10. Treat them as you would like to be treated, 11. Be honest, 12. Try to create long term relationships, 13. Well it finally has come to this! I am considering a Short Sale! “…Well it finally has come to this! I am considering a Short Sale. ..”Two days ago I receive this e-mail from a client, whom I sold a house at the top of the market. The plan was that he would enlarge the square feet and then sell it for a profit if need be. Long story short he never did the addition. Periodically called me, emailed me to see if he could refinance. Sadly the numbers did not make sense. I suggested the same course of action enlarge it and you will get your money back and then some. Well a few years just flew by and I got this e-mail. I have to do a short sale. This agent was recommended by Bank of America as a Short Sale Expert. My first reaction was do not do this Short Sale. You will ruin your credit if they approve it. The odds though the Bank will not approve it. I called him and suggested he talk to one of my lenders and have him explain what a short sale involves. My understanding is you need a Hardship Situation. Just because the value of the house has dropped around 10% and you cannot refinance, but you have a steady, stable extremely well paying job, have savings, retirement and can make the payments even though it is painful does that meet the requirements of a short sale?  I do not think so. Please tell me where I am going wrong? Can he get a short sale done under the above circumstances? Or does he need to hide his savings? Does he need to hide his retirement? Does he need to ruin his credit, by not making payments? Or will the short sale expert manage to get him the current market value for his home approved by Bank of America, just because this agent is “in” with them? Century City, CA Condominium Market Report June 2010.The month of June is now in the history books, so let us look at how it fared overall. There have been a lot of people looking and cautiously waiting how the Real Estate Market will fare due to the Tax Credit’s disappearance. So let us look at the numbers. The Active listings inventory has increased from 277 the previous month to 293. I find this as a positive, because this will keep sellers pricing the properties correctly in order that they could sell their Condominiums and at the same time, this will give more choices to buyers. This ultimately will lead to a purchase, because the inventory is not limited and the likely hood is higher that the buyer will find his criteria easier. The Condominiums which are in Escrow have increased as well last month there were 28 properties pending, now there are 16 Accepting Back up offers and 39 are solid pending waiting to close. Then of course the most interesting number is the sold. This has decreased a small amount. Last month there were 41 Sold condominiums. For the month of June this dropped to 36. All in all I think this month was a success. Marina Del Rey, CA Condominium Market Report for June 2010.  Well June is in the history books now, so let us see how it fared. Many of us were wondering what the effects will be of the elimination of the Federal Tax Credit and now we shall see. There were 167 Active listings during the month which is an increase in the inventory by about 9 per cent from the previous month. I am a fan of larger inventory, because the benefits are numerous. It keeps sellers realistic in their pricing, since they know that they have competition, hence preventing unrealistic price increases that are not justified by supply and demand theories. Also it gives buyers more to choose from, hence ultimately increasing the odds that they will buy something. There was a large increase in the In Escrow i.e.: Pending as well as Accepting Back up Offers. There were 12 properties accepting back up offers and 40 properties that are solidly pending. This is a huge increase over the previous month, i.e.: a 50% increase. Wow I did not expect it to be this big. The actual sold number was 29 almost identical to the previous months 31 sales. This report is very positive for the Marina Del Rey, CA Real Estate Market. There is however a statistic I am watching very closely, this is the Average Days on Market. This has increased 23% from the previous month. Playa Vista Condominium Market Report for June 2010. Here we are the Fourth of July weekend upon us; this is a good time to reflect how the Month of June fared with the activity in Playa Vista, CA. I am encouraged to report; there are 38 Condominiums on the market, for sale. At the same time In Escrow waiting to close there are 16 Condominiums and one still accepting Back up Offers for a total of 17. There were a total of 14 closed transactions. Compared to the previous month the numbers are very similar. There were about four fewer closed Sales. Part of this I attribute to the normal summer fluctuation. Overall I find these numbers very encouraging. It is noteworthy to mention that the days on market numbers have increased from the previous month. This increase is quite dramatic. It is a 19% increase. This is one of the components which will determine how the next few months will fare. Market Observations -Week of June 28, 2010 I have noticed that the Mortgage rates have dropped probably to the lowest level in decades last week and the affordability of homes is now very favorable for buyers. The cause of this drop in the Mortgage rates is due to the uncertainty of the extent of the global economic growth as well as the continued low inflation levels. The Financial Reform Bill was passed last week by Congress. The affect on the mortgage lending and the home buying process is yet to be seen. The impact will be mostly noticed how the regulatory discretion will be handled over time. Consumer Confidence rose to the highest level since January of 2008. The biggest economic event for this week will be the Employment report on Friday. This will affect the long term confidence of the consumers as well as how Real Estate will fare in the near term. The Blue Water Grill, Redondo Beach, CA

The Blue Water Grill, Redondo Beach CA, is a must visit eating destination for seafood lovers.  Those of you, who know me,  Diane and I live in Marina Del Rey, CA and love seafood. As an east coast transplant, going on too many years to remember (14+) Diane and I love to eat seafood, and it is our main source for Dinner. Lately I stopped going to Santa Monica to get my seafood supplies and started going to King Harbor, Redondo Beach, CA. Time wise it takes me just as long as if I went to Santa Monica. The place is a seafood heaven for the home cook. The freshest daily catch, sold right in the harbor. So yesterday I took the day off from Real Estate and we were driving along the coast from Marina Del Rey thru the scenic way via Manhattan Beach, Hermosa Beach to Redondo Beach. We decided that we should leave after 1pm to avoid the Father’s day rush. We stopped and browsed in Manhattan Beach and then on to King Harbor, Redondo Beach, CA.  It was a Great sunny day in the low ‘70’s was just perfect for walking around. Next thing you know is we were famished. The timing could not have been better, it was around 4pm, the lunch crowd was gone and the dinner crowd has not arrived yet, hence we managed to get a table with a view of the harbor without reservation. We had a New England Theme, starting with the best clam chowder we had since we were in Boston, MA and to top it off first time since we moved here, that we saw Ipswich Clams with the bellies on. Wow, I cannot tell you what a huge treat this was for us. It was as if we were in Massachusetts. The preparation was exquisite. We must go back soon. Century City Condominium Market Report for May 2010

Century City Condominium Market Report for May 2010. As we look at the snapshot from May1st 2010 to May 31st, 2010, we will notice that there were 277 Condominiums on the market for sale. This is an increase of approximately 9% from the previous month. I find this very beneficial; it will allow buyers to have a larger selection to choose from. The gap between the super rich is widening and it is very clear. The highest priced condominium on the market is a Penthouse on Wilshire Boulevard; the asking price is $19,000,000.00. It consists of 6 bedrooms and 9 bathrooms with an approximate 11,179 sq ft of living space. Keep in mind the buyer, who will ultimately buy it, has many options available as far as where and what to buy.  Now to the least expensive condominium, it is a Studio (single) not even a one bedroom and the asking price is $225,000.00 and a mere 377 sq ft of living space. There were a total of 28 Properties in Escrow and 14 have not removed their contingencies and 14 have removed them and are waiting to close escrow. These numbers are almost identical to the previous month’s figures. (See my report of April.2010   http://activerain.com/blogsview/1674199/century-city-ca-condominium-market-report-for-april-2010  ) The total closed transactions were 41 for the period covered. This is an increase of 7.8% from the previous month. I find this very interesting. I was also curious what the days on market numbers looked month over month from the previous year. So here it is, see how interesting these statistics are.   This was a drop of 32 per cent over the same period in 2009. The sales transactions confirm this as well. Clearly a sign of shorter times on the market translate to more sales.
