Did you know that the Tax Deadline has been extended? For some of the procrastinators, who like to file in the last minute? This year instead of the mad rush to the post office on April 15th 2011, you can take your time and drop the Tax Return in the mail on Monday, April 18th, 2011. This great news of the additional three days comes due to the fact that Emancipation Day, which is a Washington, D.C. holiday that celebrates the freeing of the slaves in the District Columbia will be observed on Friday, April 15th, hence the IRS pushed the filing deadline to Monday, April 18th. The holiday is on Saturday April 16th but since it is observed on Friday, the Tax Code states that filing deadlines cannot fall on Saturdays, Sundays or holidays hence the extra three days. If you need additional time, than you need to get an extension by submitting Form 4868. Don’t be like former baseball star and manager Pete Rose. He spent from July 1990 to January 1991 in jail and had to pay back taxes to the tune of $366,041. Remember also that Al Capone who ran one of the biggest crime organizations in the history of the US was never convicted of murder for the St Valentine’s Day Massacre, but got eleven years for tax evasion. So make sure you pay your taxes. Plaza El Segundo your Stereo Typical Southern California Mall! Palm Trees & Sunshine!

Plaza El Segundo is your stereo typical Southern California Mall (http://www.plazaelsegundo.com/index.htm ), Palm Trees & Sunshine and ofcourse  Eye Candy Buildings, sprawling parking space and I mean plenty of parking.  Where else can you have shopping for everything from books at Borders (http://www.borders.com/online/store/Home )   to sporting goods at Dicks Sporting Goods or Appliances at Best Buy ( http://www.bestbuy.com/ ) and have a great lunch while you take a break from shopping. When I say lunch, I mean LA’s Trendiest mall eating places such as The Veggie Grill( http://www.veggiegrill.com/ )for the Vegetarian Pallet, California Fish and Grill (   http://www.cafishgrill.com ), or The Counter ( http://www.thecounterburger.com/ ) to name a few. Now if you like Kitchen Stores one of my favorite is here: Sur la Table of course (      http://www.surlatable.com/   after you did all that, then you need to go buy your groceries at Whole Foods (  http://wholefoodsmarket.com/stores/elsegundo/ ). In addition to the great outdoors you will see a distinct California architecture with a collection of steel sculptures, jet fountains and outdoor seating areas. Plan on spending an afternoon and make it a fun event. This is an easy place to get to no matter what part of the greater Los Angeles area you are coming from. Head to LAX and then stay on Sepulveda Blvd South at Park Place it is North of Rosecrans Blvd. Cannot miss it. Look for these pictures I posted and you will find it. This is a Post about discovering Cupcakes Couture of Manhattan Beach, CA

 This is a Post about discovering Cupcakes Couture of Manhattan Beach, CA. Please allow me to tell you the story of how we discovered this great place in a roundabout way. Today I decided to take a day off from Real Estate, so Diane and I drove to the Blue Water Grill in Redondo Beach, CA.  Some of you know about this great Seafood Restaurant. If not please check it out next time you are in the neighborhood.  So a late lunch or early dinner was on order.(See my post about it:  http://endre.activerain.com/post/1706032/the-blue-water-grill-redondo-beach-ca ) We did not eat desert and I mentioned to Diane about stopping somewhere on the way home, maybe the Cheesecake Factory and pick up some desert. So on the way home to Marina Del Rey, CA I decided to drive thru one of my favorite Beach Cities, which happens to be Manhattan Beach, CA.  I pulled into a parking space right next to ‘Pages’ (an independent bookstore   http://www.pagesabookstore.com/ ) sadly they close on Sundays at 5:00 pm which I forgot. Now after I just put in a couple of Quarters we decided to stroll on Manhattan Ave. Much to my surprise we only walked six or eight steps and we saw Cupcakes Couture of Manhattan Beach. This place was inviting us to go in. (www.cupcakescouturemb.com) we were in luck they were open until 6:00 pm. We’ll see for yourself and tell me what you think. Century City Condominium Market Report for December 2010

Century City Condominium Market Report for December 2010. It was an interesting year some areas did poorly others did well. So let us see how Century City fared. There were 240 Active Condominiums on the Market for the month of December 2010. This was a 3% drop over the December 2009 numbers. Not significant but worth monitoring what the trend will be for the next few months. Supply is down 3 per cent and Demand is up 2 per cent. That is a very interesting number. This is a small increase in the confidence of buyers another number we should watch closely in the next few months to see if this trend continues.  An important statistic is the Days on Market. 83 per cent increase in Days on Market tells us that it takes longer to sell a Property; hence correct pricing is critical otherwise the Property that is overpriced helps the other ones sell faster.  There were 13 Properties in Escrow that are still accepting Backup Offers and 6 properties are in solid Escrow just waiting to Close. This Under Contract figure is increased by 33% over the December 2009 figures. This is a good indication that the first few months of 2011 will be in better shape compared to the beginning of 2010. The Median Sold Price decreased by 9% which is an indication of the Affordability. This is a good sign that more people will be able to afford to buy a Condominium in Century City/Westwood area. There were 46 Condominiums which sold for the month of December this is a 2% increase over December 2009.This is also a positive indicator, hence we are heading into the Winter Selling Cycle with a small but positive momentum. Marina Del Rey, Condominium Market Report for December 2010

Marina Del Rey, Condominium Market Report for December 2010. Well here we are and 2010 is in the history books and we are well on our way into 2011. So let us look how last year fared with an expanded explanation. There were 155 Condominiums listed for Sale this is almost identical to the numbers in December 2009 it was an increase of 2 % which is very interesting. On the other hand expired listings increased by 29%. What this tells us is that it takes a lot longer for a Condominium to sell compared to a year ago. This is significant in many respects. Sellers need to price their homes correctly and Realtors need to prepare their Sellers that they will be both looking at a long sales process. There were 4 properties on Hold a direct indication of Short Sales. This is very telling. Keep in mind 2 out of 5 Short Sales never close, either the Buyer walks or the Bank Forecloses on the Seller. There were 13 Properties that were in Escrow accepting Backup Offers and 12 Properties that were Pending in Escrow, waiting to close. Therefore the Under Contract inventory has actually increased over the same period in 2009 by 13 per cent. This I find significant, that there is more activity and also a good indication that the 2011 year is starting off on a positive note. There were 25 Closed Transactions for the Month of December 2010. This is a 13 per cent increase over December 2009. I find this significant that there were more sales by volume as well. So Supply & Demand were both up year over year. This would more than likely explain why the Prices were up as well. This tells me that the Economic Principles are returning to the Marina Del Rey Real Estate activities. When Supply and Demand are up then Prices increase as well, interestingly it was a 13 per cent increase as well. Playa Vista Condominium Activity Report for December 2010. It is hard to believe, but the New Year is upon us. As we move forward, it is important that we should reflect of how the Real Estate activity was for 2010 in the Playa Vista Market. So let us look at the December statistics in a broader sense. There were 29 Active Condominium Listings for Sale; this is an 18 per cent increase by month over the December 2009 figures. Generally speaking, I find it when there is a larger selection of listings, then buyers have better choices and they tend to make reasoned decisions and end up buying properties quicker. At the same time Sellers tend to be reasonable and more receptive to correct pricing of their homes, because they know if they do not price it correctly their home will only help sell the other homes faster. There were 6 Properties in Escrow accepting Backup Offers and 2 Pending, this is a 150% increase over December 2009. Not only is this noteworthy for comparison, but at the same time it is an indication how the New Year will fare in the beginning of the Winter Sales Cycle. There were 6 Sold Condominiums for the month of December. This unfortunately is a 50% decrease of Sold properties in comparison to the December 2009 numbers. The Median Price of for Sale Properties is down by 4% and what is more noteworthy is that the Median Price of Sold Properties is down by 13%. This basically means that the Affordability has increased in Playa Vista, CA. In other words more buyers can afford to step into this wonderful community with Clubhouse, Gym, and Parks for children and four legged critters. I am sure a significant point to many who have been on the sidelines for the past two years and are considering buying this year.  Playa Vista Condominium Market Report for November 2010 The long awaited November Condominium Market Report for Playa Vista, CA is finally here. As some of you know I have and am out of the country as this is being written. I have noticed there was a drop from the Active Listings from the Previous Month.  We went from 33 to 31 this has been a downward trend as in Century City Real Estate Activity. Part of it is cyclical due to the winter sales cycle, fewer sellers place their homes on the market, part of it due to the home that the New Year will bring renewed confidence and sellers are holding off with marketing their homes. Interestingly there has been a drop in the Properties Accepting Backup Offers; we went from 11 to 0. This is a noteworthy number, since this is an indication that there are fewer buyers who are in Escrow as we speak. There is no Condominium on Hold Status which is generally a sign of a Short Sale transaction waiting for Lender Approval. Either the Lenders have started approving the Short Sales quicker or fewer buyers are taking the plunge into a Short Sale Purchase. The Pending transaction number had a huge drop as well. The previous month we had 22 vs. for November we only have 2. The Sold transaction has taken a drop as well we went from 8 to 6. Overall the numbers are very interesting.
